Great work overall. One big error - "duct tape" is actually not rated for ducting/vent applications. You need a foil backed tape that is rated for HVAC ducting. Likely not an issue since you're just exhausting cooktop fumes, but very important in heating applications or ventilation from a high heat source (dryers, furnaces, etc).

@@dragoness0420 duct tape was originally called duck tape and made with duck cloth which provided water repellant properties. It wasn't necessarily made for use on air ducts. The name sorta changed over time though

Add hardware to the cabinet doors and drawers. They're not only jewelry for the cabinets, but they protect the cabinets and drawers because people don't have to yank them open by grabbing the corner of the cabinet. It also makes the kitchen look more finished and expensive. I'd line the cabinets in drawer bottoms as well to protect from spills. This will keep the cabinets in great shape for much longer.
Hey Mike, I'm interested to know how much the total cost would have been if you had to pay for the appliances, sink and floors, you really should include both prices, just for reference for those of us that don't have the luxury of being gifted those items during a remodel. However, for spits and giggles based on the magic of the googles here's what I found: Hisense K2 Kitchen Appliance Package cost: $3000 - $4000 (Lowes) Actually not bad IMO Lefton 304 Sink cost: $650.00 (Amazon) Not bad either, I immediately assumed it would have been well over a thousand dollars...even though $650 for a kitchen sink is still kinda pricey. LVP Flooring approx cost: $3.00 - $5.00 per Sq/Ft (Direct from manufacturer, but do your own research) So not counting the flooring we're at about $9150.00 in approximate total cost. You're welcome.
@@dittohead7044 I have no idea however generally a completely remodeled kitchen and bath could increase the properties value up to $25K. Using higher end appliances, cabinetry, flooring and countertops should far exceed adding $25K to the value of the property.

My only suggestion would be that the refrigerator looks like a behemoth being on the end of that short wall. I'm not in the room with you, and I recognize it's important to make sure the doors on the appliance have room to swing open without knocking into a cabinet or wall. But the fridge just looks SO oversized in relation to everything else. I wonder if there could have been a way to try and build a nook/open closet situation so it hid the discrepancy in depth. Just some reflections and suggestions for next time. Wonderful work all around!

MAJOR props for venting the microwave properly to the outside. I can't tell you how many brand new homes I have toured where the vent goes into the cabinet above and stops! However, GFCI outlets should have been used in the kitchen as opposed to outlets with USB ports on them.
If it has the new GFI breakers, then no, it is not needed. We did not see that part of the video. So not enough information. If there is no GFI breaker, then yes, GFCI outlets would be used.

