Great video! A lot of meaningful knowledge. I do think tho you might be giving Airbnb a bit more credit than they deserve about how smart their system/algorithm is. For example, I’m skeptical that Airbnb will cross between the review a guest leaves and the price p/night they paid and accordingly will push the listing up or down in search results. In my opinion it’s more likely they see what the listing is usually booked for and thus decide if its price is attractive or not.
The first tip is the first thing everyone should have in mind, way before even thinking about pricing. Even though, you could be a Visionaire and have a listing for a niche that isn't represented in that place but that it exists or is growing.
I need AirBNB listings to show the Shower and toilet because we need grab bars!! No one lists or show this and we end up not booking. Also we need if property allows dogs.
Me too, so we added a Godzilla pinball machine and a Galaga mult-game which has helped some. Figure out something you can add that will differentiate you.
People are returning to hotels now. Boutique hotels are where Airbnb customers are moving towards. There is no cleaning fees and all that add ons plus there is breakfast available and rooms are much better. Airbnb is falling out of favor with the public.

You cant add it under the amenities section. Airbnb assigns it like they assign categories. Update your rooms and spaces to describe bed size. Then it will adjust
It has been moved to the Photo section. Add 1 photo of your bedroom in the room, Bedroom and that photo of the bed will show up on the landing page. You will then have the option to add bed size (in the photo section) under "Sleeping Arrangements"

Tried the flexible incognito in a few markets and it shows single rooms, so for comps are we not going to look for listings closer to our capacity? Or at what point does it fail to show the most popular? I just see fairly nondescript hotel rooms. Thx. Follow your stuff all the time.
If it’s showing rooms in some markets, it is likely responding to the fact that many bookings in that area are low priced bookings and Airbnb is trying to represent enough listings that are below a certain price point. You could refine your search to be more relevant by filtering for entire home. Just recognize that you are now influencing the data and getting Airbnb’s representation of a subset instead of the entire market.

For the youtube algorithm i often just reference airbnb. But yes, and also if you read in between the lines of the content, 90% of airbnb content applies to VRBO. BUT, we are overdue a VRBO video for sure
Stop saying my place is worth more than $80. I feel targeted. In my head my listing is worth triple that but in the winter that’s all customers are willing to pay. 😂😭

Sadly Airbnb does not give us these metrics. But thankfully just knowing they exist allow us to respond to them.
