This one had heavy clay and water runoff ran towards the building. I don’t know the cost of the excavation and frost walls but would estimate $$20k-$30k
The gambrel style is definitely a classic. I think that this was one of the 1st from your channel that YT suggested for me. I was watching a lot of build content while recovering from chemo/radiation. It is also one of my favorites.
Hey Ken! I really enjoy your videos! Just one thing though, please don't rush the reveal at the end! Seeing the end product and getting a sense of size/space is important to me as I gather ideas for planning my own garage build. Thank you!
Wow, this is a complex build because of the frost walls too! I like the idea of a carport right next to this garage too. It looks like they had the anchor bolts in good places for this build. Putting the floor joists up with the ladder hoist looked pretty easy. I like how you had the rafters tie into the little tip out of the roof. Working in the rain too! Closing in the second story looked good and fast too. I like the anchor/ledger board you put to anchor the carport roof to. I like the slant of the carport roof. Wow, the metal roof and soffits went on fast. A door upstairs to nothing. So the owner is putting on a deck. That looks beautiful Ken!
Another FANTASTIC BUILD and just love the style for sure plus the sewing room!!! A Quilter and clothing seamstress here LOL. I have sewing room envy for sure in this build. God Bless you ALL.
Great job Ken I think it's of the best you've done, loved Fondation, 14 in I joist on 16c awesome structure Great job crew! Retired Homebuilder Louisville KY.
I am really impressed with the seamless logistical narrative that seems to match the experienced procedural expertise. VERY helpful to see some of these techniques that have been developed over time and gained knowledge. GOOD show !!
I like that song you were singing, He is good all the time king of my heart Let the King of my heart Be the mountain where I run The fountain I drink from Oh, He is my song Let the King of my heart Be the shadow where I hide The ransom for my life Oh, He is my song

I really enjoyed this video and learned some new insights. Got a couple of questions. First, there are different ways to build the gambrel. In a timber frame, we often used two secondary bents where you had walls. It saved the space along the edge. Why did you elect to not use the space on the edge of the roof? Also, when you installed the grace ice shield on the roof, you didn’t peel the back. Am I missing something here? That was grace right?
Wild guess is the customer insisted on the full foundation, which is not your usual build. What was the difference in cost between this and the typical floating slab? BTW, I can see how the j-bolts in the walls slow things down compared to drilling for anchors. At least they had them in the right locations.
We would need one far larger but certainly no problem with an on site sand pit to dramatically reduce the cost of the concrete pour. We do have possible Builders of top flight quality well known back our way plus here in Beaufort, South Carolina and they are all in the Business of Building *TOP OF THE LINE* and not slap dash.
Well you certainly affected me with your groaning for effect I was looking at the dishes in my sink and considering what I should do with them when you helped me getting some sneaky exercise that is to say I jumped up in the air simultaneously turning to see if you were all right. I am glad you are but I’m sorry I didn’t have any warning although I don’t see you could have provided a warning unless you did a voice over and that is not really necessary I suppose. I didn’t fall and am now recovering from the shock.😮😢😂😅❤🎉❤😊 stick figures were my specialty in high school I dressed them in Bermuda shorts and tee shirts and wide brim hats thanks for inspiring me to climb memory hill and come back by memory lane😊ops they had big work boots but no socks😮
As always looks awesome 🤘.. Down south we have to get permits & inspections on everything.. Do you guy not have to deal with any of that up your way ?? Stay safe & God bless
Great video and great building, long time viewer but first time commenter! Was the reason for the 2x6 walls for strength or insulation or other? I though usually with garage buildings you would use 2x4's for the walls?
Ken, beautiful job you and your crew did. I’m curious; did the client say why they wanted a gambrel roof? It seems like a lot of wasted space under the eaves on two sides.
That would be nice as a living quarters up too and garage down low on a 2nd property for weekend getaway’s, love it & great job 👏 so what would that cost to build with just a 24 inch rat wall and poured floor and minus the carport Ken? 60k or less?
