guys. I was really hoping to get some information here, but I needed a point by point pros and cons comparison pretty quickly and this was more like the longer casual conversation. maybe some people like this kind of banter, but for me it was disappointing.
Is there a software to sync the 2 calendars if u chose to do both apps? Are u using a professional for their background/credit screening ? Are u asking travel nurses for their contracts? Are u taking multiple contracts for listing ?
Can you share furnished finder mid-term lease?

My only furnished finder tenant stayed for 14 months, we went month to month after a 90 day lease. I haven’t tried Airbnb, because the turnover sounds hectic. But I might, because now that my FF tenant is moving out, I haven’t gotten any requests on FF. Seems strange. But I will say that my FF travel nurse was high maintenance. She requested I buy her an air fryer, a water filter, fix drawers she moved out of place, pull hair out of her drain, fix cellular blinds she couldn’t figure out, fix curtain rods she ripped out of the drywall, asked for a second TV in the master bedroom… then asked to have it hung on the wall, so on & so forth. Then balked when I increased rent. So, I wonder what his first travel nurse will be like. If they’re young millennials, they tend not to understand how anything works & they expect a LOT & btw my unit is new construction, but she complained quite a bit that things weren’t working or were broken. They weren’t, she just didn’t understand the basics And also refused a check-in walk through where I planned to show her how to use the W/D, all kitchen appliances, TV w/ roku stick, what remote to use, cellular blinds, ceiling fans & their remotes, lights, etc She refused to do that with me but then couldn’t figure out a thing Just my experience :)

Hi, so question for you....... I manage may own long term rentals and just about ready to put a new one out for mid term. With Long Term, I always get an application signed first that has them list who would be living there, place of work, make model of car, etc. I also attach an authorization form that they sign to give me permission to send them the Smart Move link for Smart Move/Transunion to pull their credit. I'm not seeing anyone talk about the application step...........Is that generally not being done for these midterms?? Thx!

Great question about restricting gender when renting rooms. I had the same question and even reached out to the local housing authority in my state/city. They didn't know either. I did find that when you still reside in the home that you may 100% specify preferred gender. Still researching the regs/rules for when you do not reside in the home and are renting rooms.
I wanted to restrict gender, but I have only been doing this since June--and 4 out of 5 of my AirBnB guests have been male. Not excited about that, but if I allowed only females, I would not have had as many guests. I am hoping an account with FF will change that ratio.

from a tenants point of view.. Furnished finder wins. AirB&B charges fees to the tenant.. and then you pay deposits, cleaning fee etc.. that is way too much!! May as well go to an apartment complex. Furnished finder is a platform to post available short term rentals, it's not a platform to book the rentals. When you list free on AirB&B the tenant pays, and that is why it's going down in popularity, especially with traveling healthcare.

I’m a newbie with my first rental. Used Furnished Finder and I love it. I have turned on AirBnB in between to maximize seasonal visitors. I prefer FF as I work full time so this was a lot more feasible.

Lets start this comparison video by telling you that we have zero actual experience with one of the things we are comparing. Knowing and doing are two DIFFERENT things. This video gave me ZERO VALUE.
How much above LTR rates do you target? I'm guessing LTR rates, plus the utilities and maint fees, plus some cash flow. How consistent are the housing stipends from staffing agencies, does it vary based on the salary they are paying, Nurse vs Dr etc.? Anywhere you have been able to find these rates?
How do you handle utilities with MTR as they are usually 3+ months?
I build the cost of utilities into the monthly rate and market the unit as all inclusive.
I listen to a very lot of podcasts with topics such as STR and MTR and this was one of the more practical and relatable teaching approaches I’ve experienced. I like the step by step format as well as the questions from the “audience” when something wasn’t clear. I always have questions along the way so having someone pause and ask them in the moment was so helpful. I didn’t get lost or left behind during the presentation. I just subscribed - thanks so much 🙏🏼

Furnished Finder’s home page has market research information. They provide info like the housing demand, what size homes, travel nurse rate in the area, how many ppl are searching the area etc.
The turnover is a major expense, the cleaning fees don't cover the typical cost because you have to pay the cleaners and then you have to pay for the washing itself and unless you have multiple jumbo washing machines your gonna have to use a cleaner. When you add the hidden costs with multiple turnovers a month mid-term is more profitable.
Furnished finders has a payment process through Keycheck. It uses Stripe to collect rent. It can be set monthly or pay in full... Whatever the tenant is comfortable with. I have my first rental this week and I'm so excited!! I usually chat with them over the platform to hash out specifics. They do pay for the background check $40 or you can pay for it if you include it in your rent. Good flexibility there. I've never used any other platform so I only can speak to the one I use and I'm new 😊
In my state you can’t use a deposit for anything but as a deposit. So cleaning money coming out of that money is a NO NO.
Good info guys. I have a house on AirB&B and it’s been booked for 30 days starting mid month expecting payment to be split up into 2 payments, but was paid the entire booking in the first month. Because of less bookings this year, I’m thinking of FF to list the house. I like that you mentioned using both to get maximum income.
