Unless I'm misunderstanding something about your shower install, you should have redgard or some kind of membrane system before putting tile down...
Hi. I wouldn't recommend painting concrete porches and sidewalks in the future. These are high traffic rough areas so the paint wears down very quickly.

The bathroom downstairs is like a spa retreat. LOVE the tub! Not a fan of hard-to-keep-clean showers so if I were looking to buy, that tub would be a selling point for me.

This house flip was beautiful! My mom house looks similar to this house! I thought about painting the outside white with black trimmings and thought it would like horrible but after watching this video flip, it gave me LIFE ❤❤ love everything about this flip! Amazing job!!
The kitchen is beautiful and very generous and was money well spent. The floors are beautiful. I'm glad you kept the original woodwork. Our last house was custom built. I bought a lot of the interior items from classified ads. Some things were new and some of the things were used. We saved beaucoup bucks and the house was beautiful. A few of the things we bought: marble plank flooring for the master bathroom floor and shower for $700 from a person who couldn't afford to install it. (When I looked online it would have cost us $4500.) We found a brand new Kohler 3 bowl kitchen sink at a garage sale in an upscale neighborhood for only $25. It was worth $1600. We bought a $1,000 almost new Kohler cast iron tub for $100. If you have room to store things, this would be a great way to save money on your flips. We bought an entire used kitchen that a homeowner took out when he put in a new kitchen. For $2200 we got all of the cabinets, a fridge, oven, washer and dryer for $2200. We put in new granite counter tops, dishwasher and had the Shaker style maple cabinets professionally painted white. (This was for a basement kitchen. The seller threw in a free bathroom vanity that we also had painted.) That basement kitchen looked like a million bucks! If you use discernment and are picky with the things you buy no one will ever know. The people who bought our house told me they couldn't figure out why we'd sell such a beautiful home! It sold in 48 hours for full price.
My dad decided to refinish our wood floors himself in one of the houses we lived in growing up for my mom one long weekend while we were out of town (very sweet thought) - long story short, it took him a whole week longer than that and because I'm highly allergic to dust, I had to move in with my best friend and her family for a week because I couldn't breathe in the house until he finished the floors and they scrubbed the dust from the whole house. I'm pretty sure he's never gonna refinish floors himself again as long as he lives...And I know I'll never try it!
Lovely. As someone who also reno-ed (1907 house) during summer 2021, I relate to removing the plaster in the bathroom! With the help of two hammer drills, we removed three inches of plaster in the kitchen to reveal a chimney and a brick backsplash. Love it -- but what a mess.
You really lucked up with being able to salvage all the gorgeous wood floors and trim! Priceless original features that brought the home’s character to the next level!!

for the upstair bathroom, it would be so much brighter if you switch the location of the shower and vanity. the shower really blocked all the light from the window and you end up having a dark corner for the vanity. but overall great job!
i couldn't agree more! the vanity is so dark and that's the spot where you want light the most. i dont understand why they'd do this, this isnt their first flip.
I was thinking the exact same thing, but since they mentioned they did it themselves, maybe moving the plumbing to the other side was too complicated or expensive.
I agree but even better I would switch the vanity and the toilet instead. The toilet would fit perfectly in that spot and the darkness of the corner works better for making it feel more private. Then I would add shelves or some sort of storage on the wall over the toilet and have the vanity across from it so it has all the light on it and more room if you wanted to make it a little bigger for counter or storage space.
I don't mind painted brick, don't care actually where you got me was the not white walls. I realize it's used to attract more buyers, but I hate white walls. Almost everywhere I have lived in my adult life was white. It's blah and just ugh lol. I promised myself if I ever owned my own home there would be no white anywhere. Labour is definitely time. Whether you get someone to do it or do it yourself. Firstly, how long did it take you to do all the work? Secondly, did you not both have other commitments and jobs? If you did, your extra labour on the house took alot of time. Time =money. You did an amazing job. I love your work. But this is alot of work.
Always wish flippers would insulate... fresh surfaces just need to be ’demolished’ again to access the walls... i’m pretty sure well insulated houses can get a premium or go faster...
This house is a block house and the block is filled with insulation and it has a large air gap between the brick. This is one of the most well insulated houses we’ve ever worked in. We compared it to a cave because it was always 65 in that house whether it was summer or winter.
Really happy with this. I was watching Austin Flippers/ Flipsters (?) and kept getting frustrated. They would paint everything a stark white to “appeal to the most buyers” but then do super specific design elements that do NOT appeal to a lot of people. There were so many things that weren’t practical and just done to be trendy and I am someone who cannot stand that. When I buy a house, I’m considering how it would really be to live there, I’m not going to be impressed with some design element that doesn’t actually do anything for me. This house was direct and to the point. You didn’t add anything that I think will be made fun of in 10-20 years. It all seemed completely logical. Awesome!

So if house number 1 is single family home and house number 2 that you want is a duplex, can you still purchase house #2? Do you absolutely have to live in it for a year? Do they really check the location if you lived at least one of the unit?
This house should have been stripped to studs the old houses have mold between the Sheetrock and brick 🧱 plus they usually have little to no insulation not to mention replacing the AC ducts 😅 oh and don’t forget replacing all of the old pipes underground--the budget should have been $300,000 minimum
Just a comment on how a house gets in this condition, no blaming. As an 80 yr old, I think I can guess it was an elderly person who'd lived, at least, their whole adult life in this home. Without the money to maintain it. Some as they age cannot see themselves downsizing. It's sad and not realistic. We need less space as we age, so make it so difficult for ourselves. Hopefully, the current generation will be more flexible. What's been interesting to me, is the trend for larger and larger homes as a norm. [For those with the resources].

Flipping a house is not a problem. My huge concern about old house are pipings. Old pipes. All around the house. If something wrong with the pipes you end up opening that area and fix the pipes and it’s expensive.

They covered every last bit of character with white paint. I'm shocked the hardwood floors didn't get a coat of white paint too.

Flipping a house is not a problem. My huge concern about old house are pipings. Old pipes. All around the house. If something wrong with the pipes you end up opening that area and fix the pipes and it’s expensive.
We replaced all the cast iron piping with pex to update the system and make it more resilient.
