    I have never filed an eviction. I allow my attorney to do the dirty work

    Hi Ernie, I’m a long time fan coming from California. In this video, you answer a question about answering the tenant’s request for a mailing address - in this case the tenant opened a small claims case and needs my address to send me the summons to appear. I do not live in California yet the lease has all my contact information and have sent numerous email replies to the tenant that my address is listed clearly. I refer to the lease because the tenant is not following it and makes up their own rules for paying rent. My lawyer in California says that I can send a friend to the court date stating I was never served to delay the small claims case for another month. Is your statement about a law that I must give the tenant my address upon request apply in this situation? He has the lease, sent it numerous times upon his request, and don’t want my eviction for non payment of rent to be denied. Thanks for your reply. I know your time is valuable.

      @laryssafonzo5445 Well, this is a Texas specific law, but, in it, if the owner supplies their name and a mailing address in the lease, they are in compliance.

    We just recently won our eviction case and were granted court fees as well as two months of rent. What are the chances we will ever recover this money?

      @mustang10471 That depends on the capacity of your tenants to cover their debts. Tenants who care about their debts will pay them, but those who don't, never will. We suggest requesting and recording an Abstract of Judgment to create a judgment lien on the Defendant.

    I disagree about sending two mails because all you need is proof you send it not receive it. It’s better they don’t read it so in court nobody show they lose

    Okay real situation Corpus Christi here what if their lease is making me violate Texas law? In the state of Texas it is a felony to withhold food and water from stray cats or dogs my apartment wants to evict me because i keep giving this malnourished cat outside food and water. In the city of Corpus there are a city ordinances that specifically say the cats are to be given food and water even if they are stra they then said I was harassing them by recording our conversation in their office but that is legal in Texas and they wrote that as one of the reasons for my reason to vacate.

      @@danielthelion2677 If the landlord is in violation of the city ordinance, that would not excuse the tenant from violation of the lease.

      @@LandlordAttorney well it is not only a violation of city ordinance it is a violation of state law where it is a felony. a lease can force me to violate the law a felony? Because in Texas it is a felony to knowingly or willingly or recklessly not give food in water to an animal.
