      @@markvandergaag1186 No. These are actually fake towns that Italy created to look quaint and beautiful, but no one would want to live somewhere quaint and beautiful.
      Of course people live there!
      There's a population database where you can look up the # of people in a municipality in Italy.

      That's my favorite too.Being able to wake up and go walk the beach is heavenly. I love to swim too. I can see myself growing older in that home.

    Love your videos, Tommy! You always have fantastic properties and provide lots of really useful info. I think property #3 is incredible! I love the space and high, star-vaulted ceilings of this region. The floors are also beautiful. Because I have dogs, I want outdoor space, and many homes in this area have gardens/yards. Maybe, if there's enough space, have a pool?!? The budget for making the space a home would be the primary factor.

    The problem isn't buying a property in Italy, the prices are affordable. The issue is knowing that, for example, you can't do any internal or external renovation work without authorization from the municipality. If you want to move to Italy, and obviously it's only if you're retired because working in Italy is a nightmare, assuming you can find a job, the best choice is to rent. Trust me, I was born and raised in Italy and lived there until 10 years ago.

      Great info. Yes you wouldn’t want to buy a place unless you’d checked that you can legally do the renovations you want.
      There are professionals you can hire for this. Geometra, architect, or some consultants.

      Also, I understand an American relocating cannot easily get a mortgage so cash purchase is necessary. Thank you for doing the research and sharing so we can understand the lifestyle available in the region. Always loved my (2) trips to Italy, but never made it to the southern tip. Looking forward to visiting there!

    Torre Vedo is lovely. My favorite is the €150K, 2 bedrooms, 2 baths, all furniture, just move right in!

    I love the Tiled floors in number 3.
    Im an engineer by trade and ive renovated 6 properties previously so the project wouldnt worry me.
    The garden is a bonus and it would be good to see if there was a way to add off street parking.
    But alas the level of detail id want to go too would be in the 100k+ and youd never see a return on your investment.
    Or at little slim margins as youd have to add a pool for rental purposes.

      Thanks for the suggestion. This area has some train stations, but they’re small regional stops.
      I think you’d have to head up to Lecce, Bari, and Brindisi to get fast connections.

    ❤I really love the final house for the following reasons: walking distance to beach (I walk on the beach every day for my health in California so that is a must have for an Italian move), the land (we’d like to homestead), the fact that it has three bedrooms and two baths (exactly what we need) and how nice the bathrooms were. I signed up for your newsletter but it’s not been delivered to any of my inboxes. I appreciate this video and have a trip planned this year to Europe so I absolutely want to see some of these properties in person. Questions and concerns I have are: crime rates? Safety? Amazon deliveries (dependent on that for health care necessities), humidity? Friendliness toward americans? Thanks so much!

      I'll answer that I'm an Italian from the north but I know the south very well . For your first question about crime (I have known the USA for 50 years and have traveled far and wide) there is really no comparison, it is definitely safer here, don't think of cinema clichés.

      The food is really special and genuine, the cost of living in the south is half that of the USA...Practically absent humidity, mild winters and never too hot summers.very well liked, indeed. No problem.

    I also love the one that's 7 minutes to the beach, not only that it's close to the beach, but the design of the entrance porch with tile roof, and rooftop living area...awesome! The last one is also very cool. Hey, so why are these vacant? What's going on...furniture included? What would be the reason....tell us if Mt. Aetna caused peeps to leave? Because as a possible buyer we'd want to know these things...the economy, the cost of living, and also for these great properties so close to the ferries to Greece? Tell us a bit about transportation in this part of Italy? Thank you! Loved all these properties...close to the beach ones are always the best.

      I’m guessing there are many reasons.

    One and three are my choices. I suspect renovations would be about $150,000 but you never know how the geometry and architect will come in with pricing. Then builders who actual do the work. I suspect prices increase when there are foreign buyers. Great video Tommy. Thanks you for sharing.

    I'd like to look at sea view properties that are located in the historic center of any cities from Pescara south to Lecce. Must be walking distance to the beach and piazza. I absolutely place location over size. I would like to stay under $125,000 USD (Larger cities (Over 30K population) like Termoli, Vasto works well.

    I like how you show local shops. You can find a nice house but are there restaurants, bars and etc? So it's nice that you cover that. I like the one with big rooftop terrace looking at the beach.

    Very thorough descriptions. I like the potential of the villa with the intricate tile floors, vaulted ceilings and large patio/garden area. Those walls cry out for refinishing in a "venetian" plaster application. Trying to expose the natural stone vaults and walls could be opening a can of worms. It would be a major job.

    In the summer you will not use the roof terrace is very, very hot...40 but you may get some breeze in the evening cause is close to the sea.

    Yeah. #3 is my favorite. I'd love to see some properties located in places with good public transportation; places where you wouldn't need a car to get through your daily life (and could rent a car for day trips or short getaways).

      A lot of these smaller towns have bus service. It's sometimes hard to research without being there. There are trains too, but mostly north and south along the coast.

    Just remember to check if there are unauthorized structure, that was built after the house was registered. It won’t be possible to buy it without paying a fine.

      Absolutely. Get a geometra or architect to check this. The Notary will check also, but it will probably delay the purchase.

I lived there for 6 months. I want to return. The one thing that handicapped me was not knowing Italian, fluently. Im retired now, so working on that.

      I try to spread the places around.
      Lots of interest in the 7% flat tax in the south. So I try to include those spots regularly.

    Lidl is the cheapest, and IMHO the best supermarket in UK & Europe, for retirees. Yes, there is ALDI (tiger-bread is the only reason to differentiate). BOTH are GERMAN... so think efficient, good refrigerated food chains across Europe.

