    It’s a lovely house. You had me until we got to the basement bedroom. I would make that an office instead. Too afraid to let someone sleep down there.

    It seems they ran out of money during this flip/redesign. The laundry room was a miss, oh and the fridge? Wow! The black bathroom was off, the flooring upstairs was not finished, they absolutely failed to put a railing around the upstairs walkout, finally the basement is a tell-tale sign that money was very low or gone. It was easier and cheaper to plop a bed and rug in there and call it a bedroom. It does not have any design aesthetic for the rest of the home or the asking price. But, you gave us a great showing. TFS 😊

    It’s a no for me. The floors are a mess and would definitely mess up my OCD. Not to mention, if they’re going to update the bathrooms then it should have been all of them. Same with the fireplaces. The kitchen with white cabinets and hunter green island. Why didn’t they sand and painted the bottom cabinets hunter green. It would have made the kitchen look so much better. Just throw the whole darn house away.

    I actually really like this house, the architecture and the period appropriate finishes! The home stager did a great job. The floors (and windows) are my favorite ❤

    At 13:00, you say "I feel like we have another somewhere else we need to go, but I guess not." If you look at the other side of the bed there is a doorway you didn't go through. At 19:00 that shower head (and ceiling overall) is way too low. I'm 6'3". Nice old home though!

    Floors were laid out in that pattern because, only the edges had expensive wood and the interior had cheaper wood because it would be covered with an area rug. That is the hallmark of older construction, usually, prior to the turn of the century

    I'm betting they got some of those materials from that huge Restoration warehouse near the ballpark. I love that place! They are trippin with that refrigerator. They would need to buy a new one or give a voucher. I'm wondering if that sitting room in the primary bedroom was a sleeping porch that they re-purposed. The price is a no for me. I know Federal Hill is sought after, but I was thinking no more than 5s or 6s...

    Can they legally call the basement room a bedroom? it has no access door to the outside and no windows. Federal Hill has been one of the nicer and pricier neighborhoods in Baltimore. It’s an ok home but the amenities are not giving 850k.

    I really liked this one. I'm ok with the new and old styles together, even the black toilet. The only deal breaker for me would be the laundry closet. The location is fine, but the size of the stackable washer and dryer combo is TOO SMALL even for us, a family of two. Could a big set be put in the creepy basement? And they could've gotten a new shelf for the fridge or painted the old one. They could've put some finish on the upstairs bedroom floor. One gallon would do and it would take a day to do with a roller. Details y'all.

    I would not purchase that house. It’s way too many stairs. One thing that’s a miss for me is that as soon as you walk in, the stairs are just front and center in your face. Then the stairs leading into the formal living and dining room, not a home for a young family. The rooftop area is just strange! Corridors are tight. Who is going to want to sleep in that dungeon on a basement? The light in the shower in the basement looks old and rusty. Okay so regardless of price, I would not purchase that house. Strange place for the powder room. It didn’t have a mirror in it either.

    If I were younger and looking for a place in the Baltimore area, I might consider this home. At this point in my life, I wouldn't want all those stairs. That upstairs bath would need to be redone. It just doesn't fit. I also wouldn't be able to deal with the basement.

    What is going on with these homes not having a bathtub? The house is charming but has a few noticeable issues that even staging can't cover. #1 No tub. #2 The refrigerator (for the asking price the appliances should always be or appear to be new). I would walk out of the showing alone after seeing the inside of that fridge. #3 The laundry area. Personally, I prefer a front-load washer and dryer with shelving in my laundry room at bare min. I don't get why the closet next to the bathroom where the laundry area is, was not converted into a laundry room and the closet placed where the laundry room is. Finally, #4 The basement room. I would not let my most hated guest stay in that room. This house would be a no for me. On the positive side. I adore the pocket doors.

    A charming old house, but, clearly updated in a hurry-left some tell tales: rusty refrigerator, rusty ceiling light in basement dingy bathroom. However buys will need to do some costly polishing.

    Hi all,
    This is a great rental home for under $2,000. a month. The owner can carry the upkeep of the home for the first 5 years, then it will be work the close to 1 million dollars that they’re looking for. If not, all the homes in this state can face the reality that no one has that Money Bit finance to do a gut job and start over with the dream home they want. You guys know a house that’s over 100 years old is a nightmare waiting to happen. Upgrage electrical, plumbing, HVAC,…. Come on man
    It was built before 1977, the house has asbestos.

