    Honestly regarding North Port, the Pros override the Cons in my opinion. In fact some of the Cons are actually Pros for my Wife and I. After our recent visit we can confirm that you can get more bang for your buck in North Port. We'd Love to watch one of your videos which includes a visit to Warm Mineral Springs Park. We didn't get a chance to stop in so it'd be great to see it on one of your episodes. Thanks for another great episode 👏 🙂

      Glad to hear that you liked North Port! I can definitely see a lot of people considering some of the cons to be pros. It just depends on the person and what they're looking for.       It seems to me Warm Mineral Springs is mostly weird elderly people and the neighborhood is rough with many Russians who have been there a long time. But it's close to Wellen Park.

    Some say it's boring? Maybe...but there's no bars on all the windows or people working the streets for crack...like all the other exciting places. I was there and now want to live there.the beaches are close enough and it's a safe clean place.

      I live on Alliance Ave. for about 2 years and find it very safe.

      Exactly. It's quiet, safe, has plenty of shopping and restaurants, and is near lots of other cities with plenty of other things to do.

    Another pro & con in one: NP is in a major hurricane zone where it's wise to only buy a house with such strong wind mitigation and window shutters; most homes built after 2010 meet that criteria. Homes between 2004 and 2010 are "good", but those older than 2004 may be poorly prepared.

      Good point. It seems like most of the Venice, North Port, Sarasota areas haven't been hit hard by a major hurricane in years though, but we do know that North Port saw some flooding in the streets a few years ago.

      @@nickoreshin3002 Seattle, Washington hasn't had a major earthquake for 100 years, but is in a major earthquake zone and is due for one. Also due to climate change, Florida is increasingly in a major hurricane aone.

      Yeah after hurricane Ian I didn’t see a lot of window damage and stuff the thing I seen was just roof damage including mine and a lot of trees gone sadly

    Wellen Park cons: Flood risk is higher than most of NP, unrealistic high prices vulnerable to market correction (but who knows for sure.... could go up much more), HOA, tiny lots.

      The way they've been building most of the lots and communities with the raised home lots and retention ponds should prevent most flooding issues. The community we live in has a similar setup and we haven't seen water levels ever get close to being a concern. Short term there may be some price swings in the area, but I think long term they'll appreciate a lot once the new downtown is built, and even moreso if a road is built for quick access to the beach. Only time will tell though. Thanks for watching and commenting!

    5:30 Warm Mineral Springs.. my grandmother used to live in La Casa almost across the street from WMS..North Port annexed WMS but LaCasa and the other neighborhood got left out and is still a part of South Sarasota County (aka "South County").. but North Port was a nice town and it seems to only have gotten better even have a Walmart now. I hope that NP will recover and rebuild after Ian.

    In NP, you can get a premium oversized (12,000 SF) freshwater canal lot good for small boating / fishing (no swimming) for around $30k, but usually require a well and septic.

      Yeah, there's a lot of unique opportunities like that in the area, but it does lack development in some regards in parts of the city.

    Also a great mountain bike city. Three different trails here. Hillsborough trail is one of the best in the are.

    North Port "You can't always get what you want but you try sometimes and get what you can" cue the 🎶. As a North Porter, Jesse nailed it. Wanted Sarasota, unable to afford it needed 3 bedrooms (#workfromhome) and wanted a home with a pool built in the 21st Century. Settled. Maybe needs will change in 13 years when I can start looking at 55+ communities 🙂

      It definitely gives a lot more options if you need the space. We almost bought there because of it, but ultimately decided we'd rather be in Venice even if it meant a smaller home.

      @@LifeInVeniceFlorida just saw a CBS News segment called Wasteland on Paramount+ where Episode 3 was on SWFL. About Fort Myers and the blue green algae from 2018 that mixed with red tide caused a lot of dead sea life on the shores. Curious if you two were in Venice for that and if so was there any signs of it there. CBS News basically said it was due to the massive population increase and septic tanks.

      No, we'd just moved to the Orlando area in late 2018, but there was a pretty bad red tide this last summer. We'd heard it had something to do with a pollution leak in the Tampa area a few months prior, but we're not 100% sure what causes it. It did smell pretty bad at times and kill a lot of sealife. It lasted a couple months total. We'd mentioned it in a few videos around the summertime. We'll definitely be keeping tabs on it the next few summers and be taking about it in future videos if it gets bad again.

    Really good video. Can you recommend a good neighborhood with a new construction that is on city water sewer and built up so no flood zone? Also near good shopping and the main highway, near the Earth origins market? Thank you!

    I’m a young guy going to school here in Fl State. I know one day I want a home with a lot next to it. I really want to garden in front of my home and also cultivate a fruit/vegetable garden out of the lot. I do some online window shopping here and there on those type of properties. Problem is I see many of those properties are subject to HOA and I read they don’t allow for the gardening, they like clean shaved properties. I like North Port / Venice area because the beach is just a hour drive if that. I fish on the weekends but I want that country feel. I like my neighborhood to have those empty greeny lots here and there. I think it’s the perfect balance for a weekend fisherman and also a countrymen that likes his space and green back in the neighborhood. What are you guys thought of my chances of finding a home like I want in FL. Thanks great content.

      In North Port that is something you'd be able to do. There's much fewer HOA's and more availability of land. We've seen quite a few North Port homes with gardens outside.

    We are thinking of moving to New port from greenville sc. The houses are a bit cheaper than here and my husband is a disabled veteran and should be able to get a job on sarasota. I work remote. One thing I'm wondering is for autism are all the therapy centers located in sarasota?

    I absolutely love the rural feeling of North Port. I love that we are not too close to the beach because let's face it we do get hurricanes. More than anything I love that North Port still has so many densely wooded areas. I just wish developers would stop clear cutting the land, I mean this is why people move to North Port, the natural beauty. If you're looking for a city life don't move to the country there's no comparison between the two. You either want a more relaxed country atmosphere like North Port or you want a more upscale fast-paced City Life, like Sarasota. Choose, that's all you need do. Choose what you want and move to a city that meets your needs. But don't denigrate Northport for not being a fast-paced city because we like it just the way it is.

      We didn’t mean to offend North Port. We actually love the rural feel, but like you said, it’s not for everyone and that’s what we tried to explain in the video.

      ATT&T is just okay...T mobile is better and Verizon is pretty good. All boils down to Location Location Location

      NP vs PC: PC is more in a flood zone and further from I-75. NP is under Sarasota County which may be more strict with permits, etc. NP is quicker to Sarasota and beaches.

    The U.S. Post Office, in the same complex off of Sumter Blvd. As North Port City Hall, is considered Venice. Want proof...use the machine in the vestibule or check your receipt from the counter. When we filled out our U.S. Census form our address was listed as Venice...we live near the Glenallen Elementary School. Politics and $$$ probably at play.
