New York City will start to allow ADUs next year which is great. I would like to convert my garage into one. I know these plans are for California and NYC is very different than Cali because climate and city codes will be different
Great video as always, some other variables that come to mind: -Seismic Design Category -Basic Design Wind Speeds and exposure category -Snow Loads -Annual Precipitation - both code requirements like rain screens that are tied into climate zone and tons of best practices that are not code required -Soil type/bearing capacity -Prescriptive vs engineered structural design - like you mentioned the idea of moving a wall two feet, is generally much easier if everything is prescriptive, vs the expense and time of having it re-engineered -WUI (Wildland Urban Interface) fire resistant construction requirements -All electric vs using gas - one or the other may be easier or preferred based on existing conditions and individual preference -Roof design - for various reasons from the ability to easily support a solar array, minimize shading, or coordinate with existing architectural elements -Windows - you touched on it, but a big thing is having privacy in bedroom windows

First im no expert but I do have eyes and some experience from a long time ago.. construction quality is totally different. Also, many mobile homes, again from the past, will actually come on wheels. Those will be taken off the axle on the subframe and left under the unit when installed on the property.
And then there are Modular’s built in factories, and set on constructed site foundations. Manufactured Home is name of Mobile Homes from the old days. Yes it can be confusing.
If it's existing, some cities will call that an ADU and others might not. If you're proposing an addition with a bathroom and a kitchenette, you can certainly use an ADU permit to do that in a lot of cases. The minimum size in the code for a studio efficiency is 150 sq ft. (And I've seen smaller permitted units with exceptions)
I have been drawing and Designing homes, additions and remodels for 19 years. I have 4 ADU plan sets that have been built in the Sacramento area, that I would like to sell on line. Can you help me?

I have land with utilities with a mobile home. I want to take off the mobile home .and replaced it with adu .
That isn't how it works. You remove. The mobile ho.e then build a home.

The climate zone map for California shown is unlike anything i have seen or can find online. Can anyone clarify if any of those numbers are accurate?