    I like most of the house and prefer older homes for their character and warmth. The price seems reasonable for the location, but you would need to complete the restoration (unfinished floors, fridge, paint, etc.) at some cost.

    The kitchen has "country" fixtures which don't belong to the rest: they belong in a farmhouse, not the city.
    Nice, subtle, ceiling lights. Thank goodness, they skipped the tacky chandeliers that have been in every house so far.
    Beautiful light in that house. The closets may once have been rooms for the "help".
    Beautiful warmth, too. They did a really good job picking the shade of white.
    Fab living room inside the front door. Speaking of front doors...that one is the tell that this will be a fine property. Very well done.
    IMO most people wouldn't want an old-fashioned bathroom. Nothing like CLEAN and sleek in a bathroom for feeling relaxed.You'd also want to be sure there were no leaks, mold, or other nasties: having an obviously new bathroom tells that story.
    I love the basement. So much more practical than the ridiculously indulgent theaters or billiard rooms people put down there. In this one, you have a segregated space for your teenager and a set of drums.
    No sign of energy efficiencies. People in DC and this area seem to be out of touch with the price of fuel and the need to be conservative with the resources of the universe.
    Nice price for that house, especially opposite the park and near the waterfront.

    The short drawer in the vanity is so that the pipes fit. The cutout in the drawer is either for pipes or for tall items in the drawer below.

    It's a nice house. I knew it was going to be expensive based on that grass cloth wallpaper and the plantation shutters. I didn't think it would be $850!. Maybe $650

    On the 1st floor I would put the dining room next to the fireplace near the kitchen and make that room with the dining table and powder room, make it a library or music room. They should have replaced the frig, it's disgusting! The floors are nice! You don't find original floors like that in as good a shape as those. The rooms are spacious. The bedroom down the hall from the master suite should be a bedroom or multi purpose room with a wood murphy bed and sitting room. Overall, the house is nice except for the basement. They should look into raising the ceiling and make it a game room with a bar.

    The house is nice and old and I love the flooring! It seems like someone kept changing their mind when it came down to styling the home. The cabinets, the fixtures, etc. They need someone to come in and give it a slight makeover. The basement is a NO for me. Maybe update it as a nice storage unit. I wouldn’t have anyone to sleep down there.

    I’m a Florida girl and the winters would drive me mad but a couple years ago I was in the inner harbor area and it was nice, great food spots. Detroit is another city on the come up but the cold lol

    Overall, I like the house. I like the old mixed with a little new. Because the house is older, you need a little vision. The basement bedroom may be perfect for spoiled rotten doggies🙂.I happen to love stairs, as they are great for exercise and I just like the look of them. I'm in my early sixties now and I am looking at houses online. I keep having to remind myself that, I should be looking at homes with no stairs. It makes me a little sad. Lastly, that door to the roof should be permanently closed until a railing is put up. Thanks for sharing.

    Love your videos! I love older homes with their original wood floors. New is nice. But I dig the comfort of an older home. They did a nice job with this one. Would love to know the year it was built. You say 2.5 baths. 🤔 I didn't see the .5. Maybe it was in that room with the sitting area. You forgot to go check out the last door. All I ask is that you just open EVERY door. Yeah. Yeah. Yeah. It may be nothing. But just open the freaking doors. Even if it's only for a hot sec. It ain't gonna hurt anything. Like in the basement. I would have like to have seen what were behind the double-doors and there were a couple in the room. Speaking of the basement. I understand it's not the typical situation for a bedroom. But the way society is set up now. Someone would not mind renting that space out. But I personally would make it an office or craft room until that time...
    Still love your videos. It's your personality!

    I'm not qualified to say whether it's "historically accurate" or restored, but I do like that it appears the updates and stuff are in keeping with the original character and vibe of the house.

    I would not purchase. One of the main reasons to walking into a house with the stairs right at the entrance. That is an instant deal breaker for me, and to see that refrigerator in that condition lets me know there are other underlined issues. My personal opinion.

    This house is charming but this house is a total gut renovation bc it has a great foundation with the help of an architect and structural engineer you can make it amazing...Asking price is way to much i can see an investor buying it...

