The bank I've done other deals with recently merged, and the new people tried to sneak this in the mortgage document that's publicly recorded. Good thing that the title attorney caught it ahead of time and had them fixed it to match the deed that was already recorded.

So they tried to basically steal the property from under you had your attorney not been thorough as they are an sharp to of caught it an I bet it wasn't a mistake it was intentionally done.

I strongly recommend that you or your attorney always read the entire document before signing it. If there is a problem, then refuse to sign it until the language is changed to your satisfaction.

Hey Kris! Last week, I closed on a property and of course I use the Land Trust that I got from you (Thanks again!!) Anyway, the title company that I used sent my trustee the documents to sign via email and my Trustee signed them and sent them back to the title company via FedEx. However, my Trustee just signed his name and had it notarized BUT did NOT write COMMA , TRUSTEE by his signature. Considering that I've already closed 😳, BUT my trustee has NOT received the warranty deed to sign. Do I just make sure that my TRUSTEE signs the warranty deed with his name and then COMMA , TRUSTEE or do I have to amend the land trust agreement?
wow, how did this happen?? things happen. Well, i'd first get a new signature page with the correct sig. next, the trustee doesn't sign the deed, only the seller so you're ok. What other docs other than the HUD did the trustee sign?
@@krishaskins He signed my LAND TRUST of course, the HUD and a CERTIFICATE OF TRUST which the CERTIFICATE OF TRUST had a line where I could check IRREVOCABLE or REVOCABLE and I checked revocable by: ME.

Signed Here, trustee) where they wanted him to sign it. So, am I okay since the closing company did have his name with a COMMA, trustee where he signed at on their documents?

They just mailed me the check payable to the insurance policy holder. Mark Warda does Land Trust in Florida and even wrote a book on it. I know his documents and he never has the Trustee sign as an individual.
So Mark recommends the trustee be in the name of an LLC?

sure, u can do that!!! Just remember you might have to do a 3 party check when you sell it though.
Can only me notarize the land trust without my wife notarizing, since she will be primary beneficiary and my kid's secondary beneficiary

If it's simply sign and return $150, but it's usually more doc inspection so if we have to modify docs, you'll need a consultation too