      SO there is a reason for selecting one house over another... within walking distance is a cheap, decent supermarket... fresh meats and fruits / vegetables... what more could you want, than cook for yourself??? screw the restaurants...

      You have Ugento, Ruffano, and Parabita, as towns with Lidl... so IMHO anywhere on that lower western tip of that boot is cool to retire to... I have also lived in northern Italy, their Lidl are cool / cheap too...

    The 390 Euro home is perfect. I would worry about construction to the right that might obstruct some of the view? Is it true in Italy the sellers expect to sell for 15 to 20 % off ask?

    Very good info, I guess the home with the roof top seating would be my choice, as a builder what I would love to see is vacant direct oceanfront land or with a tear down home, on large lots over 1 acre, if possible, to build something brand new home

    I just started watching your video. The first house is nice and I like that it has a garage. The thing that seems to be missing in all the photos of this town is people. I didn't see one person. How many people live there full time and how many are just vacation homes. It could be a really cool place to live, but without people it would be pretty lonely .

    Wow I stumbled upon this channel and I’m in tears….so much time and money wasted here in the states. 😭 I was stationed in Brindisi and would love to be near that area or Crete. I want to sell my house here in the states and take my things and pets and get outta here🤣 the properties with those stone vaulted ceilings are amazing.

    When you describe that the first building is quite long, the photo shows a flight of steps leading up to a bright upper level. That space seems to be an outside space. Can you elaborate?

    Interesting properties. I know you have only Italy and France covered. I would suggest you check out Slovenian properties as well. Also living costs are lower and not so hot in summer as in south Italy.

      Yes it is. But someone else mentioned the possiblity of adding a second floor with an internal staircase to increase the size.
      Of course you'd have to budget for that and get approval first...

    I like the one with the vaulted ceilings on the large space with beautiful tile on the floor. I think it was the second one. The one that’s 2000 ft.² that’s the one I like it looks like a castle inside I could see myself getting that 85,000 with room for renovation. I’d like a little garden too. I would be interested in getting that I’m in the US.

    With the last beach house. I would definitely add a spiral staircase from inside the house (wide stairs) up onto the rooftop where I’d build a master bedroom and bathroom leaving a patio over looking the ocean opening up one of the bedrooms near the main living room kitchen to make that area larger to have a big kitchen island.
    You can add additional housing to your property if you have a certain amount of land. Size of building Depending on size of land I’d build separate building two apartments same building side by side with roof top patio again with a bedroom on the rooftop walking out to the patio. One two bedroom daily/weekly rental
    the other one bedroom to lease yearly. Maybe both weekly depending on housing need in the town. In north America we don’t need more airb&Bs, one of the reasons we have a housing crisis. Boy did that backfire.

      Mortgages are hard for foreigners. Not impossible.
      You'd like need to put down 30-50%. It also depends on how old you are.
      It's just different than in the U.S.

    Well, if i had sufficient funds i would be purchasing the 4th property. Renovated, good layout and that gorgeous roof terrace and off road parking.
    My second choice us property no 2.
    It would have to be my first choice because of funds and i really do like it. Modern, spacious, lovely balcony, all furniture included. No work. Great

    This was a wonderful tour. Thank you. I do have to say that none of these properties are "cheap" by Italian standards ... there are few people in Italy who have $150k to spend on a property. These prices are way overpriced foreigner prices. Why would I show up and pay four times what a local would pay? Doesn't make sense. Choose and search wisely, folks.

      These are in areas where you can qualify for a 7% flat income tax in Italy. For at least 9+ yrs.
      Then it reverts to their progressive tax system.
      With the 7%, you still have to file and pay in the US (if you owe).

      Italy is more affordable but also more rustic. France can still be very affordable but also has better infrastructure in my opinion.
      Of course it all depends on the specific town and area in each.

      There are no restrictions on Americans buying property.
      If you paid cash for a house and stayed in Italy no more than 90 days out of every 180 days, you just need a passport.
      Staying longer requires a visa.

      Maybe €1,500 if you’re eating out a lot.

    3rd property looks like it might have mold issues? The flat roof can be a nightmare with leaks. Any more info on it? Love the first property. Any info on possible financing for non resident aliens/foreigners?

      It’s difficult for non-residents to get a mortgage. Not impossible but requires a lot of documentation.
      And you likely need to put 30-50% down.

    Nice and thanks for the overview! In my mind the last property is overpriced as it seems one pays 100k just for the view and another 50k for it being a separate property and another 50k for the proximity to the beach. If you don't need all of that then one better buys further away from the beach. But for a person who really wants a beachside property it could be a nice option.

    I am looking for a place that you do not need a car to get around, close to the airport and has a few expats so I don’t feel alone. Walking distance to groceries markets wine and beach and restaurants. I like the one closest to the beach. Do you have any other towns where no car and expats are? I will watch the next video.

      I’m in contact with someone in Italy about putting a list like this together.
      The walkable towns with amenities and close to the beach are the most popular. So the prices are higher.
      But it doesn’t mean there aren’t opportunities!

    I’ve asked all of the other retire in Italy channels, so I’ll ask here too. I have heard that Italy’s retirement visa is difficult to get and then has to be renewed each year. So, you could buy a house for year round living and your visa doesn’t get renewed. I can’t afford a vacation house only.

      Great question.
      First, I don't think it's hard to get the Elective Residency Visa, per se. As in the requirements are not onerous. But I have heard that the PROCESS can be difficult and time-consuming.
      Depending on the consulate in the US, I've heard from folks who have a completed application, easily meet the income requirements, have a Codice Fiscale, etc., but cannot get an appointment set. Or the consulate will not call them back after repeated messages.
      Italy is famous for its bureaucracy, and you can't escape that even in the U.S.!
      Once you have the visa, as long as you still meet the requirements, I don't think it's hard to renew in Italy.
