    Hi im a local so I'm just here kapo-ing 😂. But its such a strange experience seeing Singapore from the expat perspective since ALL these neighbourhoods mentioned are pretty much not on my radar as a local. For me I would classify all these areas as high SES (aka really rich and expensive) areas and central downtown. Most locals live in the heartlands and commute to work in the CBD since public transport is pretty good. Not to put down the recommendations since its probably a lot harder to get any rentals in the heartlands but it really shows how Singapore has such strongly segregated enclaves.

      I am also Singaporean living along River Valley and have another apartment for rent just right next to Tiong Bahru subway station (I know about 50% of the total units were rental units. When we go for our evening strolls or cycling, we see more foreigners than locals making use of the facilities and enjoying the beautiful places around the PCN. I guess, it is normal to see a lot of foreigners almost everywhere in Singapore because 40% of the population are expats but especially the central area as that's where foreigners usually settle whichever country they settle in initially. There was a time before COVID when I visited a lot of places for my business and I am surprise to find foreigners renting places that are quite far from the central. When I used to live in Woodlands 2 decades ago, there were already many Malaysians and Mainland Chinese working and living in that estate.

    $3800 for a 1 room HDB is crazy. sg rental market has gone out of control after covid 😢

      agree! back in 2018 $4K can get you a 3BR condo unit around the north south line.

      its not really a 1 room hdb. but 3room hdb(2room + storage) flat that is renovated into 1 room

      The first unit is not common for the HDB 2 room to be that spacious compared to current bto size. Is renovated with rooms being knock off. So it could be a 3 or 4 room flat in the past. 3 room hdb means 2 bedrooms. And 4 room hdb means 3 bedrooms for hdb context.

    Used to live in a shophouse in Joo Chiat. It was amazing. East Coast Park was also a stones throw away. :)

    Just came across this video. As a Singaporean property owner and former landlord, I have to say you did a great job laying out all the available options. In fact, it is probably the most accurate and extensive coverage of the rental market options here. I’d highly recommend it to expats and would-be expats searching for rental housing here. Good job. What I would just add is that people should also look into the north-eastern suburbs like Punggol, Sengkang and Compassvale. These are newer public estates with also a range of private condos, and they are clustered with neighbourhood malls, train stations and bus interchanges, and beautiful park connectors along the Serangoon River and Punggol Waterway. Most importantly, they are also more budget-friendly and you actually get a chance to live among more Singaporeans instead of within an expat bubble.

    Tip for open concept spaces like that Beaumont unit you saw: use movable furniture or fittings as a separator. That way, you get a sense of separation of space without having to do anything permanent to the rented premises.

    This was such a good video. Very informative and I could tell it’s well researched. I’ve been in Singapore for 3 years, locked in a condo at Katong about a year and a half ago. The condo search is brutal!!! Good luck to everyone.

      I used to live in Katong (fr 2017 - 2021), rent was pretty affordable then which was below $2k for 750sqft studio shophouse (The Red House). The unit I rented was a duplex with a tiny backyard to dry laundry. I believe rental at this property spiked up since, which was one of the contributing factor for me leave SG.

    If you like Bugis, can consider Lavender. There are a bunch of cute Cafes at that area as well. That area is still quite Local if you wanna immerse in the local life.

    As an expat, I took my time to look around various neighborhoods via Airbnb. Stayed at River valley, Chinatown, Novena, Bugis, Jurong and ended up in Spottiswoode. Having this 3 MRT lines is really handy, close to the city and work 🎉

      Same in Vietnam
      Short bnb start close & strict laws in alot apartments.
      Gorverment start think about strict laws on airb&b
      3 month (90 day) is not consider as short rents.
      Because alots residents get annoying by b&b guest in apartments since theyre tourisment & youngsters, drunk & loud, swimming then running directly in elevator & drop water in floor, it dirty & risky for child, eldery.
      So gorverment start about strict it.
      But in alot high-end apartment, residents groups meetings with manegers of apartment & accepts stop airb&b.
      Theyre not strict ppl rent for medium/long times, theyre just not allow short rents, when different customers/guess move in & move out everyday!!

