      Any advice for someone who is interested in starting? I live in south FL and my biggest worry is picking the wrong property. Also roughly how much money did you need to get started? Could you use a Biz CC to get started or would landlords have a problem with that for paying the rent?

    This is why Mr. Sean is the best! 😊 Thanks to his super helpful tips and advice I had the confidence to go out a couple of weeks ago to practice pitching property managers/leasing agents. I got 3 “Yeses” the 2nd one went extremely well, she even swore that she had seen me before (I have never seen her in my life) it was a lot of fun. It’s been tempting to stay, but I wish to leave. I hope it’s this “easy” for me to pitch and get a “Yes” in the new area that I’ll be moving into 🙏🏼 if not, I know I’m learning from the best 🙂

    Shawn, I watched your last video of video about the pictures and the other video I thinking of middle of the month and I was able to have 93% booked on two of my properties and 66% booked on my other property. I appreciate you for helping us ahead of the curve. It is not easy out here are use a couple of pricing strategies. Kind of noticed that if I don’t plan it very well my end of the month may not be full or my beginning of the month may not be for the way I want it to be so I really appreciate your advice on helping us stay afloat and he’s hard times it’s definitely not easy

    Quick question, I know you've said book low season early and high last. But how late starts to be concerning? For instance, my summer season is June 1- august 31st. Of those 12 weeks only 2 are booked. I think my pricing is competitive.
    I know we offer superior quality and lots of amenities. But my main concern is the economy and people's affordability.
    I will see about a Saturday morning session.

      I price my slow season aggressively 4 months in advance. And that’s for apartments

    Hello.. so I don’t care to use social media and I’m unsure if there is a way to discuss Airbnb content with you .. I ran multiple locations, did all the interiors, cleaning and management.. so recently I have been doing some work for a person that has no idea and I wanted to pick your brain.. i think you have similar experience as myself.. i started back in 2017zz have 35 years in food Bev and both as a residential and commercial cleaner and have done everything.. I’m having some frustration:. Is there a way to discuss this in a private forum

    Hello, Sean I'm starting off as a virtual Co-hosting. Do you think it's would be profitable in today's Airbnb?

      Juliet, sad to report. Virtual cohosting isn’t really a thing.
      To make a property run passively for the owner, a property needs humans nearby.
      It would take a lot of work to hire housekeepers and service contractors without overspending. That’s easiest done local to the property.

    I watch Sean less for real estate arbitrage than for salesmanship and self promotion. Sean is a great example of how valuable a star salesman is - the product doesn’t matter. Don’t waste a 100k on a degree if you have the intelligence and ‘it factor’ that all master sales people have. Watch how most of his ‘fireside chats’ whether on stage or just on screen often involve a cup of coffee.

      I’ve survived 35 years in Hollywood by learning the difference between selling a product vs selling a story. You’re in the service industry selling an experience while keeping an eye on margin through lots of data. I enjoy your content and approach. You’re also a born storyteller, which is of course, the backbone of sales. :-)

    First: your videos are entertaining, well put together, and there's some tidbits in there every time that can make a host better. You put yourself out there and it's more than can be said about 99.9% of, well anyone! However, how do you explain the reason as to why the ratings of your STR properties suck? Like 4.80 or worse kind of suck. Anything south of 4.95 is bad. 4.80? Or worse? Seriously?

      That was the side effect of taking two years off the business. I can’t brag that my first attempt at automation went well.

      @@AirbnbAutomated I think I speak for everyone that loves your content that we're pulling for you to bring it back! As a follow up question: when ratings began to slide (during this 2-year whatever-it-was) did you completely have no idea what was going on? For example, I have a few restaurants that I'm (finally) no longer running day and night. As a result, I'm not eating/breathing all our Yelp ratings, etc. (I used to lose sleep over it). But I still always know that we're holding the line at a level that's in an acceptable range. How were things able to get away from you so completely? It feels like the real income-to-time winner is doing what you do (entertaining on RUclips, speaking, consulting, books, etc.). Hosting is a pain in the ass! You can make a ton of money, but it's hard, takes time, energy, stress. Cranking out videos (you maybe even have an editor now, so you're not even worrying about that part). So you'll want to be sure you still position yourself as an actual successful host (reflected in 4.99 ratings on your listings) if you want to get the $1K/hr stuff doing consulting for the little guys, right?

      I’m still letting the team run the public business. Sure that’s perhaps to my detriment. And it was a mistake to completely step away. Especially considering the implications on my reputation for those that care if I’m a superhost or not.
      But, my content speaks for itself. What I teach works. Maybe I’ll make some new hobby properties for the channel, just to give people some fresh context with my name on it.
      And to answer your last question. No.
      I know 4.25 hosts making a killing and 4.9 hosts going out of business. Reviews do not define successful.

      I have employees and a coaching team. As their boss, I will make sure that they have students to coach. just another business. You could throw shade at all of the airbnb ads you see instead of watching a video for 10 minutes just to be disrespectful.
