      I was shocked when they took down that tree near the house. Having a big tree like that to provide shadow and some different element from a monotonous lawn is so important. Of course, it is possible that the tree was damaged or attacked by insects or something...

      The tree needed to go. You could see that it was dying & rotten. However, you should have replaced it. Trees make a difference to homeowners. Also, if the yard is going to sell the house, where was the landscaping? Maybe I missed it.

      @@juleronitz5100 Thanks for watching! Yes, unfortunately, the tree was diseased and needed to be removed....we actually didn't love the palm tree for the look of the farmhouse, but didn't have the heart to cut it down.

    I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

      I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

      @@marcelrobert9569 Do you mind sharing info on the adviser who assisted you? been saving for pension since age 18 - company scheme. along the way I hit higher tax, so I added to my company pension with a SIPP (tax benefits) I'm 50 now and would love to grow my finance more aggressively, there are a few cars I still wish to drive, a few mega holidays, etc.

      Angel Nichols first off, if they’re not citizens they shouldn’t be in the country to even have a job. Second, construction pays very well usually with benefits. If I’m not mistaken, paying an employee without helping financially with insurance is against the law. Third, on some real shit most true Hispanics (older generation) work HARD. Harder than I’ve ever seen anyone else work (as a whole). Their mentality is second to none when it comes to work but don’t think they’re chosen second (if they’re legal) or underpayed..

    Wow what a find! I love a property that has some established trees to offer some great shade. The modern farmhouse trend is totally in if sometimes over-done, but it seems to have worked out in this case...that flooring is stunning.

    Whoever staged the furniture clearly does not generally style modern farmhouse. Doesn't look like rustic farmhouse in the slightest. That being said, the house totally carries a modern farmhouse vibe! Love it!

    Please build more modern farmhouse homes.
    Personally, I'd want a bathtub and a shower in the master bathroom!
    And if you run into an old clawfoot tub, well, they can be refinished and made totally usable again!
    That is commonly done in the Pacific Northwest.

    This is a long post. I hope it'll be helpful to you and to others.
    When we were building our house 4 1/2 years ago I looked at the classified ads in our local paper for bargains because we had to save as much as we could on construction costs. I poured over the ads daily--and sometimes more often. I didn't want the house to look cheap inside so I had to be very discerning about what I bought.
    I found enough brand new marble planking for the floors and shower surround in the master bathroom that a person couldn't afford to install. He sold it to us for $700. When I looked online it was worth around $5,000.
    I bought 3/4" solid maple flooring from a guy who was selling and installing it for $6.95 a sq. ft. I found a barely used Kohler tub for $100 that is worth $1,000 among other things like used vanity lights, inexpensive, but nice looking new vanities plus other items.
    We bought a brand new, very deep 3 bowl Kohler sink for $20 at a garage sale. When I looked online it was selling for around $1500 - $2,000.
    For the basement I bought an entire kitchen someone was ripping out that included a refrigerator and a stove. They threw in a small vanity with a Kohler sink and faucet for free. I had the cabinets professionally painted white and new granite counter tops put in. The kitchen looks luxurious. For the basement bathroom I bought a toilet for $20 and a vanity light for about the same amount.
    And on and on throughout the house.
    The house at the time we built it was appraised at $420K. We just sold it 2 weeks ago for $600K to the first people who made an appointment-- just 6 hours after the house went on the market. The house looks spectacular, but the buyers have no clue about the bargains it's filled with. Several times the woman who bought it said, "My husband and I just can't understand why you're selling such a beautiful house."
    The reason we are is to buy a smaller, 5 years older house we found by accident when we went on a drive. It'll have a mortgage that's almost 2/3 lower than our current house. This will save us around $140K in interest.

    I love this house! I have a question though, people say that houses like these are called “Modern Farmhouses”. In my opinion, nothing about these houses resemble a farmhouse. Why don’t people just call these modern houses? Again, this house looks great!

      Right! Farm houses have wallpaper, wood, curtains, reclinrs, a mudroom. No farmer would want all white everything, all the dirt tracked in would ruin it haha

      @@beajack4990 that’s why it’s called a “modern” farmhouse. It takes elements from both styles of homes that are desired and puts them together in a home.