Great project! Lots of detailed explanations. I think I would have rotated the fridge 90 degrees so that it faced the stove and sink, providing a better "work triangle". Adding a short wall (the depth of the fridge) would also hide the fridge from the dining and living spaces. Just a thought!
Major upgrade. A few observations for options on future flips. When you had the sheetrock off above the base cabinets, cutting it higher so the seam would be hidden by the reinstalled uppers and completely hide the joint. When the backsplash sheetrock was off, shift the outlet boxes forward so they would be flush with the tile/or replace them with a big enough box for the larger size USB outlets. In future flips, suggest using the boxes that have an adjustable depth screw so you can match box depth with whatever finish you choose. Same in bathrooms where wall finish/thickness might not be chosen before walls are closed up. Start the tile at the corner of the door opening and work back to the inside corner. That way it would be a full and half piece instead of a 3/4 and narrow sliver. It is a nice touch to carry a joint around an inside corner, but these corners tend to be hidden by counter clutter/small appliances. No one will notice the sizes stuck back in a corner yet will see the edge of the tile every time they walk through the door. With the frig sitting at the corner, it dominates the kitchen. Since you had framing done, there was room to build a wall extension to hide the left side and fir out the back wall around the frig so the base cabinets will match the frig face. It will have a cabinet depth frig look(more modern) with the larger usable capacity. Total additional effort would be minimal since you were already doing framing and sheetrock.
I would have removed the cabinets to the right of the sink and placed the DW in the corner by the sink. As is the DW is a tripping hazard. I would have moved the jetout cabnets over to where the fridg is and placed the fridg in the corner of the lazysusan. One thought would be using a burcherblock utility bench on wheels like in homedepot for more work surface.
In reality, the actual cost of renovations is $5000 + the provided flooring, appliances and sink which is approximately $5000. The total cost is actually $10000 for the renovation
The countertop was probably provided too. If they spent money on everything they probably would have paid around 15k and gotten 15k back not including their time.
It definitely depends on where they got the appliances. I love going to scratch & dent places for a huuggeee discount. Especially since the scratches and debts are usually extremely small and easily hidden or on the back. I've also had amazing luck on fb market place or neighborhood apps in wealthier areas. They switch out appliances like it's no big deal.
I'm usually not a fan of stock cabinets from big box wholesalers but what you did with the angle brackets was very smart. Sometimes the adhesives used for the box assembly of the cabinet with these more mass produced cabinets don't have enough adhesive or simply just fail over time so reinforcing them is the best thing to do to keep them on the walls. Another thing to kind of call out is that the upper cabinet you repurposed over the fridge is a little too shallow to reach which could've been bumped out with a couple side panels and to be honest I'm not a huge fan of the natural style contrasting with the contemporary appliances and flooring, but I also understand that keeping the existing cabinets was apart of making budget. Overall, the remodel quality looks very well done and functional.
The sink and the counter top were my favorite things. The cabinet's were my least favorite. I don't think it matches with all the new hardware and white. I would have painted the cabinets grey or a dark blue/green or went with something more sleek and modern to match the rest of the modern stuff like the tile etc. Probably would also add white led underneath the cabinets. Also we appreciate Gary and all this hard work and support.
it really came out great! One suggestion for using the wood slat accoustic paneling. I would want to float any MDF product above the floor 1/8" (you could add wood or pvc trim to the bottom if you want it to reach the floor.) The reason is that MDF has a tendency to bulge when it gets wet which can happen when the floors get mopped.
This video is fantastic and fun to watch!! [for the viewers on a budget: you don't need to use so much blue tape around a project. Use newspapers primarily and just blue tape on the edges].

DUDE!! I normally don't like natural wood cabinet like that but you made those work well in the space. the only thing I would have changed ( maybe it was there and I just didn't see it) but adding an outlet on that counter area next to the fridge. that seems like a perfect coffee bar area. also me personally, the texture walls aren't my first choice. overall nailed it!
Looks great! I like all of the extra storage space. The sink is nice. I can't believe that the countertops were only $2,700. That's a great deal, and they look really nice. Thank you for showing the outlets as I'll be updating mine to one's like yours after I paint. Glad your dad was able to help!
Only thing I think I would change as a contractor and designer is I would change the type of light fixture over the sink to a stainless like the rest of the appliances and the faucet just so it didn’t stand out as much but that being said amazing job and great modern look love that it’s versatile in the color choices and cabinetry you have so great job on that hope you see this
You did a ton of work. I got a kick out of the waterfall sink. The only suggestion I would have if it were house for you to live in is to use a counter depth refrigerator. Also check out the floors. Lots of useful information in this video. Thank you.
I enjoyed the in-depth video but the $5k budget seems disingenuous to me since you got the appliances for free. Those are probably at least $3k so that’s a pretty big chunk you’re leaving out. It’d be one thing if you sold the old appliances to help cover the cost of them…
Buying BEFORE the latest price spikes I spent 2500 for a similar fridge alone, another 1500-2k for the stove and dw. Let's not talk about sinks, all the various fixtures, countertops, flooring. Very costly.
Watching the DIY modern kitchen renovation was both educational and motivating. I loved seeing the transformation and how they managed to stay on budget.
Tagged along for all the separate videos, but seeing the whole transformation in one video is pretty awesome! Well done Mike and Gary!! I wouldn't frost the above sink fixture, and I would paint the cabinets and add hardware, just my personal preference. Great job! I love that backsplash.

It looks really nice, Mike. I think in my neighborhood that might add a little more equity than $25K. I love your choices of white countertops and white tile background - that's timeless and can't get any more clean and classic for a kitchen. The tiles you chose are great. Also love the choice of wood cabinets and the Oak tone. I'm not a fan of the flooring but on a budget, I guess it would do. I absolutely hate the textured walls. That's a deal breaker. Lol. Talk about dated. And the a/c vent was better the old one. The new one also looks dated but at least the old one has legit, MiMo style ;)
I always see people in reno's getting help from family, something I'm not too fortunate to have, so I'm happy for you and you're so lucky to have an awesome dad!
The first requirement of intergenerational wealth is a supportive previous generation. If you don't receive that yourself, then at least - if you have kids - you can make sure to *be* the supportive previous generation. Every wealthy family starts somewhere!

