I wonder if you can hit neighbor rick's with some surfactant to help the peat moss hold more moisture, maybe its a little hydrophobic.
I wonder if that metal sewer plate is absorbing the heat of the day and keeping that area warmer for longer resulting in less water. I guess as you build up more soil it will create a bigger barrier to the heat and more roots/soil to retain water.

What’s up yardbrah ? I live in your area ( a fellow lawn nerd) Kentucky blue grass takes 4-6 weeks to germinate…and it doesn’t really grow well here in PNW …..rye and fescue 👍 …..I’m not a professional so take that info as you will
Oh for sure I've seeded KBG a ton of times... I'm just wondering about the rye I put in cause in fall it was 3 day germination and last spring when I overseeded with rye it came up in 5 days... it's just this weird colder temps we have right now def slowing things down for us 🤦🏾♂️😂🤙🏾
You got KBG to work up here?! Right on 🤙 I was taught by a landscaper to sit till the night temps consistently stay in 40’s before planting grass seed…. I’m new to your channel so not sure if you said that already, sorry if you did
