I currently own in Sarasota but the ridiculous costs HOA and the overdevelopment of overpriced homes and apartments is really making me want to move. I love my location close to the beach and downtown. They are destroying it! I have been considering a build in North Port or Port Charlotte but fear that it may change as quickly as Sarasota has. I bought summer 2019 and now it is almost unrecognizable in just 4 years! I want to be within 30 mins max of the beach and prefab home on a lot would be the most affordable but to lose my proximity of the beach only to end up in another overpopulated area in 4 years would be horrible.
Hey Noah, small caveat. Port Charlotte covers much more area than what your map shows, including the west side of Myakka River known as Gulf Cove and South Gulf Cove

I tried super hard in the summer of 2022 to get a house with top credit scores and nothing would come together. I guess I know why now. I still would like a house in that area but do t think I could afford the home insurance ! Geez. It’s driving the normal people away !!
Route 41 is much nicer in North Port and the commercial area is much newer. In Port Charlotte, the commercial area seems a little run down in parts. North Port has a nice public library and North Port has a nicer feel to it overall. North Port may have more diversity, and I think has a Russian and/or Ukranian immigrant community.
I will be back down to PG in two weeks camt wait to get back i hear fishermans villiage is up for sale and Harpoon harrys is moving across the river to Port Charlotte thats a real bummer but for me its Punta Gorda my favorite little city in all of SW Florida looks like it will be eagle point park unless i win the lottery then it will be PG isles.

We are under the Sarasota umbrella. If you live in north port you have to expect to go to Sarasota often which is a 40+ minute ride without traffic.
North Port land prices I believe will stay the same and go up because how cheap they currently area. Being able to buy a 1/4 lot in one of the most desired counties in Florida for only $20k-$25k is a great price. Home prices in North Port are also the most affordable in the entire county so I see these prices staying steady. North Port has its own schools within city limits. They are part of Sarasota County school system but are located in North Port.
I’m 57 with a clean driving record and for full coverage insurance on my 2018 Q50 Infiniti with all the safety features is $300 a month !!! And I work at the Post Office and there’s no way I could afford $6,000 a month for flood insurance ! It’s stupid expensive but needed. I don’t know 🤷♀️ it’s sad but I’ve got to realize that I’ve been priced out also and need to return home to Wisconsin! 😞 I’m not thrilled with yucky Jacksonville anyways. This city is DISGUSTING!
I live in Port Charlotte for the past 17 years and have to say in the beginning my property tax was 2200 back in 2007 now I pay 4400 house ins was 1500 now its 4400 and flood ins is seperate thats another 1000 and I pay 214 for car ins never got a ticket in my life they rip u off for everything here to be honest I have been thinking about selling bcuz I am a widow and just cant afford it every year they raise honestly I'm better off selling collecting my money and just renting a condo until the good Lord calls me home I'm 63 yrs old I cant keep up anymore PORT CHARLOTTE is the most money hungrey state I have ever seen in my life thats why the homeless camps are out of control !!!!!!!

North Port is growing faster than Port Charlotte for sure so we will see more commercial development=

Parts of North Port have city water. New construction homes do better in hurricanes as they are built up to prevent any sort of flooding.