You didn't mention how much it was to take out that wall and add a new support beam. I know it's not part of the kitchen but in my opinion, it is still a contributing factor to the overall look of the kitchen. overall, it looks great
as someone who will likely be a life-long renter, i can appreciate that you didn't cut corners during the reno/repairs. i've experienced so many dodgy "repairs" in my 20 years of renting, so it's nice to see someone who does it right and not only cares about their property, but also their renters. I think the only think I would have done differently is matching the metal in the light fixture to the kitchen faucet; either both brass finish of the light fixture, or both that brushed metal finish of the faucet. that's just a personal aesthetic thing though. great work!
Yes, all the trouble to have floors match, cabinet match, but finishes on sinks and light fixtures not. But I do love the back splash. Not a fan of the sink. Too glitzy.
Nice Reno ...small change ...I would have put the fridge next to the wall and had that small counter space on the other side opening up the kitchen more
An FYI for your next project: The things you were able to remove without damaging (like those linoleum planks, the door you removed, and old sink) can be donated to Habitat for Humanity's ReStore so it is getting reused instead of getting trashed. Just a thought. The donations are tax deductible like donations to other charities. Also since major builder donate their excess materials to the ReStore, it is a good place to look for deals on new building items like doors, paint, tiles, etc.

In New Zealand the only thing the comes with a rental property is the Oven/stove top and dishwasher if it has one. Everything else fridge,freezer,microwave washing machine it's up to the tenant to get unless the house comes fully furnished which is extremely rare.
I use USG Green lid dry wall mud for wall texture. Dries hard and hold up well over the years. I do all other taping and mudding with various timed 'hot mud'. Kitchen came out great.
All those kitchen plugs should be gfci protected due to the amount of moisture is produced in kitchen. Just FYI. Especially the one for the microwave. If steam from boiling water on the stove gets up there, could be risk for electrical fire. Just some added protection. Reno turned out great man 👌
It’s nice too see your enthusiasm in the project and I’m sure it was great to have your dads help. You asked for an opinion of the result and I would have painted the cabinets and installed knobs. I was curious as to why you wanted to texture the walls.
A detailed non biased review of praise and constructive criticism Great job on : -sink & appliance choice -counter top color & cut style (waterfall edges aren’t timeless and on their way out) -keeping cabinets wood, you can always paint them but wood is higher end and more timeless, especially since the routered parts don’t look ultra 80’s & 90’s. People that said paint them don’t understand that it’s poorer and white is super basic that it’s already going out cuz plebes are doing it thus no longer high end unless the cabinet doors are ultra high end timeless detailed -adding the cabinet backboard in matching oak was a win and the 50’s clean line will help it be more modern -great that you didn’t add draw/cabinets pulls, most go out of style and catch on pants etc so they’re annoying and if you want to change them in the future the hole might not align up with the new style thus messing up the wood finish after being filled. Knobs are expensive and unnecessary. In the future if you want to increase the value: -add matching shorter cabinets above all the upper cabinets and a piece of crown (white or wood is ideal) that goes all the way to the roof), it’s a small investment with huge impact. That doesn’t collect dust and prevents tacky decor from being placed on top of cabinets and adding it will make the room seem taller and more grand. -switch out the microwave for a high end looking fan/vent cover.. you can diy it and save $1,000’s , do a timeless high end look (maybe even axe all cabinets above stove) -the cabinets above fridge need to be deeper and move the fridge to the wall and create a similar counter space with 2 upper cabinets .. or get more storage by doing a long cabinet(or 2) floor to ceiling with pull outs for storing broom or pull out shelves for food storage etc) Either option you need to add a oak board to the side of fridge to give built in vibes (make sure you have air gaps around the fridge either above etc for fridge motor air , then u don’t need to buy a built in) , you don’t want to be able to see that ugly unfinished non matching fridge side.. Horrible choice on : -backsplash.. what is this the 80’s /early 90’s?? Eww. A 4” x 2” white subway tile (not the tiny but smaller than the old school ones) is inexpensive and timeless and no metal edging, there’s white porcelain edging that’s matching, maybe go crazy and tile in a white square above the stove with a raised framed edge and the inside in a squared tile but in a diamond orientation or something similar but all in the same color and finish as the subway tiles. -before fixing the backsplash add a waterline in the wall and pot filler to the wall above the stove and match the finish of the sink faucet. -illegal non hdmi outlets in wet areas (bathroom/kitchen), what if a fire starts and your insurance doesn’t cover it ? -changing out the floors.. should’ve left it since it matched the tone of the cabinets or you could’ve gone with a darker semi warm stain (you generally want darker at the floor level and lighter tones as u look up to help your eyes flow and the kitchen feel taller, darker tones up high makes it seem shorter and mid level like dark countertops is even worse cuz it cuts up the line of sight) anyways you keep the floor color in a warmer wood (brown) hue… you don’t mix grey wood floors with gold wood cabinets 😬 😬 -going with a goldish metal above the sink… you can mix metal finishes but not when it’s only one thing, it looks horrible.. it’s also a weird orangey yellow so not quite gold nor a more expensive brass (yes brass is better than trendy black so keep the 80’s/90’s doorknobs 😂, it’s super expensive to replace and black again like white kitchens is on the pleeb level so no longer in.. Grey wood nonsense has been out for awhile especially in flooring unless ur doing the poor southern farmer look with other outdoor materials. -open concept is already outdated, getting rid of the wall was an unnecessary expense and you didn’t fix the balance by changing the island (a couple options on how). People don’t necessarily want guests to see inside their kitchen (potentially messy) all the time .
regarding the equity gain -- not sure what the real estate market is like in OK but in SoCal it's BONKERS! here, you could easily list that home for AT LEAST +25K after the reno, if not +40K. the final sale price of course depends on the buyer, the RE agent, comps, etc. but overall, excellent job. well done. definite net gain in the final tally.
Its gorgeous Your dad rocks!! I love the modern flair the only thing I’d wished was different is the dw placement because if the dw door is open and a person is standing at the sink they have very little movement space to turn to put dishes in the dw
It's great work! I would have recessed that wall behind the fridge so it wouldn't stick out, though. Or perhaps pulled the wall forward so the cabinets would hide the side of the fridge.
YOU may have spent $5k, but with the provided goods and services, the true cost is probably closer to $10k if not more. Not discounting your hard work (including the channel), but you should also include those costs as well. The updates look good but other than the hideous colors, I thought the original kitchen looked pretty good as it was. I'd kill for that much counter space. lol