    Just moved to Singapore. About to move into a place in Tiong Bahru at the beginning of next month. 2 bed for S$ 5900. Really nice but...still....$5900. It's a lot. Originally was keen to explore River Valley but 2 beds between $7-10k. Yikes. And they were the opposite of spacious. Pocket the savings. Buy a new bike! Nice video!

    Just a highlight on shophouse. For renting at shophouses, it is important to make sure that landlord has registered their unit for residential lease. Otherwise most, if not all are classified as commercial use from the authority's perspective.
    And if you do encounter 1 that did not register their address for residential use...the authority will penalise the landlord but you are require to vacate almost immediately...So in regards of deposit and the rent that has been paid; you may or may not be able to take back subject to case to case circumstances.
    Lastly, all rent....please please please......get a proper tenancy agreement when you are renting.

      This means that the tenant may not be able to enjoy certain residential rights and protections, such as the right to terminate the lease early in certain circumstances or the right to have repairs made by the landlord

      @@Jasmine_DD There are many landlords in Singapore lease on a verbal agreement and not tenancy agreement....mainly because they are not illiterate. But when a landlord lease illegally, even if you have a tenancy agreement; in the eyes of law it is still wrong. The authority will penalize the landlord but more importantly, those on work pass may or may not be suspended. I don't think anyone on WP wants that to happen

    indeed it’s funny seeing Singapore through expat eyes-all these neighborhoods are like luxury zones to my local friends! They usually live in the heartlands and happily MRT their way to the CBD. People who want budget friendly options should check Habyt or Rently, since they have co-living spaces, it really brings down the cost and you get more SPACE and amenities in better areas. Oh, and if you’re worried about landlords keeping your deposit unfairly, they pay the deposit for you! Might save you some headaches

    I do not recommend Tiong Bahru. It has so much f&b options but that also means a helluva lot of rats and roaches. I know two friends who left the area because of the pest issues.

    Very little home owners in Sg will do a full renovation and rent it out for HDB or even condos. The cost of furnishing is too much for an owner to do a rent out. So, if there is renovation for rent, it's usually partially furnished or less than partial.

    It’s crazy how expensive those apartments are. You should go check out more local neighborhoods area. Example the Hillion residence is a condo in Bukit Panjang area that is on top of a shopping mall, subway station, and bus terminal. It’s convenient and about SGD$3000 for a studio apartment.

    $3.5k for a 1 bedroom HDB is quite expensive tho. I was expecting it to be like $2.5k.

      That Clementi HDB flat is a 3 room flat i.e. it had 2 bedrooms until the owner turned the master bedroom into a walk-in wardrobe.

    Welcome back to Singapore. You may want to consider rental along the North East Line MRT along Boon Keng to Hougang. But of course not to Seng kang ~ Punggol since you work from home. Within the flight path of our fighter jets. Your meeting or conversation with clients will be affected.

    Expensive - sure, but a big part of what people are paying for in Singapore is safety. I didn't encounter any problems walking around Singapore at any hour of the day - don't try that in Sydney or Melbourne, and if YT is any guide Canadian cities have their own problems.We don't have fentanyl zombies in Australia but it's only a matter of time - Singapore's harsh penalties for drugs are warranted IMO.

    if u step into the heartlands , where the locals live, the rental prices quickly come down. all about choices . all these places u mentioned are touristy and catered to expats who dont have a preference for localised living, they love their bars and cafes, and complain about Singapore being expensive lol

      there were a lot of foreigners there recently in yishun. A lot of black people and white families. (Not being racist).

    with your capacity can rent this expensive appartement. probably you can own land and home if you lived in Vietnam. in place like Da nang home with back yard in range $200K-1.400k
    1.400K home with 500square meter land is like Obama home it huge for big family.
