My theory is that, Tom being a Tanuki, instead of a raccoon, might have thought about the dangers of the island and, being a tanuki himself, is simply using his supernatural abilities to keep the island completely safe. Pretty sure Gajin Goomba already did a video on Tom Nook being a Tanuki. Even the animal crossing Wiki states his a Tanuki. Can't really; be a theory if it's already proven.

She and Nook are actually childhood friends and revealed that he was once conned when he moved to a big city to chase his dream.
As well as the fact that Nook raised Timmy and Tommy, two orphans. The twins are so grateful to him that they decide to work for him. If you were a selfish greedy businessman, you would not go out of your way to save some random children you find on your doorstep
You are also forgetting that everything is bought THROUGH NOOK WITH NOOK'S CURRENCY. This means that you can only sell to him, can only buy through him, and the money is worthless outside of his island. He is running a closed network where he is basically ripping you off on countless levels.

Those measurements of the house being 900 sq ft make sense. I kept being frustrated that I could fit more in my IRL apartment (900 something sq ft) than I could in the huge house in the game. I always attributed it to the grid system & not being able to utilize the vertical space & bookcases as much as we should.

Yeah especially when the twist is just wrong. At least for me, if he donates 90% of his profit, it's not really a bad thing if he ends up making a lot of money. I mean, the player chooses to go to the island and get a house, and it's never said (that I know of) that the prices of later houses are upcharged, it's just assumed for the twist. Someone else also said that he's magical and can protect the island from danger, and that if you go 1000 years into the future it's still fine in-game, but I didn't play the game so I'm not sure. If it is true though, then it completely debunks his twist too.

there is one other thing I want to bring up... and that is.. the nook store. More importantly, the online nook store in game. Tom has probably got a sweet deal when it comes to you, the player, buying stuff over the Nook Shop App in game. Honestly, with how things are run, Tom Nook makes way more money than he loses from the property costs. I mean NOOK is a brand name in universe....

I love these theories, I also do love in depth lore series but the videos of some weird questions like just finding out the property value of animal crossing houses really does remind me of the classic game theory days

I really wish more theories were played straight. It takes a lot out of things when I come to the first wrap up of a video and without looking at the timestamp, still know the video isn't over because Matpat always makes his videos contain a reversal.

Yeah especially when the twist is just wrong. At least for me, if he donates 90% of his profit, it's not really a bad thing if he ends up making a lot of money. I mean, the player chooses to go to the island and get a house, and it's never said (that I know of) that the prices of later houses are upcharged, it's just assumed for the twist.
Someone else also said that he's magical and can protect the island from danger, and that if you go 1000 years into the future it's still fine in-game, but I didn't play the game so I'm not sure. If it is true though, then it completely debunks his twist too.

I got really excited to see a breakdown of the cost of labor, and materials we put into the island. Maybe even an estimation of the island's worth at the prestige increases to see exactly how much value we bring to the island, but I get that would a lot to look into

Tom has probably got a sweet deal when it comes to you, the player, buying stuff over the Nook Shop App in game. Honestly, with how things are run, Tom Nook makes way more money than he loses from the property costs. I mean NOOK is a brand name in universe....

And yet he also gives us the power of growing and digging land mass, ultimately giving us the ability to put our own houses, along with other homes and buildings we want, on cliffsides or surrounded by inland sea water if we so please. Tom gave us the ability late in the game, but he did so thinking we could make the island more appealing to other visitors... Somehow. Simply put everyone's houses highest on the island, and we avoid this sea level problem altogether
Matpat left out a couple things:
1. How easy making money is. Even if just dig up the four fossils on your island each day you're making bank.
2. New Horizons allows you to unlock magical terraforming powers. Come at me, rising ocean! (And that's assuming this is even an issue in the AC world. )

Episode idea: could you do a Star Stable theory? It might seem a bit slow, and not *that* lore based at first, but the more you get into the game, and the more theory videos you watch it makes it much more interesting. I mean questionable powers, tragic backstorys, kidnappings, poisonous dimensions, dead flying horses, traitors, a few on screen deaths, witches, giant evil octopi, its perfect!