Could verticle bolts be set into concrete in order to secure wood wall frame to it? Secured between the vertical studs? Would that compromise the strength of the frame section?
@@kenskarpentry But concentrating on that would get you out of the field, which clearly can be exhausting. If you can design the product, market it, and train the help, which seems to be the case, then you might be successful. Furthermore, there aren't too many years left that you can safely do that field work.
Many of your builds are slab on grade, what drives the decision to put in the footers and frost wall?
This one had heavy clay and water runoff ran towards the building. I don’t know the cost of the excavation and frost walls but would estimate $$20k-$30k

Outbuildings are very easy $50 to $100 for the permit. It gets more difficult when septic and water comes into play.
Morning Ken hate putting blockwork up.
A building for the cost of a pick up truck. Good value I would say.
Haha crazy isn’t it
Ken, give a date when this build occurred please. Thanks, really enjoy your videos
It was about two years ago but the price is what the current price
Another very good video.
About how much offsite and on-site time did it take you to frame and dry in this build?
2 or 3 days off site and 2 or 3 weeks on site
amazing job as always nice video Ken in wich time you build this how many days??
About 3 weeks
Gotta be nice sheathing that building since it's multiples of 8ft in length and width.
Right
Great video and great building, long time viewer but first time commenter!
Was the reason for the 2x6 walls for strength or insulation or other? I though usually with garage buildings you would use 2x4's for the walls?
We went with 2 x 6 because they’re finishing off the interior so they wanted that insulation value
@@kenskarpentry thanks for the reply, I have to have a garage build at some point in North East PA, would you recommend 2x6 here or is it overkill?
Is $81,000 what the homeowner paid to have this done? Or is this cost of materials?
wow at that point i would have put a basement in and used span-crete for the garage floor!
This was an awesome build! Curious why you use OSB on the roof. Seems like you usually use ply in the other builds...
They requested it
Ken, beautiful job you and your crew did. I’m curious; did the client say why they wanted a gambrel roof? It seems like a lot of wasted space under the eaves on two sides.
Actually that’s a ton of storage space
That would be nice as a living quarters up too and garage down low on a 2nd property for weekend getaway’s, love it & great job 👏 so what would that cost to build with just a 24 inch rat wall and poured floor and minus the carport Ken? 60k or less?
Yes possibly
Your medium is lumber!
Haha thanks
WHen your putting up your sheathing: Whats the secret to Knowing where to nail without laying out and marking your stud centers?
The sheathing is marked with 16” centers
Excellent work kens. Can you make it 9 feet tall if wanted?
Definitely
Do you ever come up a little further north Ken? I'm in New Brunswick, and wouldn't mind having one of these
Bummer that’s a bit far
Are those 2" x 6"s for the walls or are my old eyes wrong? Is this for insulation ? i like to follow along with the build. Thanks Jim
Ha ha. Yes they are
Is this $81,000 price point excavation, foundation and materials or customer cost for the finished structure? Beautiful work! I love some gambrels
It includes concrete and exterior finished
I love your work and would a garage like you build. Do you happen to know a builder who builds like you do near VA or NC?
Sorry I don’t
Could verticle bolts be set into concrete in order to secure wood wall frame to it? Secured between the vertical studs? Would that compromise the strength of the frame section?
Yes that’s what we did on this project
Would a skid steer with a boom and a mega deck scissor lift cut your build time down and improve your safety? Would the benefits out way the costs?
Typically I don’t have much room around the buildings to use one.
Noticed that they put seed down and there was grass when you finished .
We're you waiting on the steel roof?
Yes it finally came in and we got it done
What concerns are there about snow load on a gambrel roof? Is that much of an issue, with modern trusses?
Not an issue
If I may respectfully ask, why no pressure treated mudsill, or at least a pressure treated bottom plate? Thank you for your insight.
The bottom plates are pressure-treated
@@kenskarpentry My bad, I’m sorry to have seen it wrong.
Ken, could you add the date and end date of these builds and approximate man hours?
About two years ago. And around 300 man hours
Nicely done. When will you expand your business to sell kit buildings to expand your geographic presence?