I'm glad I waited till the end for the explanation of the income property being the reason for not pushing it too modern (not that things need to be too modern) but my main thought was 'why not do something with the cabinet doors/colour?' but that makes perfect sense and I think it'll work great for your future tenants. You should be proud!

Especially since the scratches and debts are usually extremely small and easily hidden or on the back. I've also had amazing luck on fb market place or neighborhood apps in wealthier areas. They switch out appliances like it's no big deal.

I'm usually not a fan of stock cabinets from big box wholesalers but what you did with the angle brackets was very smart. Sometimes the adhesives used for the box assembly of the cabinet with these more mass produced cabinets don't have enough adhesive or simply just fail over time so reinforcing them is the best thing to do to keep them on the walls. Another thing to kind of call out is that the upper cabinet you repurposed over the fridge is a little too shallow to reach which could've been bumped out with a couple side panels and to be honest I'm not a huge fan of the natural style contrasting with the contemporary appliances and flooring, but I also understand that keeping the existing cabinets was apart of making budget. Overall, the remodel quality looks very well done and functional.
The sink and the counter top were my favorite things. The cabinet's were my least favorite. I don't think it matches with all the new hardware and white. I would have painted the cabinets grey or a dark blue/green or went with something more sleek and modern to match the rest of the modern stuff like the tile etc. Probably would also add white led underneath the cabinets. Also we appreciate Gary and all this hard work and support.
it really came out great! One suggestion for using the wood slat accoustic paneling. I would want to float any MDF product above the floor 1/8" (you could add wood or pvc trim to the bottom if you want it to reach the floor.) The reason is that MDF has a tendency to bulge when it gets wet which can happen when the floors get mopped.
This video is fantastic and fun to watch!! [for the viewers on a budget: you don't need to use so much blue tape around a project. Use newspapers primarily and just blue tape on the edges].

Your dad taught you correctly. Foil tape for sealing ducts is the stuff to use.

