How are you able to have housekeepers at 15 an hour still drive all over town to clean these units? Certainly they are not driving their own vehicles at that rate unless they are getting a gas stipend. Certainly they are not sticking around for much longer than 3 months.

Every time I start one of these videos I think that I’m going to watch the first ten seconds then move on and almost every time I finish it with a list of things that I need to look at for my own listings. Another great video…thanks again Sean!
Changed my hero photo from outdoors photo to cosy indoors shot because no-one is going to sit outdoors in the cold. Got a booking within hours. Thank you Sean!
I think you’ve mentioned Britta filters in more than one video. I’m not a host, but I have used Airbnb occasionally when I travel. If I see a Britta filter in the refrigerator, I assume the filter probably needs to be changed. I assume the pitcher has not been washed. I would never drink the water out of that. I just go to the store and buy my own water.
Hi Sean amazing content - I actually give all of our properties a name. It really helps especially our repeat corporate customers who book multiple times a year identify which property they want to book eg “is Birdwood house available?” Or “can we book Sakura House again from x date to y date?”
I rented out four rooms in the house located right across the beach and the ocean. I named each room: "Golden Sand ", " Gentle Sunrise ", " Sunset Shimmer " and "Sparkling Sun ". My guests loved it! It turned their imagination on and they were more excited and happy to spend time there. Unfortunately, I shut my airb&b down. But the memories are very good
Really one of your best videos thanks! Yes I’m not sure the new photo categories help so I might try that. I also got that on Airbnb where they show me a lot of beach front places as I was looking for something like that for a break / staycation in the UK. I liked before when you could move the photos around. I’m a host in the UK and have airbnbs here. 😊
I custom built my Airbnb. Best decision ever! Family Vacation Destination: “Brand New Farmhouse” on Airbnb located in Summerville, GA 6 bed, 6 bath, Pool, Hot Tub, Sauna, Wrap Around Porch!
Thank you very much for this video, is great! Question: when you say our conversion rate should be higher than 3%, do you mean Overall conversion rate or Listing to booking conversion rate?
This video is excellent. I have a question. When you say "a more full booking calendar will help you appear higher in search" what exactly do you mean? Do you mean Airbnb bookings? As in, Airbnb is tracking if you are getting Airbnb bookings, and if so, you will appear higher in search. Or do you mean even if you are getting VRBO / direct bookings, and your calendar is looking booked, you will still appear higher in Airbnb search? Please clarify. Thank you.
Great video Sean! (Yes, I subscribed!). Question: What do you think about hosts absorbing the 15% Airbnb fee? Airbnb was pushing it so I thought that may give me a bounce on the algo...What do you think?
Excellent reminder that in Airbnb if you have a 3-night minimum on a weekend you will not appear in a "weekend search." This is a bit tricky for larger high-end properties, as we must maximize our THUR - SUN rates. Only maximizing Fri and Sun rates will hurt us in the end and 2-night bookings tends to lead to more "party guests." It is a fact that 3+ night guests tend to pay more and are more respectful of your home. Is a way around this to maximize your Fri and Sat rates to ensure that even if you do only get a Fri and Sat booking, you are still making just as much $ as you would with a 3-night weekend booking? Thank you.
This is actually really good. Thank you! But how do I unlink the photos now that they are all grouped and my gorgeous bathroom doesn't show in the first 5 photos?
On an earlier video you mentioned photo's. I took mine out of rooms. However, I can't see to move within the additional photo area now. Do you know a trick? Maybe a new video on this?
OFF Topic question...have you or are you producing a video about the 'Guest Favorite' badge? I cannot find rhyme or reason to this algorithm and doing donuts around support to get some clues.
Thanks for the reply, in my experience so far, it’s completely botshit crazy and is raising new hosts with 8 reviews above my listings with over a 1000. Your tips and strategies are always my first go-to to make things make sense, Thanks for that! Any of your team know the Swiss STR market?
Why does he look so different in such a short amount of time? I had to take a second and make sure I was returning to the same person I started watching for help 15 months ago…
What are these little books in the lower left corner of your search results with a picture of the host? I don't have those showing in my search results. Is this a setting I have turned off?
😮 unfortunately the hero photo that you choose is not the photo that Airbnb shows to potential guests. Make sure you go incognito to look for your property. I chose the beautiful sunrise over the lake that is the view from the bedroom. Airbnb chose to show a picture of my couch. When I search for my property I went right past it because they were not showing my hero photo. When I contacted Airbnb to let them know about the problem they basically told me they have the prerogative to show whatever picture they want to the potential guests. They were not required to show the hero photo I chose the algorithm decides what picture to show potential guests. Needless to say my reservations went in the crapper when they were showing a picture of my couch instead of a picture of the beautiful sunrise over the water.

I'm on houston tx Where can I find Somebody? That can clean my house for eighteen to twenty dollars an hour. The cheapest I found was A hundred dollars a cleaner
Cleaners charge for their service. I pay $100 and this is the lowest because the person lives in the same building. No person is gonna drive to your property and charge you per hr. Would you clean an apartment for 20 dlls? People charge per service not for the timeframe. For example A plumber, electrician, mechanic etc won’t charge you per hr as they charge per service.
I’m in BC Canada and pay my cleaners $35 an hour. They are loyal and dependable and worth every penny! $16 isn’t even minimum wage in BC! You wouldn’t even get a high school student to work for that wage!

So should a host change their main photo to show snow in winter, just to satisfy the algorithm? Change them seasonally?

Is there a way to go back to the old photos and get rid of the categories?

Hi has this changed with new Airbnb layout.
If you have a grandfathered title with emojis, is it still worth updating if you've added amenities like a hot tub? The emojis definitely stand out.
Yes. The new logic of amenities in the title outweighs emojis.
Great question

The secret is to find someone who was happy with $12 an hour in a trash job. Pay them $17, train them well, lead them well
Hahahhaaa. Not anymore. Everyone wants a flat rate and they are insanely high. Cleaners wanted a piece of the pie and won’t do it otherwise.
@AirbnbAutomated $400 quote, so I had to go with the $250 quote, 2 cleaners 2 hours 😢

$18 an hour max. Usually 16-17
