Moving your cleaning fee to your nightly rate or management fee is the worst thing because guests filter by price and that filter is based on nightly rate only. So if your nightly rate went from $150 to $200 because of that it will be filtered out by guests that want to pay a nightly rate of less than $150.
This is not always true, but in some cases yes. Split testing will give you the answer
@@AirbnbAutomated I tried it and because of the nightly rate increase I was so out of the avg rate for my area. Even though the total price stays the same, guests would start filtering out by their nightly rate budget and then I was out of the list. That would work much better if Airbnb enforces only total prices view and the rate filter is by total price and not nightly. That would make everybody to be in the same boat.
Some people are absolutely turned off by that jump in price at the end, like a bait (lower nightly price) then the switch (the surprises in additional not factored fees). You said you tested it, so …

@@bellad1063 yes I tested it and I compared the listings around me. Everybody is listing cleaning fees, so at the end all of the other homes will have a jump in price but mine would have a very high nightly rate already discouraging guests from clicking on my listing. As I said if everybody was doing the same configuration would be better.

A PMS like host hub will not. (They connect using cohost connection not full API

Hi Sean! Recently had a guest complain about the size of the studio he booked (Square meterage and up to date photos are on the listing) he asked to be put in a different property but we were full up. He complained to air bnb and got a full refund i had a cancellation put against me without my permission.
As you can tell this situation is a robbery, he booked it with all this information! What should i do? the support is so slow

How do we gauge the price we will get for monthly stays when we apply a discount? This has always been confusing to me. I have dynamic pricing with pricelabs but how do we know the right discount to place on monthly stays when the algo and settings are always always adjusting future pricing based on demand/seasonality?

In the UK we don’t have management fees. What would you advise? Also, if you have a bit of research you can see almost everyone in central London has cleaning fees.
Are there other one times fees? Like a community fee?

I'm actually abroad now and when I restart the browser it' showing me the other type of fees now but by the time I set them up, its reloding and it despairs... I've got only 3 listings. HI Sean, Do you use a channel manager for your properties?
The new listing editor seems to have hid the "Bedroom" editor behind the photo tour. I can't configure the king beds for my property without turning on the photo tour :/
Any idea how to turn it off or bypass the photo tour?
Just skip declaring photos for each room. It should not force you to select photos.
Worst case scenario go to the whole thing with the photo upload then, after all declarations are made delete all of your photos, and then re-upload them again
@@AirbnbAutomated That's what I thought, the new UI made me click into the photo tour, it then auto-sorted the photos without asking me and then invited me to make changes. Now it's stuck
Okay I figured it out, probably a full video you could do about it. The UI really forces you to do it there way, had to go into manage photos and transfer all the photos to "Additional Photos"

I have a question, My bed is 79"x63", A European King bed is 63'" wide, whereas a US is 76" wide, On my listing in Europe should my bed be marked as a King or a Queen? i.e. it is a King in Europe but a Queen in the USA.
I would suggest to set it according to the standards *Europe vs *US, depending from where do your guests come. Have a lovely day and best of luck and success with your STR.

On the iPhone app it’s in calendar > choose a listing > settings > fees