DUDE!! I normally don't like natural wood cabinet like that but you made those work well in the space. the only thing I would have changed ( maybe it was there and I just didn't see it) but adding an outlet on that counter area next to the fridge. that seems like a perfect coffee bar area. also me personally, the texture walls aren't my first choice. overall nailed it!
Looks great! I like all of the extra storage space. The sink is nice. I can't believe that the countertops were only $2,700. That's a great deal, and they look really nice. Thank you for showing the outlets as I'll be updating mine to one's like yours after I paint. Glad your dad was able to help!
When we did a kitchen remodel we used a black kickplate on our cabinets and not a matching wood. it looks great.

Only thing I think I would change as a contractor and designer is I would change the type of light fixture over the sink to a stainless like the rest of the appliances and the faucet just so it didn’t stand out as much but that being said amazing job and great modern look love that it’s versatile in the color choices and cabinetry you have so great job on that hope you see this

I enjoyed the in-depth video but the $5k budget seems disingenuous to me since you got the appliances for free. Those are probably at least $3k so that’s a pretty big chunk you’re leaving out. It’d be one thing if you sold the old appliances to help cover the cost of them…
Buying BEFORE the latest price spikes I spent 2500 for a similar fridge alone, another 1500-2k for the stove and dw.
Let's not talk about sinks, all the various fixtures, countertops, flooring. Very costly.

It looks really nice, Mike. I think in my neighborhood that might add a little more equity than $25K. I love your choices of white countertops and white tile background - that's timeless and can't get any more clean and classic for a kitchen. The tiles you chose are great. Also love the choice of wood cabinets and the Oak tone. I'm not a fan of the flooring but on a budget, I guess it would do. I absolutely hate the textured walls. That's a deal breaker. Lol. Talk about dated. And the a/c vent was better the old one. The new one also looks dated but at least the old one has legit, MiMo style ;)
The frosted glass was unnecessary for the light fixture. For what the stuff costs, you could have gone with a nicer fixture. But it looks good.
I always see people in reno's getting help from family, something I'm not too fortunate to have, so I'm happy for you and you're so lucky to have an awesome dad!
The first requirement of intergenerational wealth is a supportive previous generation. If you don't receive that yourself, then at least - if you have kids - you can make sure to *be* the supportive previous generation. Every wealthy family starts somewhere!

You didn't mention how much it was to take out that wall and add a new support beam. I know it's not part of the kitchen but in my opinion, it is still a contributing factor to the overall look of the kitchen. overall, it looks great

as someone who will likely be a life-long renter, i can appreciate that you didn't cut corners during the reno/repairs. i've experienced so many dodgy "repairs" in my 20 years of renting, so it's nice to see someone who does it right and not only cares about their property, but also their renters. I think the only think I would have done differently is matching the metal in the light fixture to the kitchen faucet; either both brass finish of the light fixture, or both that brushed metal finish of the faucet. that's just a personal aesthetic thing though. great work!
Yes, all the trouble to have floors match, cabinet match, but finishes on sinks and light fixtures not. But I do love the back splash. Not a fan of the sink. Too glitzy.

An FYI for your next project: The things you were able to remove without damaging (like those linoleum planks, the door you removed, and old sink) can be donated to Habitat for Humanity's ReStore so it is getting reused instead of getting trashed. Just a thought. The donations are tax deductible like donations to other charities. Also since major builder donate their excess materials to the ReStore, it is a good place to look for deals on new building items like doors, paint, tiles, etc.

In New Zealand the only thing the comes with a rental property is the Oven/stove top and dishwasher if it has one. Everything else fridge,freezer,microwave washing machine it's up to the tenant to get unless the house comes fully furnished which is extremely rare.
I use USG Green lid dry wall mud for wall texture. Dries hard and hold up well over the years. I do all other taping and mudding with various timed 'hot mud'. Kitchen came out great.
How much did you pay for the wall demo and beam replacement?

All those kitchen plugs should be gfci protected due to the amount of moisture is produced in kitchen. Just FYI. Especially the one for the microwave. If steam from boiling water on the stove gets up there, could be risk for electrical fire. Just some added protection. Reno turned out great man 👌
Not a fan of grey washed flooring. Don't think it does anything but clash. The rest of it I appreciate.

