My tenant pays rent due on the first day of the month. The law says month rentals require a 10 day notice to move out if they don't pay. If he doesn't pay on the first can I wait 7 days and then give a 3-day notice. Or do I have to give a ten day notice on the 2nd of the month? My lease does not have a grace period or late fee in the rental agreement.
@@crand20033 If a 10-day notice is required, the day it is delivered would not affect the number of days required in the notice. It should be a 10-day notice whether delivered on the first day of default or the 100th day of default.
I sent notice by register mails to two tenants, both did not sign received. They both get returned back to me a few months later. I deliver notice to the door, the tenant don’t answer door. I sent emails notice and the tenant reply, is the email notice satisfied notice.
@@pearlhuynhliu7356 Your notice requirements are set by state and local law. I know that a Notice to Vacate in Texas isn't valid by email alone, but other notices might be, if allowed in the lease.
I3 mo ago, in the beginning, i talked to my section 8 renters about seeing the home and they agreed until oneday i came and i heard a dog barking. They refused me entry and i gv them notice about our initial talked about visits and how i heard a dog barking. I talked to my sect 8 and sect 8 housing keeps telling me its my rental. I tell my month to month renters that i want to end our rental but now renters are saying they will sue bec theyre sect 8 and now Calif say theres no clause rental law that LL needs a BIGGER excuse to drop sect 8 renters. So i ASK ..... Whose business is it? Mom pop rental is losing business

When you file a civil suit in justice court can you use different counts? Like count 1, count 2, etc…
