    I miss watching your videos… I have to get back to it!… your ADU is very nice Hektor! Thank you for sharing so much information… we are in the finishing stages of our Adu here in the Bay Area and man, let me tell you it hav been a long ride to say the least, but the end is in sight… I rally cannot wait to be done with this project, it has been a long process. It’s looking really nice and so far we have passed all inspections, just need to get is completed, there is alway something that comes up out of nowhere?… again almost at the finish line, and thanks again for all the valuable info you’ve shared along the way! Much appreciated!😉

      SG I'm glad you found the videos to be helpful. With an ADU something will always comes up even after the finish. For me it was the shower pole. The city inspector would not sign off on the final without a $20 shower pole being installed. That delayed me by one week

    I love your videos because they give a realistic perspective on doing AFFORDABLE ADU builds as oppose to the channels that are clearly trying to sell/promote high dollar services. One video I just started to was was a couple TRYING to convert a 215sqft garage to an ADU for "under $100k". INSANITY. That shouldn't even be a challenge. Thank you for giving us the info and resources to avoid these insane high cost services.

      @China Boss I am really interested in SB9 and SB10 now. I think anyone who is thinking of doing an ADU should explore the aforementioned. I believe Boxabl is a good alternative to stick build due to the cost savings. I am unable to find a contractor in the Bay Area who would build for $200sqft or less.

Was a structural design needed in your ADU plans or just site, plot and elevation?

    Nice Hektor! Appreciate the videos, well done. Where did you get your stone and for how much? Maybe I missed that...also what if the vent is a microwave vent, do I need a vent pipe?

      It's a place called Cabinet & Stone supply in North Hollywood. It was $380 Yes you still need a Vent pipe for any time of ventilation hood range

    I did a kitchen 6 months ago it cost me $7600 for cabinets, quartz countertop, range hood , sink, faucet, plumbing, sewer/water connection and some drywall work and electrical… plus all the labor to do all that, I had it done by a contractor … it was twice as much cabinets though… are you including all the plumbing and electrical costs involved though? I think you are placing you plumbing and electrical as part of the overall adu construction, if you are just putting in a kitchen you still have some plumbing to do, I had to have the water lines, sewer and gas connected through a wall into a crawl space. Just something to consider, if you were remodeling a kitchen for example, it will cost more than this because you end up having to do demo , fix walls, repaint etc… but this is really great showing how you can do things much less expensive than you will be told by contractors… i would have saved some money if I had watched this before doing my kitchen…

    Appreciate your posts. These cost control tips of an ADU are valuable. Although laws in CA have loosened a bit companies are on the ADU prowl wagon still hearing

      Tony thank you. Your comment made my day!! I agree with your its extremely expensive to build or convert a garage into an ADU. Contractors will always charge a premium because of their time. For my project i used my time and the over all cost to finish my ADU was $44,000

    I always get my plans done and submitted by my expediter. She's less than half the cost and goes to the city of LA herself

    There is no room in this ADU, or I missed it? You could have built a smaller bathroom with a smaller bed Rommel that is connected which is separated from the living room

      It took me about 6-7 months I was taking my time. I've been done since March of 2020

    Hello Hector,
    I have a master bedroom I was thinking of converting into a ADJ? It already has a bathroom and its own entry door. It has an officer that I was thinking of converting into a small kitchen. Do you have any advice? I either will rent as a ADJ or rent out as a room and put a refrigerator , microwave, toaster oven in the officer area or convert the area to a small kitchen with stove looking at the costs vers the income potential.
