    Here's from URA data after 1 year. I take sample size of 700-1000 sq ft against your prior 2023 price. The Crest is hit but rest doing well. The Crest +2.2%, Principal Garden +6.7%, Echelon +9.5%, Alex Residences +3.5%, Artra +10.5%, Ascentia Sky +16.8% and Metropolitan +10.8% I actually saw this video and it influenced me to bid around last dealt. Of course, the buyer(s) refused to sell to me, and it is obvious I missed the chance. I was hunting in this area. So don't agree with your analysis.

    Hi, you said you would dispose of your property before it hit the 7-years old mark. May I know "7-years old" means 7-year after TOP?

      I count based on date of purchase assume bought on launch date. 3 years is after SSD. Up to 5 years for prices to stabilize. Before 7th years to cash out n move on...so the next buyer will have 92 years lease remaining like brand new.

    Hi Alan, when you calculate anualised return, do you use TOP year or launch year as the starting point?

      I use launch year to be consistent across all projects.

    Alan, will you be doing a macro analysis of the D15 area given it seems there are alot of projects launched now? How do you see the supply situation in the next few years and what will be the exit strategy for buying a 99 year in the D15 area?

      D15 is huge...I don't even know how to cover. 🤣 D15 is always source after. There will always be buyers looking to move there. Sell within 7 years if possible.
