    Eric correct me if im wrong, if the buyer decides to pay full cash on the unit they buy.. they can decide not to lodge caveat right? Maybe some of the buyers didnt back out, instead they are cash buyers?

      All developers need to declare any units sold. Previously don’t need but now compulsory 👍

      @@savvyericchiew you might be given a "friendly call" to change your thoughts by them. Hence, MOST agents only say good things about the project especially if they are selling them. At the end of the day, they are the agents paymasters.
      As for some TOP-ed properties, got frustrated buyers took to social media to upload videos and photos of the property, they too got served lawyer letters and forced to take them down.

      Shouldn't just bash a launch because of its 1st weekend performance ma. Exit strategy more important. I give u some detailed examples here for your viewers to reference.
      Florence residences sold 54/1400 units at launch. it was a bad launch. Guess what? owners still made 24% in 3 years.
      hyll on holland also bad launch. sold 10 units only. now price is up 25% also.
      There are so many more examples I can share regarding this.
      Sometimes if you buy a launch that's too hot u will get into the trouble of pasir ris 8. Did everyone here know that pasir ris 8 raise prices 8 times on day 1 of launch? You know how many buyers had to leave their queue that day because of this? Sometimes it makes more sense to buy into a lukewarm launch because there are not crazy price increases and you get to choose your units rather than ballot for the hot units.
      Now regarding Hillhaven, I'm not much of a westie. Usually I will aim east or central launch.
      Then again the site beside Hillhaven is slated to be a primary school. It's a golden exit strategy if you ask me.

    Not worth to pay $1.5m - $2m for an HDB unit. Generally, a condo has a better-quality resident, gym, swimming pool and security. We have only one life, a priceless life. Smart to enjoy life a bit to live in a condo. Wealthy people from villas, bungalows, terraced houses, condos generally prefer quietness and peacefulness, away from the crowded and congested areas. Have money, enjoy lah, why live and die like a beggar? SG transport system is quite efficient, no need to live within one meter away from a MRT or a bus interchange. Many Billionaires and Ministers from around the world are not educated from the top schools. Very importantly, invest in a property as a hedge on your money in long term and to invest in the property smartly at a fair value, no as a sucker to pay much more.

    I feel like Lakegarden residences is ok actually leh.. even though its so far from the MRT, if you compare with J'Den which is close to the mrt its proportionately cheaper.

    Hi Eric, I need to disagree with you on this one. Shouldn't just bash a launch because of its 1st weekend performance ma. Exit strategy more important. I give u some detailed examples here for your viewers to reference.
    Florence residences sold 54/1400 units at launch. it was a shit launch. Guess what? owners still made 24% in 3 years.
    hyll on holland also shit launch. sold 10 units only. now price is up 25% also.
    There are so many more examples I can share regarding this.
    Sometimes if you buy a launch that's too hot u will get into the trouble of pasir ris 8. Did everyone here know that pasir ris 8 raise prices 8 times on day 1 of launch? You know how many buyers had to leave their queue that day because of this? Sometimes it makes more sense to buy into a lukewarm launch because there are not crazy price increases and you get to choose your units rather than ballot for the hot units.

      It’s not about the % sold on launch day to determine the profitability. If I do that, I won’t recommend Treasures at Tampines
