    What made me made me mad on my project is that SoCa Edison told me they will only do one drop per property. In other words, I could not use a separate service panel for the detached ADU. I had to convert the service panel of the main residence into a dual meter power panel and then run the conduit to the sub panel of the ADU. So, if I ever build a house on a vacant lot I would install a dual meter panel for just in case of a future structure.

      Hi @@MrVnk811 , it's hard to put a number on it, because there are so many factors to building an ADU. Such as the contractor that you're using, quality of material you're adding and any cost of city permits. In California, accessory dwelling units (ADUs) that are 750 square feet or larger may be charged impact fees. These fees are proportional to the size of the ADU in relation to the primary residence. Larger ADUs may have fees that can approach $20,000. These fees can include:
      Sewer connection fees
      School fees
      Plan check and permit fees
      On average, ADUs cost around $150 to $300 per square foot. However, some ADUs can cost over $600 per square foot. Each city has specific requirements, so it's best to check with local authorities to determine the necessary permits and associated costs.

    Realize when you talk to the city they are usually unfamiliar with recent California legislation changes and the city requirements are generally over restrictive. Many of the planning department employees have less than a year on the job and don’t know what they are talking about. Also, solar can be on your residence vs the ADU.

      Folks need to realize the State is not very Prescriptive when writing and passing this type of legislation. And Planning, Building Depts. And Fire Marshall’s have to make sense out of it. Considering all the Building,Zoning and Fire regulations for each region in the state. The state did a very loosey goosey job. Their intent was to provide affordable housing this isn’t happening. Instead it’s a great opportunity for homeowners to enhance their own financial situation. And that’s fine.

    In riverside California it is true that if you have a residential lot land you can build a adu from the start foundation utilities and everything

    Your HOA cannot stand in the way of your accessory dwelling unit. Reasonable restrictions may be placed on your ADU, but your ability to build is currently protected by California law.

    Yes, HOA’s are very important, we had a home where we live who wanted to add a pantry to the side of their kitchen that is on the front side of the house. They submitted designs and the HOA approved, it looks beautiful. So it does happen, but takes time & depends on the HOA committe 🧐

      That is for a pantry. I highly doubt you can add an adu if you have an hoa. I know people that have had crazy experiences with HOA. I would never get an HOA home.

    Why not opt for a Boxabl for 50gs? Is ADU that much better than pre-fab?

    I wish you were in NorCal, we are building an ADU 400 sq ft one bedroom, our budget is $350,000. It’s nice but not fancy…we should have our certificate of occ, before Thanksgiving!

    Why would you build a 2-bedroom ADU instead of 2 1-bedroom ADU? You'll get more rent from 2 units

      Hi Christian. It could be for various reasons. In this case, there is not enough room to put another structure on the same lot. Other reasons why it may not work could be, it cost's more, more permits may be difficult to get approved, space b/w the ADU's may have to be a certain distance, etc, etc. Are you planning on building ADU's?

      @@christianmedinarealtor6070 After I completed an ADU, my client then wanted another one. I asked the head inspector who had just signed off on the ADU I built, and he said no, the city will not allow more than 1 ADU. I did not argue with him, obviously.
