Absolutely love this floorplan. Not crazy about a half moon sink but it's a compromise I'd make for all the storage area and that incredible kitchen. Love the exterior look too.
The only issue about having a big closet in the bathroom is moisture. I don't think having a clothing closet directly in the bathroom is good. If it was right outside the bathroom, but still near the washer and dryer that might be better. I love the stairs up to the loft. For anyone who isn't 20 I think that you need a higher ceiling in the lofts in tiny houses. You could never sit up in a bed in some of these lofts. The layout is really great with the kitchen at the end and with room for full size appliances. I wish that they made their lofts with some kind of half wall for both privacy and safety. I would extend the wall on the stairs so that a TV could be mounted, etc. there and the livingroom furniture put across the way facing the stairs. You could probably get some kind of movable island that use could use stools at for at table for the kitchen, too. I wish that I lived in Tennessee! Good luck to whoever buys it!

Lowe's sells blinds that attach to the doors like the one here. They run about a hundred plus. LOVE the kitchen up front like this. Tongue box is great and the bathroom is perfect! I would like this at 10 x 28 to fit a downstairs bedroom.
I was thinking son could be upstairs and the area for the large over sized chair can be a pull out bed with no problem. Thinking I am talking my self into this one!!

So true! When they stopped building custom I sort of lost interest. But I kept thinking they would realize there needs to be a little custom work. So every few days I check in & see what they are up to. Would love this with a down stairs bedroom.

The kitchen is the best. But could be a little smaller to make more room in living room for pull out bed or Murphy. I just don't see enough closet handing spaces. Good for vacation house. The upstairs loft just needs the shelves or book cases I have seen in other models. But, overall a really nice house plan. Another idea, would be to make the laundry and bath, smaller and put a bedroom down stairs. I would eliminate the stairs. Use upstairs for storage or bedroom so that bathroom and laundry could could fit.
That is a great floorplan! Fantastic kitchen and bathroom. Has everything you need with room definition which makes a huge difference. I'm sad you are no longer doing custom homes.

This is a fabulous floorplan for people with mobility issues - there is enough room for mobility aids. That bathroom/walk in robe is brilliant for those who need personal care support for showering and dressing. Love everything about this house.

I love this house because of the kitchen and bathroom, but I like the smaller living area, perfect size for 2 recliners like we use in our home! Or you could even have a loveseat hide a bed for guests! The loft is perfect for a king size bed!

I agree... 2-4 more feet in the center/living room, would allow for a couch, a folding table on the front door wall, and a TV mounted on that same wall (next to the front door). I'd also build in a tiny closet right in front of the top stair step, in that little corner. Might need to add this floor plan to the model homes (24' long version)!
Beautiful craftsmanship! 10' wide makes a huge difference. First loft I've ever seen (and I've been watching tiny houses for many many years) that I think I'd be comfortable sleeping in. Joseph could definitely build my house!

You have the most fun house tours and lot tours. I'd love to own this house. $65,000 is very good price. I love to cook. Kitchen is perfect. Bathroom is perfect. Anything smaller does not work for me. Am clumbsy. Have movement issues. Unfortunetly I can't get the money now. I do have the land.
Love how the closet and w/d are together like a dressing area and it's all next to the bathroom. Great idea! The tiny living space is perfect for one person...so cozy. And the kitchen has plenty of cooking space and walking space.i just love this set up. This is Soo nice!!

I definitely agree a main floor bedroom is a huge selling point. Especially for seniors.

I agree... 2-4 more feet in the center/living room, would allow for a couch, a folding table on the front door wall, and a TV mounted on that same wall (next to the front door). I'd also build in a tiny closet right in front of the top stair step, in that little corner. Might need to add this floor plan to the model homes (24' long version)!

10' wide makes a huge difference. First loft I've ever seen (and I've been watching tiny houses for many many years) that I think I'd be comfortable sleeping in. Joseph could definitely build my house!

You have the most fun house tours and lot tours. I'd love to own this house. $65,000 is very good price. I love to cook. Kitchen is perfect. Bathroom is perfect. Anything smaller does not work for me. Am clumbsy. Have movement issues. Unfortunetly I can't get the money now. I do have the land.

Love how the closet and w/d are together like a dressing area and it's all next to the bathroom. Great idea! The tiny living space is perfect for one person...so cozy. And the kitchen has plenty of cooking space and walking space.i just love this set up. This is Soo nice!!
