      I'm curious, I know they are not built yet but, any guess how much an owner could rent out a bachelor unit for?I'm curious about rate of return in that location. I'm guessing about $500 but, don't know.

      @@24emerald $1000 at least. Probably $1300. Even at that price is makes sense to rent (rent-to-value ratio)

    These upscale condominiums were very nice and beautiful, but your reactions were the highlight for me. I also grew up and now live in “modest” terms, but I have had the privilege to visit and stay in very high income environments in my life, but to be honest, to be around real people who do not have the “privileged mindset” and who are grateful for their lives and environment-> is absolutely priceless and irreplaceable!
    Great job Pea! Having a bunch of people in a shower is like a human car wash. All you have to do is move around and get most of your body scrubbed! 😂❤️

    Lived in apartment complex similar to this, its like living on a exclusive hotel all the time with beautiful surroundings and facilities (gym, pool, tennis court, reception etc). This materialistic lifestyle is what many people dream of world wide, nothing wrong with that.

    It’s best to just Airbnb these places and then work out a deal with the owner to live there long term. Saves you a boatload of money 💰

    That place is so nice it's in Mandaue like 10mins walking distance to parkmall and a 5mins ride to SM city cebu. What I really like that area is it's in front of Mactan channel bay. So your living near beach and it;s inside the city.

    Bing and I took a tour of this community last year. It is spectacular waterfront views (for a higher price than others, of course), Cebu city within walking distance and a professional staff.
    For us, being over 60 years of age, banks and private lenders in the Philippines will not loan for more than a four year period. So, if you are over sixty, be prepared to pay higher monthly payments or cash.

    I lived in a cement skyscraper in New York City 🏙️ 50 years ago and didn't like it at all. It is no place to raise children. 🏠 Even a Townhouse ia better, but a place to grow some of your own food 🥑🥝 is great

      Another important thing to ask about is the monthly maintenance fees, which tend to go up. A covered deck would be nice if not too hot.

      That’s good for retired people or bachelor expats. If you have children and pets a house is better or a townhouse. I have a house in the bay area with a large backyard. When your retired you want to downsize and be a minimalist. You accumulate a lot of junk and mostly in the garage or storage. Im getting rid of it one by one.

    Hi Pea. Hopefully this question will get through the thirsty simping men.... but in future condo videos could you include any indication of ongoing annual maintenance costs, plus anything else interesting like is the gym free etc etc. Thank you.

      Sure! The monthly maintenance fee is 90 pesos s (1.90 USD) per square meter, and the gym is included, yes 😊

      In addition to ongoing fees, building rules would be interesting. No roosters, no karaoke after 9:00 p.m., must purchase WiFi from building, etc.

      @@TheFilipinaPea Also I think park space, cost of it should be included, as well as other things like pets allowance and beach access because it seems a beach front property and beach access will be a big selling point for the people that is willing to spend this kind of money.       @@TheFilipinaPea Yep, it is probably the same just about anywhere, people do or don't, buy condos for a variety of reasons. Some simply desire a comfortable, hassle free home in which to live while others want to own their own house and land for the freedom it allows them, even with added responsibilities and maintenance; still others see the potential advantage of owning a condo as an investment for possible extra income as a rental property if they aren't occupying it as a permanent or vacation residence for themselves, and obviously as you said, condos aren't for everybody.

      It is much better than being next door to barking dogs and roosters. Much rather have a condo. That aera is close to many things. Great location. Go to SM and catch the bus to SM Seaside.

      That's what it reminded me of.
      Hey, if the UN has their way, we'll all be living in Stack 'n' Pack 200 sqft "apartments" made from shipping containers and sharing one bathroom per floor. Look up Agenda 2030.
      There's already several of those stacked buildings throughout the world, including Holland and the US.

      That part of Mandaue, Cebu is mostly reclaimed area. The waterfront is not good for swimming since its near the port of Cebu but good for navigating a yacht or sailboat. Ships and Ferrys used to pass by there until one of the ship hit the old bridge from Mandaue to Mactan so ships and ferry’s now go between Mactan and Santa Rosa island east of Mactan Island. Its close to the airport and if you have a flight make sure you put a lot of time for delays coz the traffic is awful during rush hour since the bridge has only 2 lanes in one direction. There are two bridges but the bridge close to the airport is always packed. Hopefully the third bridge will ease some of the congestion but its going to Cordova south of the airport, the other side of Mactan Island. My friend has a unit there. They merged two studious as one unit.

    Thank you for the tour. I'm not a fan of condos, but it's very comfortable living. Often, there's rules like NO PETS and we cannot kick our dogs out on the street - that's where we got one of them and she wouldn't survive. We prefer a house with a patio and some outdoor space.

    There is one very important thing about condominiums in the Philippines that most people seem to forget. This applies to you no matter where you are from. With the vast majority of them; you own it, but not really. You own it for a term of years. Typically 50. After that point it reverts to the original developer. You have no rights after that. Even if that's OK with you; the consequence is, as you get closer and closer to the deadline, people are more and more reluctant to spend any money on the place. And naturally of course the value of the unit drops considerably.

      I know that is true in Hawaii but it is not true in Florida or New York and California. Research, ask, and read the buyers agreement weeks before signing.

