I'm mostly a boarding house in CO however my home in FL I'm turning in to a short term. These are good tips. In CO house I painted the ceiling. Makes it feel really Italian. Everyone comments that they like it, the feel of being in area of the house. Thanks for great information!
Thank you for the tips! I like the idea of using props to stage, however I would say from experience that if a listing shows large mirrors in a room, I expect them to be there in real life. This is something I look for especially for girls trips, bachelorette parties etc in which many people like mirrors to complete makeup and hair etc
Great presentation Sean! I find that my Guests are a great source for recommending amenities. Guests will let you know what is lacking. Sometimes, their suggestions are just not practical. However, if you have three different parties saying the same thing, pay attention! PS - Not one has ever asked for a pool table. 😅
In looking for airbnbs lately for a family getaway I was shocked at how many great properties I had to bypass because they simply didn’t have enough table seating for the number of guests advertised. If you advertise a home for 8 people, then be sure your dining table has seating enough for more than 6. It’s such a small cost to buy 2 extra dining chairs, not sure why it is overlooked so often.
Appreciate the videos you put out. Not having your listing looking just like your photos with “props” is a ticking time bomb till complaints, unnecessary questions and ultimately bad review.
I loved this video! It was very informative! I'm in the process of buying my first AirBNB right now, and it is already an AirBNB with bookings out till May. My first question would be.... How do I create a timeline make the changes to paint, furniture, decor, etc when the guests that are already booked are expecting to see what was in the images they saw when they booked? Is there a way I can inform the "already booked guests" that we will be making those changes or "upgrades" to the property before their stay? Is there a better way to do this without cancelling guests that booked with the previous owner? Maybe by telling them those upgrades will come at no extra charge for them? Finding info on this has been challenging.
That’s a project management question. ( How to determine downtime requirements ) You can just message guests about upgrades you’re making, that you’re excited and you hope they will be too
Hey Sean, great video and information. For 2024, I am looking to add a unit. I was ready to acquire a unit with a pool. After reading on the potential liabilities, I am now not so sure anymore. There is advise for proper signage and pool build compliance. What are your thoughts on having a Airbnb unit with a pool? Most people are responsible, but it only takes one.....Need your advice, thanks
Hi Sean, what if you have an Off Grid Cabin in Montana? You seem to know all about high end places . Any suggestions on an Off Grid 1800's logging cabin ? Probably not. Its not you focus. If you want to look iy up its Cabin in the woods, Darby , mt . Thanks for your time ****
Tip #1 still very much directly applies. Find other destination cabins, see what they offer, and check their calendars and reviews. People are more forgiving about some essentials. But lakes/ponds and starlink are two big adds. Properties all do better near water and even people who want to unplug are afraid of being forced to completely unplug
I really hate black, dark or patterned ceilings. Feels like they are falling in my head. Gets a bit depressive and claustrofobic for me. But we are all different...so.
Listening to your #6, I just thought about this: Who would want to focus on shorter stays vs longer ones? I mean, shorter stays mean more cleanings, so less money in your pocket... Am I wrong?
Not necessarily. In my region most of the properties take only long stays (accept reservations per week). I saw this as an opportunity for myself and I accept even single night stays. With this, I can charge much more than my “competition”, as I’m one of the few to take 1 night reservations (and more on a neutral kind of decoration to get the best of both worlds). tip #6 is interesting for me because in contradiction to the long stay situation, lots of properties have colorful/busy decoration that makes me wonder who can stay in a property like that for weeks. Still, they get booked.
Thank you guys for your feedback. I guess I was just focused on my situation (I benefit more from longer stays) I failed to see where other hosts stand, (location, property size, local regs, etc.), but thank you for pointing that out.🤙
For Sean no, he pays hourly now.. paying 2-4 hrs isn’t the loaded one off market price for a cleaner.. then some people pay for it or you bake it in .. statically short term pays more than mid, mid pays more that long.
@@bellad1063 Yes, definitely makes sense in that situation. I don't have my own cleaning crew, so I benefit more from the longer stays. Thanks for your feedback!
Buying a couch, recliner, bed, or any other large items online without putting your eyes on it before you buy it is a fool. Don't be lazy go to a furniture store and try it out yourself see if the product is made to hold up to wear and tear. then pay for it and scheduled a delivery date.
But you keep making videos telling everyone that "airbnb is dead"... so ... why are you making so many videos about it? Comment for your algorithms as you'll allegedly be broke by what you're saying about Airbnb being non profitable.

One of the best tips I learn from your videos was about the King bed in your listing title believe me it worked for us,
What size property do you have? We have one bedrooms up to 4 bds all with king beds. Wondering how to word this?

When ordering furniture, make sure you can do the assembly and that each assembly can be done quickly. 💖🌞🌵😷
I love to get actual tips and not just the obvious like in other channels. Thank You!
Thank you :)

Thank you for you video, it have been helping me all along in past five year on my airbnb journey.
Love to hear that
Hate Amazon for couches.
Loved the video! thank you for the tips ! I am starting soon, unfortunately couldnt start buying furnistures before getting the lease !
For comfort, what specific mattress do you like to order? What reviews well with guests?
This was the most helpful video i've came across on airbnb listings EVER!
I just discovered your channel and it is amazing. Great tips!
amazing content!
Good point about photos, but comfort is most important./

If the prop is significant enough, yes.
I’m reporting from my experience of over 25,000 reservations
Perfectly explained! Thanks.

NIce and helpful video, where can I find the big crystal behind you?
I had these mined and imported. Market value for these are $80,000 or $100,000.
Thanks for your tips... Great help

Hey! Thanks for posting the content! Are you satisfied with the sofa from Sofamania? Also, any other furniture provider you recommend?

Listening to your #6, I just thought about this: Who would want to focus on shorter stays vs longer ones? I mean, shorter stays mean more cleanings, so less money in your pocket... Am I wrong?
To meet the needs of an underserved market. Other players could all be hyper focused on mid term.
Not necessarily. In my region most of the properties take only long stays (accept reservations per week). I saw this as an opportunity for myself and I accept even single night stays. The Props idea is a bit shady. Your listing should look exactly like it’s pictured.

Make sure the kitchen pictures clearly show that there is a stove. Sometimes it is not real clear.
Is the closers crash course still up to date?
If fact. It’s been redesigned into a mentorship, with weekly coaching calls
HTTPS://rakidzich.com/closers
@@AirbnbAutomated where can I join the calls I bought the course a while ago was I suppose to get a email?
@onetwo4932 there is a Facebook group, “the closers mentorship”
You join that to get added to the calls
@@AirbnbAutomated do you still have to pay the weekly even if you already bought the course? , i sent a request to join haven’t been accepted in yet
@onetwo4932 the mentoship is a new product. The weekly coaching calls cost $30
I’m waiting for town permits 5 months 😢
Throw blankets are cheap enough to buy one for every room.
Did you use AI to make this video? It sounds like your voice without the deep tones. Maybe it’s just the sound editing?
Nope just a little rushed on the noise, cancellation editing took out the base
Buy a nice couch.

Oh no, dont add a nice mirror there as a props. I chose my AirBnbs where I see there is an actual mirror available. 🤓
The prop stays in the home, its just used in multiple photos/rooms
anyone made their ceiling black after this video?
Honestly thought you said 'a little blackface* ...
