    Question 1 - If you are signing under a WY LLC, instead of using a nominee trustee, how does it look when you are signing your land trust? If you sign as "David Smith, Manager, ABC LLC (WY)" doesn't that loop your name into the title work of the property instead of using a nominee trustee? Question 2 - Can you do a video on how to keep your name off the address when using a business address other than your primary residence address? It's my understanding you have to disclose your personal address when setting up a PMB.

    Great video
    If I already have properties (5) in a NV LLC, which is owned by a WY LLC
    So I have asset protection and some anonymity.
    If I now want to also use a trust to get even more anonymity, but also to be able to change the beneficiary if needed at a later time.
    (No kids, no cats, no dogs, I have no one to leave anything to)
    How would I best do this? I have gotten several different suggestions, and am just getting more confused :)
    Who should be the grantor, trustee and beneficiary at the end?

    Will the lender allow you to change this to a LLC or land trust after you have had the loan already? To include a VA loan?

    In Toby’s example of a wrap property purchase with the seller’s loan staying in place, if I close in my own name, and then retroactively transfer into the trust as described, won’t the lender for this seller’s loan still be able to call the due on sale clause given there’s record of a transfer from seller to me when I originally closed in my name??       @@TobyMathis I want to start virtually Wholesaling in FL. I live in GA. My goal is to get anonymity and personal asset protection from frivolous lawsuits. What is the cheapest way to accomplish this? The Land Trust in FL was mentioned that it has some protections. Do I need to use an additional LLC from WY to be the trustee or is that overkill and additional expense to maintain? I am just starting out and need to be frugal. After I prove the theory that I can make it work by doing a deal or two I could add protections or change structuring if need be.

    Thanks Toby and Amanda. When using a WY LLC as a trustee, how would the manager sign the deed? "Joe Schmo, manager of ABC LLC" or "Joe Schmo, manager of ABC LLC, which is the trustee of XYZ Trust"? Similarly, when signing on behalf of a LLC under a WY holding LLC, how would one sign as? Thanks!

      I would say ABC LLC, as trustee of Of XYZ trust by Joe Schmo as manager of ABC LLC.

      Check min 26.11 . Living trust & Land Trust two different tools. Living Trust no probation/ no court. Land Trust is to be anonymous on public records & FL has some liability. Land Trust is a private doc.

    For a simple individual, with not a lot of exposure...wouldn't an insurance umbrella policy cover personal assets without a land trust?

      From the sma amount I understand from watching this channel, I believe it also keeps your name off the property. So you can put the trust name on it, put it in its own LLC, owned by a bigger LLC with a trust as its member and people cant easily find all you own

      Revocable Grantor Trusts that hold land are valid in all 50 states. "Land Trusts" are not recognized in most states.

    So I want rent my property and my bank says no you can’t quit claim your deed to the LLC and transfer ownership because this will violate the due on sale clause. How do I use trust to get the same levels of liability protection and rent my property as the trust entity?

    Recently the township divided my property into two lots since I had my primary residence and a small rental house on the same parcel. I've been renting the small home out for 25 years without issues, but I'm thinking I should insulate myself from liability a little. My mortgage balance is $30k and my credit union holds the entirety of my property (primary residence and rental home) as collateral on the mortgage documents. I have some defaulted credit card debts as well. Wondering if I should get my property into a land trust? Other than my house and rental I have no other assets (I'm 61 and live entirely off my $850 monthly rental income and my mortgage payment is $300 monthly, so I'm below the poverty level). Any suggestions?

    Can i do my current home to get my name off personal residence?

      You would have to do a quit claim deed to the trust. Only problem is that it will still show that you quit claimed it without payment so it’d be easy to guess you still own it. You could also “sell” the home to your trust as well and selling it at market value could obfuscate ownership but you’d have to talk to a closing attorney to work it out. This is just advice from a random guy on the internet. YMMV

    Good Vídeo, BUT in 2024 how Use the LLC for the Trustee Anonymiy once the Rules od FINCEN you have ShOW WHO is the Beneficiay the LLC? The WY do not ask, BUT the FINCEN Yes and worst have the pick the PHOTO and Submited for them.Then, HOW Avoid this, if this is posible?

      The CTA is not a public database. It is with the Treasury. It is very similar to the Bank Secrecy Act's "know your customer" rules. Also a non-public database. You can still have public anonymity.

      @@TobyMathis But, this data CAN LEAK as already PENTAGON data was hacked years ago and the Panama Papers scandal too, furthermore we are in 2024 and technology is only advancing and it is predicted that with the advancement of quantum computing, UNBREAKABLE codes TODAY such as BITCOIN Cryptography will be Broken in Minutes in the next years.       @@TobyMathis My Fear is if the and if it leaks, as happened years ago at the Pentagon and in the coming years with Quantum Computing, ENCRYPTIONS will be broken in Minutes and I am VERY AFRAID about having my data public and with My PHOTO. I think that perhaps using a Florida LAND TRUST is safer than using an LLC for those who buy and sell real estate and TAX SALES in the counties. Thanks for all.
