I wonder if you could get approved to build another small town. Hightech. Solar and wind turbine. Maybe hydro power. Wells. Only EV, free EV shuttles Transportaion within the town and to neighboring cities that run 24/7. All wiring underground. Small airport. Small organic grocery store. A few nice restaurants. Drive in. No franchise. No gas stations. Small Privat practice for health care. Private security and fire dept. Post office. Local gym. Movies theater. K-12 schools.
