Interesting discussion, thanks. I've been looking at condos in Cebu - close to Cebu Business Park/Ayala Mall and also Mactan-Newtown. It will come down to a quality-of-life decision. I worked as a broker in New York City for many years - most housing stock there are "co-operatives" - a different legal structure from condominiums and generally yes they come with a very controlling board of directors. (In principle coops are owned by a corporation and owners/residents own stock in that corporation and reside in a specific unit under the terms of a proprietary lease while condo owners have a deed to a specific unit with an allocated share of common areas. The "fun" comes when a prospective coop purchaser must submit a typically very invasive application to the board of directors of the coop - this can be (and sometimes is) rejected by the board without recourse and without giving any reason). At 11:15 you said you are only required to put 20% down and when its finished you pay off the 80%. My question is, does that 80% needs to be paid in full right away or can you still make monthly payments? Thanks for all your help.
You typically need to pay off the developer for the 80% in cash. If you want to finance that 80% you probably need to work out a loan with a third party but most Philippines banks will not loan to a foreigner so most will cash it out.
@@troublefreeemployees I have a further question for clarification. What does "finished" mean? As in, is it finished when my single unit is finished, or, is it finished when the entire building is finished 4 years later, since I bought it during the pre-sale, for example?
Most developers would like buyers to pay as they finish the units even if the amenities are not complete. You will also be responsible for association fees at time of turn over/ taking possession. I have a bit of an issue with paying association fees for amenities that are not available to me. Others may not have issue with that, but to each their own, it is the Philippines, im familiar with the game, I feel like I play it well.

I have not been to Palawan. Remember this …. Location location location. If the condo has a desirable location most always others will see the value also. That is good for your rental or resale.

Hey, how’s it going. I let the market dictate. Meaning if you have people interested in buying yours , take a win. I have chosen to build them out , furnish and rent them. My wife does the marketing and housekeeping. We are 90 percent full. I have a method in renting. Give a value and others will market for you. Who doesn’t want a good deal on a nice place, shit I do! Condo prices will go up , what I paid never changes.

Depends on what your agreement is with the owner. I purchased one and assumed the sellers loan and got full ownership rights from them, am not classified as a renter but it was a similar deal setup to a typical rent to own.

Yeah i know that your pro's in this craft but for me as resident's of cebu city ,i highly recommend that you check first the condo site from flooding,traffic jam,slums area cause as you know those things are important in you your family and investments.and also you should check the politics in cebu!why?cause it can makes your self investments good or bad!cause if the mayor of cebu city(like now)doesn't know the situation in cebu city it will be a disasters for your investment!but if mayor tommy osmeña will be mayor tomas investment will up high(bit biases as you can say)so maybe you do the research.
That will be pretty hard for you to find because many of those units are built with locals as their clients. The locals place a great value in owning the land under their units so most of those types of units are setup that way with an HOA grouping them together. You might have an easier time finding a low rise building that will suite your needs.
I try to stay in an area so as not to spend time in traffic. I don’t want to publicly state what my determinations on certain areas is or are. I think generally Cebu is a good investment, however if you’re going to rent ask what others are paying for comparable nearby. Then crunch your numbers

A lease is a bilateral agreement. It made between two entities normally. 25 yrs is a long term lease. You can write in automatic renewal by the lessee. So it’s really between the two parties.

Radisson resort and Marco polo have serious foundation issues after the last few earthquakes and they dont anything about it or going to repair it . The quality of any buildings like hotels and condos are not buikt to western or japanese standards . Also the pre sale is a sales gimmick , they will be same price years after they completed . My friend purchased some condos and the building still hasnt sold all the units years later and they have started to discount them to get them sold . Another problem is over time they start to slack on maintenance and go up on fees . If you want to live in Philippines best to rent until you get married to a filipina and then build a house .

With regard to foreign property purchases…it’s like drugs…just say no. I can’t think of one compelling reason to buy unless you are setting up a business. The greatest reason not to buy is “Opportunity Cost.” If your money is tied up, it’s not working for you. The second reason to not buy…the next time a typhoon drops, you can’t simply walk away. Not only are you responsible for repairs to your condo, you also get to share the cost of repairs to condo common areas and building infrastructure.
In regards to someone who knows little to nothing about investing in real estate in Philippines , they most certainly would not be a solid source of info. Yet , here he is. Not sure why you would troll my free info to shit on other people’s dreams? Do what you know, get your arse back in that “ stock market” you were so bullish on a year ago. Compared to any major city in the western world, these are inexpensive. Pre construction, if your knowledgeable is a crafty way to buy . Opportunity cost? I recently locked up 70k dollar condo from a developer for 400 dollars down, zero… yes zero percent interest, and 200 .00 per mo payment for 3 years . Opportunities like this one I found don’t come cheaper. Even you could walk away from that if the entire work exploded. By the way they are only making more people not less. And everyone wants a place to live, not everyone needs or wants a hair salon or ice creme parlor. I’m, 60 yrs old and have refined my craft from yrs of business dealings. I quickly recognize value and opportunity. My real estate smashes my stock market return done by so called pros. In closing I hope my free info helps many folks , you all doing well , warms my heart.
I actually think because of Covid and a lack of tourism, now will prove to be one of the best times to buy. Covid held back the prices, the are starting to increase again.