      If you look up a modern home, it’s usually very sleek with angles and whatnot. A noticeable difference from modern farmhomes. Modern farmhomes can have slight varying degrees of each style. It could be farmhouse shapes or layout with a more modern take of farmhouse materials, farmhouse materials that blend well with a slightly more modern layout, etc. A lot of it is decoration too.

    i dont quite understand how painting literally everything white and using white on every surface that you cant paint for the most part has became a trend. this to me just looks like it will be hard to keep not looking dingy for more than a year with all the white everywhere

      It’s easy to switch up the style you want to achieve by simply putting decoration like art and painting, furniture, carpets, blankets and pillows, plants or even painting one single wall and it will make a big difference without having to do a full on renovation and change everything

      I have white across every possible surface of my house. I've styled it this way for going on five years now. The beauty is you can bleach and wash everything in sight and it's easy to swap out and change seasonal decor as my mood changes. Not dingy at all.

    I bought a home that was built in 77 and the kitchen is the same way!! The ceiling drops down for a .... beautiful light lol. We are demoing our kitchen and redoing it this year so this is so much inspiration!

    That’s a lot of money for that house $415,000? I bought my house in Grayson County Texas for $299,000 and its beautiful, 4 bedrooms, 4 baths, living, dining, den, breakfast, kitchen, laundry with a two car garage, huge back porch 2850 sq. Ft. On a .36 acre lot that is completely landscaped by the former owner who own the city nursery. A wonderful pond and shed, all brick paved off the porch with a raised deck and a gas fire pit. And a path that leads to a big grassy back yard. On a corner lot it has two driveways, a circular drive in the front and a side driveway to the garage. New HVAC system and all new stainless steel appliances. Built in the 70’s it has bow front windows in the living and dining room, a massive brick wood burning/gas fireplace a beautiful round breakfast room with one wall all windows and a built in half round China cabinet. I got a great deal and located in a nice part of town with a lake across the street. Full mature trees across the front, multiple varieties of pine trees and a Japanese maple tree outside the huge master bedroom with a door to the patio and a huge window overlooking the gardeners dream backyard. It even has a built in bar.
    I don’t know what the price range is in the Austin area but I’m just an hour outside of Dallas Fort Worth, along the Oklahoma border right off lake Texoma. You should look into north eastern Texas the weather is much nicer and it’s full of luscious green meadows, creeks and wooded glens. I’m so happy here I moved from Long Beach California and was able to sell my 2/2 home for three times what I paid for it. And more than paid for the new house so I’m mortgage free. I never thought I would be out from under a mortgage and actually own the deed to my property. Grayson County is really moving up with a lot of residential newer homes plenty of shopping and dining areas you would really like it here and could get a great deal on a lot of large lot ranch style homes.

I loved California when it was a red state, and I don’t need to be reminded why I left the state, nor be told what kind of policies I am allowed to bring with me. You can be at rest and know that I’m not going to disrupt your politics, but I came here to retire and live in the country and relax in my retirement, not disrupt the state. It was a hard thing moving from my home state after 57 years, leaving my church and all my friends and family, and not getting to say goodbye to any of them because it was right in the middle of the national pandemic lockdown. Try driving 1424 miles across the desert without having any of the rest areas open, and never getting to meet your real estate agent face to face or be greeted by your neighbors when you got to your new home. Hopefully you will not be one of them.

      He worked hard in the sense that he was basically managing and overseeing the work being done. It’s their money on the line. All the purchases, paperwork, time & risks are on their shoulders. To the workers, it’s just another job. To them , if the houses in the surrounding areas are much cheaper , they’ll have a harder time selling the house. If the house doesn’t sell, they lose thousands of $$ and thus, they have a lot more to lose than the workers. I’d say they worked harder & smarter.

    Love the addition at the front of the house. Would have loved to see a soaking tub where the shower was, broken out to include a window in the bathroom. Then placed the oversized shower where the storage was. Enjoyed the details you dropped in 😄

    This place had so much potential! I wish an architect had purchased it and had done the renovations including a vaulted ceiling! The property itself with the trees is incredible. I feel this house deserved so much more.

    Solid-core doors are crucial not only quality but for noise reduction. We also insulate interior walls for better climate control and, again, noise reduction.
