How to straighten a leaning garage

  • Customer wanted us to straighten their garage. (It was leaning 5-1/2 inches to the left) We used tie off brackets (for roof harnessing) on each corner of the front and back of the structure. We used heavy duty ratchet straps to pull the structure back to a level position.then we installed cross bracing on the test and upper areas of the garage. Enjoy!

    That was very useful. I have an old garage from the late 1940's, (here in Sydney Australia). In a couple of areas the hardwood frame has rotted out and the sheet fibro (asbestos sheeting), is effectively holding the garage together. Plus the corrugated tin roof is rusted and there are a few holes in that as well.
    SO: I am going to reno the garage, which will include replacing the roof and probably a fifth of the timber frame, plus adding 2 new doors and a window and using weatherboard cladding instead of sheeting. I will also be insulating the garage and might even drywall / gyprock to really finish the inside nicely.

    Dude thank you! I've been researching the best way to fix this exact problem on my 1920's poorly framed garage and could never find an article or video that quite met my conditions but this is spot on. Was gunna try "pushing" it straight and sheathing the walls, but this is much better. I'll still probably sheathe though. I really appreciate you taking the time to film and edit and post this!!!

      My wife and I are currently buying a 1920's home with a detached garage that needs to be stabilized and it seems like this is a very common problem with garages constructed around that era.

    i simply use a 2x4 and a bottle jack :) just as easy except no roof anchors needed ;-)

    It is really more brilliant than it may appear how this was fixed. Straightening up and laterally bracing a wall with nothing in it, such as a garage door opening is much more difficult than a regular structure. You have to add rigidity to the back wall and then connect the front to the back via the ceiling.

    lol Looks like my garage even the MG (mine is MGB) Actually, my garage is well maintained but it leans to right about 2-3 inches.

    Great video. I had the same issue. The back of my garage leans to the right. I figured out how to straighten it but then was wondering how it would stay that way once I removed the straps. Do you think if you did not do the bracing, if it would have leaned again eventually?

    this is usually due to foundation issues or ROT on one corner, allowing the whole thing to shift...how do you shore up a broken foundation or the bottom rot?? did this one have rot where wood comes into contact with the ground????

    Hmm, this reminds me of my garage. except mine is leaning because the sill plate has rotted out completely on two sides.
    Still trying to figure out if its worth saving, but this gives me some ideas if I do.

      Milwaukee area for me. I need the exact same thing, roof and straightening. No one can do it. They want to tear down and build a new one.

      I'm fixing my garage in the Detroit area. Mines a bit different so I have to tackle and add a significant amount of supports. But wood and screws/nails alone is going to be about 300-400. I think if I contracted out the job it would be anywhere between 2 to 4k. When I got my driveway redone, I contracted someone to do a temporary repair which cost $400 which didn't really plumb/level the garage but gave it a little more rigidity. They only pushed it back a bit and added a small amount of support on the front, but didn't have any Lumber spanning the whole garage like they did here.

      Looking at some other comments the prices have varied between 10 and 25k so I might be way off lol

    The results are great. I notice that the existing door opener will not work with your bracing I don’t know if you can install a new door without having to remove the braces. Note that there is no door in this video. Somehow there has to be a more creative way to brace so a door will work. Nice job otherwise.

    What kind of siding is that? Looks like my garage, which from the side looks like tongue-and-groove that leaves that slightly curved channel between the boards. But all the T&G I see at the big box stores fits tightly together with minimal to no channel.

      Yes, these types of garages are all over the United States. Something like this would very impressed, depending on what condition your roof was in. And also, what state do you live in because we live in Iowa and we would have to travel.

    I have a two story garage (top is bedroom) that is leaning a lot. The roof is in very good shape. The frame has a lot of termite damage and I believe I would need to make support frames just to be able to work on it. It would probably cost as much to tear it down as it would be to fix it. Really don't want to do that since it's on an ancestor line and would loose seven feet of garage space if torn down. Also very short on money and saving for framing lumber. Any ideas?

      Well first we would straighten the garage then we would sister new framing studs onto any damaged or rotted studs then we would either cross brace the walls or sheet the walls with OSB.

    How would you do this is the bottom of the walls are rotted? I'm assuming we would have to replace the exterior wood first.

      As long as the framing isn’t rotted you can still do this. But in-order to mount the brackets you will need something solid to screw them to.

    We have the same problem in our garage. What kind of ratchet did you use because I think this would definitely help us fix the issue so we can potentially close and finish the walls to use it as a workshop

      We just used really thick, heavy duty, ratchet straps you can find them at any home improvement store

      Good question. I don’t believe you can with brick. I would have to see the inside and to know how it was framed to know for sure though.

      It just depends. If the roof needs to be replaced or if you want to sheet it and not cross brace it. Also depends on how rotted the wood is. I would just have to see it.

      The cost just depends. You have to factor in what your materials are going to cost you plus what you think it is worth in labor. The cost is totally up to you.

      You have to figure in what your materials are actually going to costume and what the labor is worth to you and how long you think it’s going to take. It’s totally up to you what you want to charge.

    bad thing is why was it leaning either foundation or weak construction over time, that's the biggest red flag. im just always Curious on the WHY WAS IT LEANING???

      A lot of times it's because of bad design. In one situation we've seen they apparently tried to add a tool shed onto the back of it without properly reframing it. Also due to bad drainage design the rear wall is a moldy nightmare - it's bad to the point that insurance wouldn't cover it at closing.

      Pretty inexpensive if you don’t have to re-roof it. Honestly you’re just paying for the cost of the ratchet straps and the lumber. But if you have to tear off a lot of layers of shingles to make the structure lighter then it’s gonna cost you considerably more.

      I kive in chicago and I will like to remodel my garage sading and roof bit I have the same problem leaning problem abut 4 inches to the side and all carpinter and contractor they just want to bring it down and renew it😭😭😭

    You show it backwards the clamps should be on the opposite
