We spent 28k in a 3 bedroom house. If you want to make it feel like home then you need to put in much more money upfront.
Sean, I have a 4 bedroom 3 bath 2 car door garage(2350 sq ft). It's really a nice home I'm not sure that the location is all that great for hosting a AIRBNB property. I'm less than 5 miles to main attractions(shopping, eateries, etc.) quiet neighborhood surrounded by elderly people but I don't have any amenities at my property too make it attractive I feel to be an AIRBNB property. Should I upgrade the property with a pool, hot tub, and pool table etc. I really would like this to be my first AIRBNB property because the home is really nice. Any ideas????

Great info, are you just getting the landlord to sign a any piece of paper allowing short term rentals or is there a type of lease contract that allows it. In other words is there some type of template saying short term rentals are allowed?

Hi Sean, I know you are on vaca because you are always on vaca 😀Would you advise to list the property on Airbnb using the LLC that you use for the corporate housing? What are the risks of using 1 LLC for both? Or should you lease under your name? Thanks
lease under your business(llc) name it relinquishes all problems from You THE person because with your business you are a separate entity! so its best to use your established, verified business!

do you carry your own insurance in addition to the property owners insurance policy..also does the landlord need to let their insurance company know that a STR is being operated to avoid a denial of a claim if a fire or something happens?
yes and no you don't necessarily have to have separate renters' insurance but it's always best to get that extra coverage, just in case, and I WOULD say no the landlord doesn't have to let their STR KNOW because if a fire happens it happens, it's still covered under the insurance i would use discretion it depends on the state and their specific insurance carrier

If you have a one-bedroom apartment and your just starting AirBnB wouldn't it be cost-effective to clean the property yourself? I have been cleaning for a long time so I'm not afraid of manual labor.

@@camillekoko97 me too. I would say rent a 2 bedroom 1 bath, 1100 to 1400... rent... then charge about 100 per day. In abnb
So you'll make about 3k a month, minus the rent, so final take home is about 1.5k month since you also have to pay for electric, water, etc...
@@janjoy9759 you also need to pay for any damages, all the cleaning, if you provide anything it’s all out if your profit. Even laundering the bedding costs you. Your profit isn’t simply the payment you receive minus the cost of your rent.

Okay so I manage 15 properties for cleaning and just got into the management side of it. All ways great until I hit 4 properties I manage. I set them up all accounts and I don't want to do anything with their money. They just pay me a flat fee for being point of contact and coordinating cleanings. Now I'm stuck because Airbnb will not let me be a co-host of more than three properties. HELP!

It just blows my mind that you’re able to Airbnb out properties that you don’t own. Our bylaws here in BC wouldn’t allow for that, or if they did, the landlord wouldn’t allow it. We have a housing crisis here and there would be an uproar if people were taking long term rentals off the market and turning them into short term rentals.

I live in Chicago, the market is very good here, so I think I'll make my money back in time, but of course I would much prefer my first BnB have as little risk associated with it as possible.
My question to you is, how would you advise me to get landlords to agree to allow me, someone with no experience, to do rental arbitrage in a city like Chicago where its very easy for landlords to get active tenants?
Just don’t act like you’re have no experience. Carry yourself with confidence and you’ll do just fine

Yes I understand I have to sell myself and I’m ready to do that, but logically speaking, they can get active regular tenants anytime they want. I get it when they have a tenant shortage, makes sense why they would listen to me then. But why would they take a risk with someone like me when I have no leverage because they have tenants literally on waitlists?

@@saintitchief you're overthinking it, bro. The only person who knows you have "no experience" is you. The landlord you are going to talk to doesn't know it. Carry yourself with confidence. If the landlord has multiple vacancies they need their places rented. You are coming to rent their property. They need you more than you need them. So obviously don't go to landlords who "have tenants on waitlists", go to the ones that have multiple vacancies. Stop overthinking it. Take action!

it did drop from the open. I shorted It from $150 to $123. BUT I will say I learned how wrong I was about the market overall by watching ABNB

Hey i have a question, I filled out the free rental analysis on Airdna and it said that my occupancy rate would be 65%, average nightly cost is $150 and annual profit $35,000. How accurate is airdna? and is 65% too low?
That occupancy is low. And you mean annual revenue? Profit would be that number minus your costs.
Any manager actively managed property using a dynamic pricing strategy will do better than that

Finding any place to live is a battle for everyone because more people move here everyday than there is housing available. Waitlists are months long. How can I find properties for STR in a housing market like the one I'm in? Can you make a video about how to do this successfully in very competitive cities like Phoenix?

I park my old ass RV in front of my house every Friday just to block parking I stare at your children with a creepy smile, and I play celebrities reading the bible over a loud speaker in my back yard. Police have never asked me to stop as I ama resident and the police always side with me.
