    Hi great vid! I'm from London UK and have been living in Blumenau santa Catarina for the last 14 years.. I invested in property at the coast. 2 beach apartments in barra velha one of which I put on air B&B and the 2nd for my wife and I as a weekend getaway and the 3rd in a city called Piçarras is still under construction and will be ready in a couple of years.. Its a great time to invest in property here! Especially around these growing.. up-and-coming areas

      800k for an apartment is quite a lot, Itapema is ugly if you ask me, soulless, a bad copy of Balneario Camboriu.

    I lived in B Camboriu back in 2002 and had friends all over the area
    One place we went was Praia de Palmas.
    There was a tiny real estate office right there as you come down the hill to the beach level. He showed me half a dozen little new wood houses, believe they were $45,000 reais. At that time that whole area was undeveloped with mostly these small houses and NO condo buildings had been built. It was a nice little quiet beachy town, with GSR next to it, a little fishing village.
    Fast forward to 2014 and I visited there again and WOW, the place had exploded into a major apto building area development covering all the previous vacant land.
    Was sad to see how a nice quiet beach had been RUINED by over development
    MAIN REASON I didn't buy anything there they was that I thought it would unbelievably boring, still think so. Hard to make a life infront of a desolated beach.
    Currently live in the northern part of FLN- Ingleses, and buying an apto back in my old town in the north - Joao Pessoa Paraiba. City has really changed in 15 years for the better.
    Warm beach waters and lots of sunshine all year.

      if you buy real state in Brazil you must keep watching it, if anyone invades your place without rent contract to start living in your real state and proves have been living in there for 5 years they can claim your property. "usucapião" law

    It looks nice. I don't really like the beach, but I am still interested in the real estate over there. I understand why you like the area. I do expect property values to go up as the other commenters have pointed out.

    I have 3 hard rules for buying aptos in Brasil or anywhere
    1- do NOT buy anything on the ground floor- chances of getting flooded are higher, more bugs and mosquitoes plus easier to break into
    2- do NOT buy anything, especially in Brasil that is NOT finished.
    Too many stories of places never being finished and everyone loses all their $$
    BR builders are famous for building 'sand castles', building using less than the required cement causing water infiltration through the walls and ceilings plus has the tendency to crumble with time
    3- I like areas with everything I need within 10 minutes, not fun to drive 20m to get milk
    I know of aptos a 1br for r$250,000 that rents for r$500 a DAY during the summer, is in one of those cities that is JAMMED with tourists from Dec to April AND is in the middle of everything.
    Your apto at PALMAS is FAR from most everything, off the BR that has horrific truck traffic all day, is really dangerous , I hate driving that area
    Another big thing with aptos of that value is the monthly condo fee. Near the beach of a populated area can be $r900 a month +
    If you are into aviation, there is a big commercial flight training airport near GSR

      thts how i would feel qualified tradesmen dont really exist in brazil, so who knws wht quality is like ....i would jst feel better keeping my money in the anglosphere tbh ....9% is a ok return but wht about capital gains and wht about cg wen the real tanks?

      You really DON'T KNOW Brasil at all, there are plenty of techs here, aircraft mechanics, refrig techs, car mechanics- AND they are smarter than most mechanics in the USA because they have natural instinct on how to fix things creatively. They can think out of the box.
      Give you one example- years ago I bought a 2002 Palio Weekend and shortly after that I had trouble with the starter engaging. What would they do in the USA ? OF course- REPLACE the starter. NOT IN BRASIL- the guy removed it and put in new brushes and that fixed the problem. @@markreynolds6220

    If I could choice stay in Brazil, I Will prefer João Pessoa or countryside northeast, like Parnaíba-PI. Better than all of places at south.

      I lived in JP back in 2005-2007
      Live in the south now but going back to JP because the beaches are just as nice but the water is very warm all year. Lot more going on there too
      What good is a beach if you can't enjoy swimming because the water is freezing cold ?
      Guess if you're from Iceland or Norway it feels warm to you !