The quality and price of a condo in the Philippines is not worth it. It's best to build a house. I've had many friends buy condos and they all regret it years later . If you not married to a pinay and buying it for yourself to live then it could be ok for you , but not as a investment. 😅😂
My stuff in business park are up 100 percent, however i have new units not in those areas that are up 200 percent. So I would have to disagree with the “ best” they are good

Looked at condos when I first moved to Cebu. They were all shoeboxes with poor hot water, subpar AC, cheap furnishings. I finally bought a huge house in Tungkil. 3 bedrooms, 2 baths, great AC. No need for a car. We take a cab into Cebu City about 10x a month. Round trip is about 16$. Cheaper than a monthly car payment. Condos are a sucker bet. Buy a home in the suburbs. The so called premier condos are way over priced. My house cost $100k, some condos wanted twice the price for less than a third of the space. Caveat Emptor. BUY, don't rent and make your landlord rich.

You typically need to pay off the developer for the 80% in cash. If you want to finance that 80% you probably need to work out a loan with a third party but most Philippines banks will not loan to a foreigner so most will cash it out.

Most developers would like buyers to pay as they finish the units even if the amenities are not complete. You will also be responsible for association fees at time of turn over/ taking possession. I have a bit of an issue with paying association fees for amenities that are not available to me. Others may not have issue with that, but to each their own, it is the Philippines, im familiar with the game, I feel like I play it well.

I have not been to Palawan. Remember this …. Location location location. If the condo has a desirable location most always others will see the value also. That is good for your rental or resale.

My wife does the marketing and housekeeping. We are 90 percent full. I have a method in renting. Give a value and others will market for you. Who doesn’t want a good deal on a nice place, shit I do! Depends on what your agreement is with the owner. I purchased one and assumed the sellers loan and got full ownership rights from them, am not classified as a renter but it was a similar deal setup to a typical rent to own.
They are going up , a bit faster than I thought. Now that’s new construction. I’m glad I have what I bought, but always looking I’m seeing a different price point. So double edge sword for me, my stuff is going up but I’m always looking for more. I did buy another 2 weeks ago.

Many of those units include the land underneath them which would make it so foreigners could not own it by themselves.

That will be pretty hard for you to find because many of those units are built with locals as their clients. The locals place a great value in owning the land under their units so most of those types of units are setup that way with an HOA grouping them together. You might have an easier time finding a low rise building that will suite your needs.

I try to stay in an area so as not to spend time in traffic. I don’t want to publicly state what my determinations on certain areas is or are. I think generally Cebu is a good investment, however if you’re going to rent ask what others are paying for comparable nearby. Then crunch your numbers

A lease is a bilateral agreement. It made between two entities normally. 25 yrs is a long term lease. You can write in automatic renewal by the lessee. So it’s really between the two parties.

some pilipino businessman buy condo, but never live there, they make it a business like bed space for rent cost is 7000 per bed of 1 person, because they fear in condo when theres an earthquake , thats why they prefer living in city subdivisions if you prefer to live in city or in province near mountains or in sea, and think of flood areas not good

Radisson resort and Marco polo have serious foundation issues after the last few earthquakes and they dont anything about it or going to repair it . The quality of any buildings like hotels and condos are not buikt to western or japanese standards . Also the pre sale is a sales gimmick , they will be same price years after they completed . My friend purchased some condos and the building still hasnt sold all the units years later and they have started to discount them to get them sold . Another problem is over time they start to slack on maintenance and go up on fees . If you want to live in Philippines best to rent until you get married to a filipina and then build a house .

With regard to foreign property purchases…it’s like drugs…just say no. I can’t think of one compelling reason to buy unless you are setting up a business. The greatest reason not to buy is “Opportunity Cost.” If your money is tied up, it’s not working for you. The second reason to not buy…the next time a typhoon drops, you can’t simply walk away. Not only are you responsible for repairs to your condo, you also get to share the cost of repairs to condo common areas and building infrastructure.
In regards to someone who knows little to nothing about investing in real estate in Philippines , they most certainly would not be a solid source of info. Yet , here he is. Not sure why you would troll my free info to shit on other people’s dreams? Do what you know, get your arse back in that “ stock market” you were so bullish on a year ago. Seems a better use of your time would be to give tips on how not to be screwed in whatever your endeavor may be. I’ll thank you not to shit on my free info site for other like minded people. Every financial decision has an opportunity cost. Tying up capital in an overseas location with ridiculously low rental rates is silly.
Compared to any major city in the western world, these are inexpensive. Pre construction, if your knowledgeable is a crafty way to buy . Opportunity cost? I recently locked up 70k dollar condo from a developer for 400 dollars down, zero… yes zero percent interest, and 200 .00 per mo payment for 3 years . Opportunities like this one I found don’t come cheaper. Even you could walk away from that if the entire work exploded. By the way they are only making more people not less. And everyone wants a place to live, not everyone needs or wants a hair salon or ice creme parlor. I’m, 60 yrs old and have refined my craft from yrs of business dealings. I quickly recognize value and opportunity. My real estate smashes my stock market return done by so called pros. In closing I hope my free info helps many folks , you all doing well , warms my heart.

The quality and price of a condo in the Philippines is not worth it. It's best to build a house. I've had many friends buy condos and they all regret it years later . If you not married to a pinay and buying it for yourself to live then it could be ok for you , but not as a investment. 😅😂

Looked at condos when I first moved to Cebu. They were all shoeboxes with poor hot water, subpar AC, cheap furnishings. I finally bought a huge house in Tungkil. 3 bedrooms, 2 baths, great AC. No need for a car. We take a cab into Cebu City about 10x a month. Round trip is about 16$. Cheaper than a monthly car payment. Condos are a sucker bet. Buy a home in the suburbs. The so called premier condos are way over priced. My house cost $100k, some condos wanted twice the price for less than a third of the space. Caveat Emptor. BUY, don't rent and make your landlord rich.