Great job on :
-sink & appliance choice
-counter top color & cut style (waterfall edges aren’t timeless and on their way out)
-keeping cabinets wood, you can always paint them but wood is higher end and more timeless, especially since the routered parts don’t look ultra 80’s & 90’s. People that said paint them don’t understand that it’s poorer and white is super basic that it’s already going out cuz plebes are doing it thus no longer high end unless the cabinet doors are ultra high end timeless detailed
-adding the cabinet backboard in matching oak was a win and the 50’s clean line will help it be more modern
-great that you didn’t add draw/cabinets pulls, most go out of style and catch on pants etc so they’re annoying and if you want to change them in the future the hole might not align up with the new style thus messing up the wood finish after being filled. Knobs are expensive and unnecessary.
In the future if you want to increase the value:
-add matching shorter cabinets above all the upper cabinets and a piece of crown (white or wood is ideal) that goes all the way to the roof), it’s a small investment with huge impact. That doesn’t collect dust and prevents tacky decor from being placed on top of cabinets and adding it will make the room seem taller and more grand.
-switch out the microwave for a high end looking fan/vent cover.. you can diy it and save $1,000’s , do a timeless high end look (maybe even axe all cabinets above stove)
-the cabinets above fridge need to be deeper and move the fridge to the wall and create a similar counter space with 2 upper cabinets .. or get more storage by doing a long cabinet(or 2) floor to ceiling with pull outs for storing broom or pull out shelves for food storage etc) Either option you need to add a oak board to the side of fridge to give built in vibes (make sure you have air gaps around the fridge either above etc for fridge motor air , then u don’t need to buy a built in) , you don’t want to be able to see that ugly unfinished non matching fridge side..
Horrible choice on :
-backsplash.. what is this the 80’s /early 90’s?? Eww. A 4” x 2” white subway tile (not the tiny but smaller than the old school ones) is inexpensive and timeless and no metal edging, there’s white porcelain edging that’s matching, maybe go crazy and tile in a white square above the stove with a raised framed edge and the inside in a squared tile but in a diamond orientation or something similar but all in the same color and finish as the subway tiles.
-before fixing the backsplash add a waterline in the wall and pot filler to the wall above the stove and match the finish of the sink faucet.
-illegal non hdmi outlets in wet areas (bathroom/kitchen), what if a fire starts and your insurance doesn’t cover it ?
-changing out the floors.. should’ve left it since it matched the tone of the cabinets or you could’ve gone with a darker semi warm stain (you generally want darker at the floor level and lighter tones as u look up to help your eyes flow and the kitchen feel taller, darker tones up high makes it seem shorter and mid level like dark countertops is even worse cuz it cuts up the line of sight) anyways you keep the floor color in a warmer wood (brown) hue… you don’t mix grey wood floors with gold wood cabinets 😬 😬
-going with a goldish metal above the sink… you can mix metal finishes but not when it’s only one thing, it looks horrible.. it’s also a weird orangey yellow so not quite gold nor a more expensive brass (yes brass is better than trendy black so keep the 80’s/90’s doorknobs 😂, it’s super expensive to replace and black again like white kitchens is on the pleeb level so no longer in.. Grey wood nonsense has been out for awhile especially in flooring unless ur doing the poor southern farmer look with other outdoor materials.
-open concept is already outdated, getting rid of the wall was an unnecessary expense and you didn’t fix the balance by changing the island (a couple options on how). People don’t necessarily want guests to see inside their kitchen (potentially messy) all the time .

regarding the equity gain -- not sure what the real estate market is like in OK but in SoCal it's BONKERS! here, you could easily list that home for AT LEAST +25K after the reno, if not +40K. the final sale price of course depends on the buyer, the RE agent, comps, etc. but overall, excellent job. well done. definite net gain in the final tally.

I love the modern flair the only thing I’d wished was different is the dw placement because if the dw door is open and a person is standing at the sink they have very little movement space to turn to put dishes in the dw
It's great work! I would have recessed that wall behind the fridge so it wouldn't stick out, though. Or perhaps pulled the wall forward so the cabinets would hide the side of the fridge.

YOU may have spent $5k, but with the provided goods and services, the true cost is probably closer to $10k if not more. Not discounting your hard work (including the channel), but you should also include those costs as well. The updates look good but other than the hideous colors, I thought the original kitchen looked pretty good as it was. I'd kill for that much counter space. lol

I'm glad I waited till the end for the explanation of the income property being the reason for not pushing it too modern (not that things need to be too modern) but my main thought was 'why not do something with the cabinet doors/colour?' but that makes perfect sense and I think it'll work great for your future tenants. You should be proud!
