    Great video.. i'm just getting ready to publish but still hesitant until i learn a bit more. Advice pls: I have an EGG CHAIR by the POOL. I specifically bought the chair to help promote our listing by getting guests excited to take a selfie in the big comfy egg chair on our beautiful cedar deck, over looking the pool. Can I say in that particular photo description.. ".. don't forget to take a selfie to send to your friends and family... nothing like a shameless selfie by the pool.. who knows.. maybe we'll ask your permission to use your photo in our listing ;)... (or would that be seen as a no no to airbb???)

      I definitely would! And if you have a social media profile for the listing, that's a great way to get tags and increase the reach. Stuff like that helps stands out. Things I like to do for amenities like pools is to picture with folded towels out, floaties in the pool, and stuff like that to make it stand out and have the potential guests envision themselves in the space. Some little marketing tricks:)

      Thanks for those tips! I'll see if I can work that out even before we open the pool in the spring. I may have some pics to work with. That's a really great idea. I hadn't thought of staging it. Actually I have one pic (hilarious) of my daughter in her new kayak in the pool haha We just had to take the photo op that day. Lol

      I don’t focus on MTR but it’s a portion of my strategy in the low season. I’ll keep my base prices a tad high (comparative to the market) and then utilize length of stay discounts to incentivize the longer bookings. And make sure to make your booking window and maximum booking length conducive to MTR. To get a boost you can also call or talk to local staffing agencies, military base housing offices, or hospitals to try to get the in with the source for MTR bookings in your market.

    Great vid brother! How do you change your one night stay bookings to a higher price?

      You can set your nightly price at $X and then give an X% discount for stays 2 days or longer (or whatever you want that length of stay to be). Or you can put a premium on available single days.
      We also use a tiered minimum length of stay so that people can book a one day stay only inside 14 days, outside of that it’s 2 days up until 45 days out and then it’s a 3 day minimum. That way our calendar isn’t interrupted by one day stays that screws up our availability.

    Not necessarily, if you get bookings that don't convert to booking, that is actually bad for your SEO. Main factor keeps remaining the reviews.

      Not sure what you mean by bookings that don’t convert to booking? The factors that play into it are 1. Quality (reviews - so you’re spot on there) but also 2. Price and 3. Availability.

      This is exactly why I came. I was told that if you get a bunch of clicks of people just looking but not booking that it's bad for SEO. Is this true??

    The real hack that you never mention is to post your listing on multiples groups on all platforms across the world. You may get banned from some groups, but this will give you hundreds of views, even thousands. So if your listing property is good and you do this it will confuse the algorithm and airbnb will promote you to the top of the page in your area. This trick always works and I do it every 6 months or so when I want to increase a listings occupancy.

      That's a good point. I've had a mixed bag of success with that tactic. Sometimes getting the post removed or getting booted from the group. But it definitely work.

      So you post your direct booking listing link in facebook groups and such? or just your airbnb link? And the airbnb algorithm will favor that with all the referral links?

    Does it make sense to hire a HK if you only have one property? I only have one unit at the moment but paying per flip would almost cut my profit in half 😢
    Doing the cleaning myself is becoming a bit much with school and work. 😢

      Yes, it makes sense to hire a HK even if you only have one property. In the long run, it may save you money and time, since you won't have to do the cleaning yourself. Consider looking into hiring a HK that works on an hourly rate instead of per flip, so that you don't have to worry about cutting your profit in half.

    Where do you know from, how many views a listing had? Where do you get this information?

      The views for each listing can be seen on the Insights tab on Airbnb. That tab really has all the information of your listing performance
