Land trusts are a way to take title to a piece of real estate without having to put your name or your LLC on title.

Back in 2008, I heard about an entity called a Land Trust. In reality, it's nothing but a Grantor Revocable Trust. It took me 3 more years to research and deploy them in my business.

Question? I know I have to mail in my "Warranty deed to trustee" for recording at county office, but do I have to mail it in along with "Trust Agreement" for their review too? Since the "trust name" appears only in the trust agreement.

Question @krishaskins you mentioned that the trustee will need to give the attorney the land trust agreement. I was went to Tony Robinson Sr event last week and he said to never show anyone your trust agreement..that it is a private document. What's your take on both ideas?
Well, somebody is going to need to see something in order to set this thing up. U may turn in a proof of trust doc if they’ll take that. But some title co’s will at least want to see it
@@krishaskins (i emailed you this) I hope all is well. I saw that you had back surgery. I had a quick question. I watched your course. I'm putting my personal home, which I am on the deed and mortgage note. I currently just completed the land trust document that came with the course
1. I want to name myself as the beneficiary, as well as, my mother if something should happen to me. I don't want probate coming in and messing with the house. Do I just list both names on exhibit b of your land trust document? Do I need to put a percentage near each name? How should I list both myself and my mother's name?
2. I've been talking to a few different title companies to see who can do the transfer. One said it could not be completed since the property is mortgaged and I would need to refinance it into a trust loan.
The second company said I would need to quitclaim deed the property into the Trust. I asked why quitclaim and not warranty deed like you have in your course. They replied that if I wanted a warranty deed done, I would need to speak with an attorney for one could be drafted.
Does it make a difference if it's a warranty deed vs a quitclaim deed? What's your thoughts? I'm also attached the screenshot of my convo with each title company.
3. Lastly, my trustee lives in Atlanta. My home is in NJ. I live in Baltimore. Do I need to have it notarized in our perspective states him in Atl and me in MD or does it need to be notarized by someone in NJ?
I have only one property. Can I still apply my property on land trust. how much fees you charge

As I said privately, my research says I have to file a land trust through HUD. Please tell me I'm wrong. If true, I evict myself and have three days to move. Is their another way?

Look at it as a, b, and c. I have a place I'm renting (a), I would like to buy a house (c), but I don't want to be homeless during transition, because of HUD (b). Can it be done?
People to trust: where I am, they are not. I've put out feelers. To see if I was around anyone trustworthy. No one. I need them for other things as well.

Hi Kris, i bought your land trust packet last week. Trying to fill out the l warranty deed of trustee and I was going to use my llc as the trustee. Will the county recorder require an actual person along with llc name as a trustee? I am trying to leave any actual names off of title. For example, John Doe( manager) of ABC LLC as trustee or can it just say ABC LLC as trustee.
We don't use LLC's as trustee so I'm not really sure. But, you should be able to use your LLC as the trustee, I don't know how that would look on the signature page.

Ok, u know how I feel about this…. We, The Roundup Fam, do NOT use this for hiding assets in a divorce. Yes it can be done but we do NOT do that.

Does Standard-Assignment-of-Beneficial-Interest need to notarize in order to become a legally valid document and to proof date created?

Great question, I think I had to notarize it one time in my career. If so, just copy the notary section from the Trust agreement over to the assignment at the bottom. Then u can have it notarized my friend. Great point here

If you suggested to copy notarized from Trust agreement yourself. Do you think buyer is gonna buy it? Since it's just a piece of paper (private document) and legal binding.
Sorry for the questions, since it is a private document nobody knows it exists (except you). How can you believe people going to trust you and buy it from you? I am just trying to clear my confusion. Thank you
@@youandme8082 well this ain’t for everybody and further u can change the trustee to ur trustee upon the sale. Remember any document is a simple agreement, plus the new buyer WILL start claiming the house on their tax returns so the seller will need to report the sale. Most peeps won’t do it as they have NO IDEA how this works…

We got it straight at last
So the trustee can't be an llc I own! A realtor told me for his rentals he put the title in the trust name and the deed in the llc. The trust provides anonymity and makes business easier as it's not in s business name but the llc has the deed for liability protection
So you don't have any liability protection/legal protection on your properties