      @@TheFilipinaPea I don't mind paying more for them, it's the risk factor of the building company, or estates management or both going bust, you would lose all your money, I've argued over this with selling agents in the facebook, all they say is ''Oh we are a good company, we've been in business for years, it won't happen'' I asked them if there was an Insurance Policy available to take care of this possibility, but no reply, perhaps you could inquire Pea, you look after us Foreigners, right?:)

      I'm with you Damian. If I build near the coast, the "bones" of the place would be cement bricks filled with concrete and rebar, the exterior would be nipa panels and bamboo trim to give it a native look and to not draw unwanted attention.

    Pea you left out some important other costs involved. The HOA cost, The cost for parking if you have a car, and what do they charge for interest for the loan.

      The monthly HOA is 90 pesos ($1.90 USD) per square meter, and I believe the parking space comes with it, but I don’t know about loan interest 😊

      I know Manila condos often sell parking spots separately. And people buy parking spots just to rent them out! So its a legit question.

      @@TheFilipinaPea The HOA is usually kept low initially - - to attract buyers. Depending on the condo developper and the contract, some will raise the prices...($2 USD per sq meter = 100$/month in the 50 m2 unit = $1200/ year extra... ) It's always important to consider parking space-- included or not and what price if not. Different projects have different ways.
      All in all, this is a new, modern good looking SEA (pay attention to rain/ humidity) condo project similar in price (and possibly in construction quality) to what we see in BKK Thailand for example.
      My major concern would be: what will it look like (in and out...) in 15-20 years. WIth humidity and profuse rain falls... This is why I would prefer to rent and be able to constantly change to a newer building every few years...

    Pea, another great video. TY for showing the 2 massive extremes of Cebu! Homeless family living on the streets of Cebu, plus the 14,000,000peso condo in Mandani Park. There are very few American families who could afford $286,000 as a one-off payment, most would need a mortgage over a 20yr period! How many Filipino(a)s can afford these condos in Cebu?

      Almost no ‘average’ Filipinos could ever afford this - it will mostly be foreigners and Chinese businessmen

      The home owners association has to be at least 60 percent Philippine citizens. That’s according to Philippine law. Pea, you might to fact check what I just said with Lawyer Gracie.

    I've been using an induction cooktop for a few years...love it.
    The downside of a shower head being so high is the water cools off a bit before getting to the person. Also, people like big shower stalls, but again, bigger = colder. Maybe not an issue in the Philippines where it is so warm but in colder areas it's a problem.

    In view of the prices of other items and services in the Philippines, the rental prices I found online for the Mandani Bay condos are stunning. The rental cost in Cebu city for the high end condos ranges from $2 to $2.50 per square foot. The average cost in Seattle is $2.00 per square foot. Perhaps someone here can explain how condo rental can cost more in Cebu than in Seattle when most other expenses are 1/3 to 1/5 as high in Cebu as in the U.S.

      You're comparing high end living to average. And also, land is still scarce in good locations. Just because a country is poorer doesn't mean upscale living areas are cheap. Lagos Nigeria is one of the most expensive cities in the world, while still being in a poor area. The home my family has there is very expensive, and typically, when I go out to night life, it's basically Miami. Drinks were $14-15 a pop. Wealthy areas in poorer countries still have the same expenses similar to big city life found in the west. In fact, if you want Electronics then you are now living a more expensive lifestyle. To import a Mercedes Benz cost as much as buying it for example. One of the biggest reasons I don't go abroad is that so many things need to be shipped in, and global shipping is built for the US, not for smaller countries that have low volume sales. Tvs, computers, etc. All cost a fortune overseas. My 85 inch TV would cost double over there. America has some of the cheapest prices for things. It's only labor that's cheap overseas. Not the actual stuff.

      To be more succinct, it depends how much labor factors into the cost of what you're buying. Land in tier 1 locations means you compete with the globe. So the price of land in most tier 1 places are similar. Lagos Nigeria, Seattle, etc. It doesn't matter where in the world or how poor the general population is, as long as the area caters to the wealthy, the global wealthy all bid on it, leading to price homogeneity.
      Most wealthy people own a lot of properties already. Underpriced land in nice areas is not going to happen. Most people I know own multiple properties. If the 2 bedroom was 50k instead of 250k, then people would buy it just for fun. Yes 50k is a lot of money to some people, but for others, most people I know would probably buy one just in case....

    Great video ...showing the upscale side of Cebu.....very tastefully designed units...no mention of maintenance fees....with economic uncertainty, stay in cash...lack of demand will drive prices down...USD getting weaker against all major currencies

    When i first see, i think "yes" i can do that, but then as we go on, i realise how crowded they seem.
    I can sell my very small housing commission duplex in Aust, and move across with cash left over.
    But then i think, i have a veggie garden, a garage, a large pool, verandahs, bbq area, covered parking, lawn!!

    For people who prefer living in an apartment as opposed to living in a house, Mandani Bay has amazing accommodations at a very reasonable price. It would perfect for a young couple or a retired person who could afford it.

      Not much going on nearby. When you consider a condo you have to make sure you’re not car dependent regardless if you have a parking spot or not. That’s why IT Park and Business Park are so much higher

    Beautiful places but I would still want a home with some land, maybe a few acres. I am not a city guy. I own a small ranch now and my closest neighbor is about 2500 feet away. But again another amazing video on the insight of living in the Philippines!

    What we take for granted here is something you find amazing there heheheh. Long as the outlet is GFI then it is safe enough. What I don't like is opening the door and you are in the kitchen. I would prefer opening the door and being in the living room.
