It's true. The landlord has a significant advantage over the tenant. However, it's also true that the landlord assumes an enormous amount of risk in the process. By not exercising these advantages, landlords can lose out on profit--the one thing that justifies the massive risk a landlord takes in giving possession of valuable rental real estate to essentially a stranger.

Valuable info, thanks for sharing.
@@aaa-pp I'm glad you think so.
You are a rock star, Mr. Garcia
Thanks so much
Atty. Ernie, can landlord file a case to those evicted tenants leaving property damages?
@aquaviz4854 Yes, a landlord can sue tenants for property damage after evicting those tenants. The questions for the landlord: 1. Do I know where these tenants now live or work (to serve the new lawsuit on them)? 2. If I win, can I reasonably expect to be able to collect my judgment from them (they have non-exempt property, funds in accessible accounts, the willingness and ability to pay, etc.)?
such great info
Glad you think so!
5:42,good question😮
1:26,ohhh this is definitely a common scam, they cook up a fake job, could have their cousin ray ray acting as their boss or reference😂🙄
@@Texas_Made_ a Google search and a phone call often are enough to figure this out, but not all landlords will do this.
@LandlordAttorney true true, lazy and afraid of confronting tenants seems "easier" 🙄
Can I present audio recording as a proof at court?
It is possible to take it to court but it's up to the judge to accept this as evidence. This video may be helpful: ruclips.net/video/iJ8ba13PCbo/видео.htmlsi=sIwEx07Hr48y-nQ4
