I started stacking to SAVE wealth. I've always been the type of person to spend my entire paycheck. I hate having money just sit in the bank. I am under pressure to grow my reserve of $950k. before I turn 60, I would appreciate any advice on potential investments.
I can feel your pains. New guys need to realize the risks that come with all of this. You could lose it all and you could win it all. It goes both ways. Second, what works for A may not necessarily work for B and you should not be a bandwagon investor. A good number of folks are raking in huge 6 figure gains in this downtrend, but such strategies are mostly successfully executed by folks with in depth market knowledge.

I agree with you about evaluating a deal being the hardest part. Your formula is way better than the HG TB formula but ALSO, I like to take my rehab estimates and add 30% because it's always more expensive than I thought it would be. At least that's my experience. Great Video

I did a complete gut job 5 years ago, now I'm putting 150k in my pocket. it just hit me that i loved to remodel houses and I'm really interested in flipping. A lot of people around me are saying its too hard or too difficult to find a house. Short term capital gains will most likely also be a factor, it might be a few hundred bucks if you make $10,000 or less in profit but if you're talking about $50,000+ in profit you might want to rent it for one year at least so it becomes long term capital gain. It's what I do, negotiate a wedge deal, repair it, put it up for 1 year lease, the tenants will tell me any repairs or problems the home has, best part is that houses appreciate and since it was a rental I can deduct every single penny even if a repair was done to the house I live in.
appreciate it - but as a beginner it’s all very confusing still - if you can make a video walking through the easiest ways to get started and what the most recommended path to getting started is that’d be great - i have a little money to get started but it all seems pretty risky - so going through the risks/rewards would be appreciated.

Just decided a few weeks ago I would like to get into this business myself as my dad has been doing it for the last 10 years(albeit slowly and lacking efficiency) but it has kept him afloat. Im unfortunately a 25 year old college student who's only recently decided to get serious and finally start saving instead of blowing all my money lol. So itll be a few months before I can save up for a down payment and/or repair my credit from the horrors of an irresponsible young adults financial decisions. Regardless though this has been the main line of work/investing I have wanted to get myself into after seeing the possibilities through my dad and now various others like yourself on youtube who have been able to streamline the process and really quickly and efficiently flip houses. Most houses in Vegas are NOT too too old. Old houses can be far far too costly to fix up, in general, especially when flipping. This ain't much of a problem in Vegas where most homes are built from the 1969s to 70s 80s 90s and so on. Hes in a gooooood market for AVOIDING NIGHTMARE OLDER HOUSES!! LOL SERIOUSLY THOUGH GOOD LUCK N DO THIS WHILE YOU'RE YOUNGER IF POSSIBLE!
Not sure if you’re familiar with the Appleton/ Neenah/ menasha WI area, but there’s about 100k+ people in those 3 city’s together, but those 3 city’s ranked in the top 100 best places to live, and on average fixer uppers go for 75-150k and fully done houses go for 250-500k would you recommend starting my real estate career in Appleton/ Neenah and menasha WI (Wisconsin) ?

My brother is in a position where he can finance a home, my father and myself will fund the renovation but I am wanting to get my real state lisence here in Utah to save the cost of a real state agent. Would you recommend starting out like that? Getting our own real state license or should we find a good realtor to begin our flipping business? I would greatly appreciate your input 🙂

how long do you typically have to pay back the hard money lender if you borrow funds from them? Once you get the check from closing whats the order you do to pay back the hard money lender, realtor etc before you take your profits?
