This is a magic appartment, because at the front the balcony is on the first floor but on the backside the balcony is on the the second floor just under the roof ....How is this possible ?
I would combine the two rooms at the backside and create a big livingroom with gorgious views. Plus make double doors to the balcony. Lots of options for a nice price! 👌

As always another dwelling with great views and a floorplan with easily modified floorplan. Gut kitchen, bathroom and remove wall(s) to create a bigger kitchen. Place the new bathroom in the divided small room utilizing the plumbing existing. Use the other half for storage sleeping space as needed. One only needs 1 bathroom in an apartment of that size. Extra sleeping? Use blowup beds they are available world wide. Add mini splits, stackable washer dryer,fresh paint and simple design elements. PS add an extractor fan for the new bathroom there is attic access. Thank you Aiden and Fiorella great place as usual.

Hi, this appt is a time capsule. We can see how the last occupant live their life. Need renovation no doubt. I am too old for this house. Too many steps, and the car will be parking very far from the house. I prefer the one you did just near this one. Because you can access from the street with a little bit of renovation. Great video like always. Love you.

No bunk beds for me. I’d do the entire room as a closet/dressing room and bath/shower room. Nice little place!

The only way for someone to tell you that a given price includes fees and taxes without speaking about your circumstances is for that person to make a few assumptions:
1. That you will be taken up residence in Italy and live in that house
Or
2. That you will only use it as a holiday.
3. That you will not be negotiating the price of the property at all.
4. That you will not choose your own notary service.
5. That the realtor's commission will not vary.
This is why:
1 and 2. Purchase taxes can be 2% if the house is your main residence OR 9% if it's a second residence.
3. Final taxes and real estate fees will of course depend on the final price you agree on.
4. Each notary has their own fee as they don't tend to be the same across the board. Some notaries may charge you a few thousand more or less to do the same job and some people like to get quotes.
5. Mostly the realtor's commission is 2, 3 or 4% but in some cases for low priced houses they may not do percentage but a flat fee.
So see why I mean that without speaking with you, given you such total would be assuming a lot? That's why it is best to speak with the realtor and/or get a quote from the notary.

So how much is the annual tax? When someone abroad buys this place, what will be the expenses?
Most of the cheaper houses I like better and many have useable furniture.encluded. For me I would have to have a garden and not so many levels and steep stairs. They are a pain even for young people and dangerous if you fell.
This house needs a lot of TLC, a huge renovation project. Too many steps to go to the main floor, the balconies are too small. The kitchen is horrible as well as the bathroom. The price of the house reflects the poor condition of it. Thank you for showing me what you could get for that type of price. Please note this is just an opinion.
