I know you said you planned on doing this but just to throw in a video recommendation for you would just be finding deals and calculating ARV, repair costs, etc. Basically just number crunching. Maybe videos of you finding deals online, then going to the property to check it out, then everything after that if its a good deal, while breaking everything down.

So can you explain why a Wholesaler is needed, why can’t a seller go direct to a buyer? Or, conversely why does someone want to enter into a wholesale contract compared to going to a realtor to sell their home instead? Lastly, if someone is able to secure a wholesaler contract, (and with a minimal earnest deposit), that timeframe to find a buyer must be accomplished within a relatively short amount of time, if I am understanding correct? So, you would need to have some idea of who’s to be likely wanting to buy it?
As a believer I can’t stomach going into a home saying I was going to buy the house but my intention was to assign it. Do you tell the seller upfront that the goal is to assign? Would love to hear your thoughts! Thanks for the video
Cody Harris nothing wrong or immoral with assigning it. When I walk them through the contract I explain them the assignment clause. “This means if we want, we can sell the house to one of our partners or another investor. Sometimes we do it but either way it will not affect you. You’re still getting your price no matter what.”

Buyer's are willing to understand they are essentially paying more for what the "wholesaler" was able to negotiate?. Would the buyer then decline due to knowing they're about to pay 20k more than what it is being sold for? Or is it an easy route for them knowing they landed a property to flip since the hard part of negotiating has been completed. Lol I hope that makes sense.
Im trying to wrap my head around this. So far, no one has been able to answer this with several whole salers just leaving in mid convo after asking this one simple question. If someone came up to me with this deal, id look up the property. If you dont own it, im going right to the owner now cutting you right out. Whats stopping anyone from doing this?

That's negotiable. Either party can. It bolsters your offer more though as the buyer to offer to pay the closing fee, plus since you're not the end buyer you wont actually pay it regardless. And if the buyer doesn't wanna pay it and your wholesale fee is big enough you can always take it out of your portion to keep both sides happy.
I’m a little confused as to everyone saying that it costs nothing to do wholesaling but then they state that you’re putting e.g. 70k on a contract despite “not buying it”. If you can’t find a cash buyer does that mean you are now stuck with the property and 70k in debt? I’d like to get into this for the income aspect, but I dont want to hurt myself with making a mistake. Thank you for any advice.
From my knowledge. There are contingencies in the purchase and agreement contract that can be used to get out of the deal in those scenario's. You just have to find a good pair of contracts to use. Learn their jargon as well as you can because those fancy words will save you if all hell breaks loose.

I’m an escrow officer and have been for 21 years. It’s not as easy to find an escrow co or title co that will insure the transaction if it’s not disclosed properly. Most will turn away the deal unless it’s black and white and both assignee and seller are aware of the price increase on the flip side. Sometimes the investors don’t always disclose what the transaction is, which is where you run into issues and it can be viewed as a “double escrow”. As long as it’s mutually agreed upon and escrow is aware of the assignee, you should be fine. 🙂

Did he say 100k house 70% which is then 70k then minus 20k repairs & now you get the house for 50k, but need to make profit so you get it @30k & make 20kprofit. What market is this realistic in? Where you can get houses 70% off? Million dollar houses going for 300k @ that rate.

I don’t know this whole selling homes doesn’t seem as easy as RUclipsrs tell you. How do you calculate the offers? How do you know if you’re leaving enough meat on the bone for yourself how do you find deals? How do you find buyers? Everything’ seems too overwhelming to a person with 0 experience. Seems like a lot of things can go wrong for you.

BEFORE you sign a contract, you need a buyer. Signing a contract without having a buyer or a few buyers in the "wings," is suicide. You usually have 30 days to sell a house. What happens when you do ALL of that work finding the property, evaluating it etc; and you have NO buyer? Just my 2 cents.

You can wholesale in high ARV cities but it's more challenging.

You're 100% right. It took me months to know the business well enough to start wholesaling. Oh and I worked 70 to 80 hours EVERY week!