    I am quite happy having bought in the west side of INGLESES. 2BR 1 bath 750 sf for $21,000 usd
    5 minutes to Ingleses or Santinho beach or a little more to Canasvieras to the west
    CLOSE to everything or you can drive to downtown in 25 minutes. I like being near civilization and all kinds of shopping.
    The bus system here is fantastic with new buses and great schedules. Even tho I have my own car, sometimes I just take the bus to downtown because if's easier, no parking problems etc, and it's FREE for anyone over 65 ! CENTRO is one of my favorite places here, absolutely HATE DRIVING on the BR101 on the mainland, full of huge trucks and always jammed with traffic, would never live over there. Some inexpensive aptos with a view of the bay in BIGUACU east of the BR

      The route I take depends on which is cheapest at the time. Sometimes I fly from Stockholm to London and then to Sao Paulo/Rio de Janeiro and then to Florianopolis. It takes over 24 hours. But there are many other options as well, flying from Stockholm to Frankfurt, Lisbon, Porto, Paris or even to the US and then to Sao Paulo/Rio de janeiro/Porto alegre.

      The big risk is that the construction company goes bust and you lose your money. The key is to buy an offplan from a company that is established and has a good track record of completing buildings on time.

    Nice video :-)) ... I'm also bent on building a house in Brazil , I already bought a Land and when I retire I will be building a house on that land. My predicament is how to transfer huge amount of money from Canada to Brazil to build the house. Did you engage a Lawyer or a Law Office to handle the money transfers ? I would really appreciate if you can share your experience.

      I had to do various things before I could transfer money to Brazil. First I registered with the Brazilian tax authority (Receita Federal) and got a CPF number (tax number) and asked a Brazilian accountant to submit my annual tax return. This tax return lists all your assets and savings. I then got a bank account (which took time and was a difficult). Then I made the transfer using wise.com which has low fees but there are other similar services as well. I would recommend starting off making smaller transfers to check everything works ok before transferring bigger amounts.

    I have a question in regards to your purchase, I heard it is very difficult buying from a bank loan, than paying for it out of pocket. How did you go about paying for the property?

      Yes it is difficult for a foreigner to get a mortgage for a property. If you buy an apartment that is being built then you can enter into a payment plan with the construction company and pay for the apartment over 24 -36 months. This is possible for a foreigner to do.

      Thanks for your explanation my wife is also brasilian and wants to purchase an apartment there she was explaining how difficult it was to finance a home via a bank… I wanted to hear it from another person whom also is investing because after all purchasing any home is an investment.       This depends on where you want to live, if you want to live near the really nice beaches you will probably need to buy an apartment as there is very little land available but if you ok to live a bit a bit further out then building a house yourself is a great option.

      The internet is great, I live in the middle of the Amazon and my connection is 500mb/s fiber optic, so in the South/Southeast they will have even better internet.

      Hi, outside the summer period demand is very low for airbnb properties. You basically need to make all your money during the summer.

      I would agree that investing in Brazil is a bit more risky than Europe or US. Its always good to have investments in various countries if possible.

    Out of curiosity, how are you acquiring financing in Brazil for these properties? Or are you paying everything in cash?

      If you buy an apartment which is being constructed then you can get a loan from the construction company and pay this off over a number of years. A foreigner living in Brazil can do this without a problem. Getting a mortgage with a bank is a lot more difficult.

    How reliable and safer these construction companies are ? Isn’t better to buy ready and fully finished products. 9 percent annual returns are quite good. But in my experience such returns are not possible builders and agents they love to claim but it’s only on the paper ground realities are far from such numbers. Those companies uses such calculations in their sales pitch
    Brazil is having humongous supply of real estate products, which leads to airbnb’s apartments.

      I can do better than that ;
      Bought an apto for r$140,000 ($28,000usd)- 2br 1 bath 70m2 in the south
      Can rent it out for r$1700 ($355usd) a month
      Do the calculations 1700x12= r$20,400 divide by r$140,000 = 14.5%
      PROVES you don't need to spend megabucks to make a high % profit in fact it would be 10x harder to rent an expensive property long term

      Hi, I use various brazilian banks, generally the better banks are the ones which are not government owned. I like Nu bank, Itau and Bradesco. In terms of crypto exchanges I use a mix of international (binance, coinbase) but also brazilian ones like mercadobitcoin, foxbit

    Off course buying house on ground is not only trouble some in terms of frequent maintenance, such houses are unsafe specially in third world countries. It’s very bad idea to buy on land
    Apartments are much safer and maintenance will be taken care of by society maintenance routine as per laws
    It’s Very good decision.

      BUYING ANY real estate/ house or apartment that is ON ground level anywhere is dangerous ;
      Easier to break into
      Can easily flood with strong storms
      You get 10x more bugs and mosquitoes than being higher off the ground
      If infront of a mountain, what usually slides DOWN a mountain side ?
      ROCKS, torrential rain water, trees, boulders
      Just watch the YT videos of cyclones in Brasil that flooded many areas and even swept away houses and people
