    Great one! Very educational indeed. At around 4:50 you say that the LLC can absorb the liability when in fact the LLC is just a beneficiary. Is that because indirectly the beneficiary (members) and the grantor of the land trust are the same person(s). Would the liability not exist if the beneficiary is a minor for example which can be done later through assignment of interest? That way the land trust absorbs the full liability with its corpus as the only sacrificial asset. I dont see a need for an LLC here. Am I missing something important!

    So it sounds like this is something you do after your purchase not something you can do to purchase through for that anonymity? In others words, purchasing through the trust keeping your purchase private from the beginning?

    Ok, you covered information, regarding HIDING the ownership of my house, by creating a 'Land Trust',...but how does that 'HIDING' benefit-you, when the lawsuit attorney goes after you with DEMANDS for you to LEGALLY STATE ALL OF YOUR ASSETS? Do you just OMIT that Land Trust, in your return filings? It seems to me, that once the Land Trust is discovered, its so called 'benefit' now becomes useless. Am I right?

    Does the LLC have to be active? I have an LLC that I just use for business credit card purposes to keep my personal credit clear. Can I use that LLC for my land trust?

      I would. The insurance co just needs to know who they're really insuring.

      I should ask them to do like this:
      Named Insured = Trust name
      Additional insureds = All Beneficiaries as Their Interest May Appear

    So if you are already in litigation is it too late to put the house on a land trust? I have heard you can’t do it once you have lost the litigation

    Do you need to register the trustee, Wyoming LLC in the state the property located? Many states require LLC doing business in their state registered.

    Hello,
    If I want to be Beneficiary of my Land Trust myself to control 100% everything by myself only and my wife and kids name listed in the land trust if something happens to me.
    I like to set it up so the kids and my wife become beneficiaries upon the death and they don't get slammed with a tax bill. What position i can give them?

    So it can not have 5 bedrooms to be able to put in land Trust or if it has 5 bedrooms it will potentially trigger due on sale clause? Trying to purchaser ranch but home on property has 5bed 5bath.

      It’s not the number of bedrooms. It is the number of units. So a one family house is fine. Doesn’t matter how many bedrooms it has.

      My preference: Land trust. I haven't seen it work out well taxwise to buy a personal residence in an LLC. Your CPA can tell you why it's not beneficial for tax purposes as opposed to rental property, where LLC ownership is beneficial.