    Thank you Jonathan for showing these videos, I think your videos helps those who may be interested in purchasing some of the homes you show , it allows us to see the actual home from an appraisers perspective and see matters that can be overlooked at a showing.
    The home is ok, some of the updated features works, I agree the fridge should have been cleaned, the storage closet on the 2nd level is where the laundry room should go instead of in the bathroom.
    I agree with @neasie1142, older homes should have bathtubs.
    The rooftop should have a railing for safety.
    The basement 👀

    I wonder if it used to be 2 units. I haven’t seen wide properties like that in Baltimore. Usually they are skinny and deep. As I continue to watch the video, it had to have been 2 units. Way too much living space and 2 fireplaces really feels like 2 units combined.

    Beautiful home but my guess would've been between high 6s to low 7s. I think the current price is a little too steep. Even for Federal Hill.

    Nice little charming backyard. No privacy, no parking. Love, loved the dining room. The kitchen was cute except for that rusty refrigerator.
    As soon as you went to the bottom of the basement floor, I smelled mole😅😅. Houses that old , the basement will be musty.
    But the house could use another reduction.

    You didn't take your shoes off for this visit. The basement is horrible no window in that bedroom. Did you miss a room in the main bedroom? The house should be made for a single person or newlyweds it giving a family vibe but does not have the footprint to accommodate one.

    Where's the third bedroom upstairs? I watched the video several times and only saw two bedrooms. I love period homes. The first floor was good except for the staircase infront of the door. The basement ( even though costly) should've been dugged down for better head space and possibly more bedrooms. This house wasn't thought out for functionality and tried to fool you on estesdic. A house of this size should have at least one bathtub.

      @GMAMEC go back and watch the video, he said that there's 4 bedrooms. Three upstairs and one in the basement. I only saw two bedrooms upstairs.

    Charming but No Full bath= bath tub
    Roof needs work, basement need total refinishing(would be nice laundry area/room) + storage
    Some floors need restoring
    Would like a little privacy out back patio area
    Too pricey

    I do not want a bathroom off of the dining room, man that could really spoil a meal. And the second bedroom did not have a closet. I would never want to go in the basement, and I wouldn't want anyone to sleep down there. I could not live with the different floors in the various rooms, I would want to replace the fridge, and I would need to sink money into that outdoor roof/patio. So, no I would not purchase. And if they want someone else to purchase they'll have to come down on the price.

    I would buy the house, not a fan of having a small couch in the dining room though, I would do a little more to the home make it more livable , the basement would be my office.

    Aside from the weird roof access and short basement, It’s nice but no bath tub would be a deterrent. It would make a nice Air BnB.

    That not a legal bedroom in the basement must have an egress window but each state has different laws

      It’s definitely not illegal bedroom. There’s no egress and the ceiling height is too low.

    There's no way that basement bedroom is legal. Where's the egress in case of a fire? The house costs too much money for the work that needs to be done. The house should be turnkey for that price.

    I’m wondering, did I miss an egress window in the basement bedroom. If there’s none, then can it be legally listed as a 4 bedroom, there are also legal ceiling heights according to IBC.

    Overall it’s a nice home. This home seems unfinished. They are areas where the flooring is off. Painting is off in some areas. They are no bathtubs and that’s a no go for me. The unfinished basement. Did they even paint? The carpet on the basement stairs🤦🏽‍♀️🤷🏽‍♀️🤣🤣🤣 It’s over priced because the buyer still need to come in and do some renovations

    Basement bedroom is not legal, no window/s or egress. Did not see an exit in the basement. Basement is great for storage/hobbies/workshop. I would not consider the basement included in the square footage of this home as live able space. This home would work for physically fit adults. Not an option for anyone that has special needs or has a large body frame requiring more square inches in the bathroom or shower. Some safety adjustments in the home for small children, toddlers. Days of old people were not as tall as they are in current times. Love the house, less yard work although back of home would need a privacy fence or brick wall which was common in old days for privacy. First level ideal once you adjust to the different levels. The rear of the house had a gate for egress and ingress which I would use for trash containers and muddy shoes etc. Price could come down as I am not certain about the roof on the second level with no support rails. Hope this helps.

    Still swinging that camera around too fast making me dizzy!!! You’re not as THOROUGH as you were didn’t show what’s behind all doors and not showing other areas. My mom was a realtor and then broker, I went with her to see a few homes to sell. She discovered I had a great eye for tiny and small details. She listened to my comments and incorporated them. This home’s seller or realtor not paying attention to the details that matter. Do they WANT a sale? It also leads me to think little money left, stretched to do most important things-or HAVE they? Where ELSE did they cut corners-coz I’m from the do it RIGHT the FIRST time school!!! Meh, I might just move on. Looking for certain things. Have a great day thanx🙏🏻
