Glad to have found your channel man, working as a GC, it must be so much easier to have you as a homeowner who knows exactly what he wants. Takes out guesswork and potential for miscommunication. And completely agree with you on finishes, especially the thought process for flips. Even commercial buildings are doing the same too; finding cheaper finishes with the same look. Awesome to see your growth, I'll keep following along!
Great tips for people who aren't aware of what's expected. In pricier rental markets and submarkets even tenants will expect all this as well, not just home buyers. If you want to get top dollar on your rentals or tenants that will stay for years, you need to be providing all this. Great job man, keep it up!
Doing some of this stuff right now. Except we're going granite because it has that shine that quartz doesn't have but we were going back and forth for awhile.
Awesome videos!!!! Because of your videos I have made my own flipping business and have made over $350,000 in little over a year!!! Thank you so much for making great videos
But it makes me sad to think about all the really value added products you guys could have done if your former presidents would not have sold out to China. I mean, here in EU we still manufacture things, not only design them
@@flennboyd6413 to me that it is a weird thing to say, beyond manufacturering, then the US also should be beyond using manufactured products. Globalization should be about specialization, not about monopolisation.
Hi, I am just getting into flipping late in my life at 36. Seems like the market is tanking. What are some strategies you recommend, or can you do an episode on the current landscape of real estate?
I have the Lifeproof LVP in one of my vacation rentals and it's only been two years and it's all scratched up. I'm very disappointed in it, and it costs $3 a sq. ft. I'm looking for a new alternative right now. I'm going all white walls, doors, and trim with all black fixtures and black bath fixtures as well. Great video, I just found you and I'm subscribing.
Ryan... Don't large baseboards add value to the home? It seems outdated to have small baseboards. What type of baseboards do you recommend if we decide to include them in a flip?
I believe so. I used “LVP” on my most recent investment and it’s the same as he describes....cushion around the bottom..scratch and water resistant...and $1.89 per sq ft on the one I used. Also...the color he showed in his example is almost EXACTLY like the one I used: Khaki Oak by TrafficMaster at Home Depot
Hey Ryan, would you happen to know how well this translates from different areas markets? I know you’ve done a lot in California but how well does this fit in a market like Austin, TX or Denver, CO? I aspire to get into flipping homes and have been working on the building blocks to get there.
Love the content. I listen to this will I work. I just bought your book and am currently waiting for arrival but I am curious if you do a lot of back and forth on prices for homes you are going to flip or do you usually just take it at price. Still new to this so trying to learn as much as possible.
We definitely have to negotiate a price that works for both parties! We need to get the house at a price that works for an investment, but we also understand that people have a price they would like to be near
Hey Ryan, I really enjoy all the informative real estate investing content you provide but I had a question about tax lien and deed investing on my last comment I guess you missed it. Looking forward to hearing from you.
I'm always down to try new things! In this situation, when we are flipping hundreds of houses each year and we have a system that works and the aesthetic is what people are currently shopping for, I think it makes the most sense to keep doing it how we are doing it!
Yess bro awesome, also been loving your other recent especially with your wife! 👍👍.. Also do ya think if I were to be in the professional world I should cut my hair?
@@RyanPineda alright thanks man... I’m not about that short hair life but I often have to cut it for sports and stuff but thanks for answering my question. And from your previous video what sports helps me with is dealing with stress. Before games an insane amount of nervousness and stress goes on then later when I approach a stressful situation outside of sports I feel better about it because I played a game. Sorry to be long winded but thanks again.
haha. white paint is coming back? I've always had white, and never changed. the beige trend looked like diarrhea. White has always been the easiest to decorate.

this channel is going to blow up. very well done, great info. your cpms are probably thorugh the roof. 500K by end of the year im telling you
Thanks for your support!
Awesome! Great tips. Especially the contractor guide for uniformity.
Glad it was helpful!

That is awesome!
Making the first 4-5 pages would be a great lead magnate to get email signings and folks in your system!!!
Great vid! Would love to see a follow up video that goes over the same type of construction info but for long term rentals instead of flips.
Thanks for the feedback!
With a long background in the manufacturing industry, I really understand the value of having this guide to the contractors. I am impressed. 👍
Glad you think so!
@@RyanPineda you are welcome. 😊

And consider the fact of a real world crisis, the US is totally dependent on China for supply of steel etc.
That vinyl tiling is so nice! Have it in my house right now and we love it!
I love it!

Fabs, great info! Love having a standardized system. Also helps with repairs too.
Definitely! Thanks for the support!
Did you post the guide?
Your channel provides awesome content. Just wondering if you coaching program would work for flipper in Canada?
I hate under-mount sinks. The creases become nasty after a while.
Hey Ryan, Where Can I find the contractor's guide?
Great info! Should I go with glue down or floating for an airbnb?
You’re a smart guy Ryan !!!!! 😊👍✅
Where do you source your appliances and what is your average price?
Ryan...
Don't large baseboards add value to the home?
It seems outdated to have small baseboards.
What type of baseboards do you recommend if we decide to include them in a flip?
What color do you paint the exterior? Thanks 🙏🏼
I will post your link on Blackboard for my college real estate classes. This video is very helpful and validates many things I tell my students.
Thanks man!
Great video! Thanks for sharing.
I flip houses and learned some good info from you. Would love a video of before and after for some of your flips
Sounds good!
Love this...I use different types of materials in different properties...I look for durability and a nice luxe look that’s cost efficient
Great! Definitely want to have quality while not breaking the bank!
Oh good, based on your video my mistake is putting 2k fridges. I put them in rentals too. I hate buying fridges.
So I have purchased my first unit and I am the process of rehabbing. For my first unit do you recommend selling or renting?
Is LVT the same as LVP?
I believe so. I used “LVP” on my most recent investment and it’s the same as he describes....cushion around the bottom..scratch and water resistant...and $1.89 per sq ft on the one I used. Yes pretty much.

Great information! Love all your videos. Would you also suggest to purchase countertops from wholesalers as well?
I would love to see anothet video like this, but with what materials are good for rentals. Keep up this sort of video!
Great thank you for sharing this information god bless you 🙏🏻
Is the guide in the FF course?
Once I get my captain to comfortable levels I'll be big into real estate
Nice!
aaaaaaaayyyyyyy the millennial money guy
I’m 16 and gonna start when I’m 18
Thank you Ryan learned so much
Saving this for when I remodel my house next year.
Great tips! How do you set expectations on finishes with a contractor you're working with for the first time?
The contractors' guide! It removes any discrepancies on where to get materials and things of that nature

Great video Ryan!
Glad you enjoyed it!
great advice, man!
Glad you think so!
9:56 that ain’t a doorknob.
Hey Ryan why wouldn’t you go pick up all the materials? Since if they go and buy them, you’re paying them to wait at the store and shop
Good video
Great video
Thanks!

Strange that the FHA requires a dishwasher but not a fridge.
if you try new things in houses you might find an even better result right

Hahaha in the ebay house the have the cheapest ugly brown tile in the main family area and a cement countertop. Cheap works for billionaires too. :)
haha. white paint is coming back? I've always had white, and never changed.

Graham Stephen should watch this video
god I wish I could pick your brain on how to buy a house and redo - houses are so expensive where I live. ughghghgh

That guide is probably digital gold 😅
Its been very helpful to the people in my program!
Ryan, how did you transition from minor league baseball to real estate?
New intro and new music!
Yep!
No disagreements lol
Glad you enjoyed!
So tired of white houses, almost as tired as grey 🤣
Funny, just had someone in the comments say they're in favor of white lol
Thumbs down. You lost me at LVT
Great vid Ryan!
Thank you!
