This home has so much potential. I saw the calendar in the half bathroom said 99 on it. If it’s been empty that long, it’s in really good condition. What a great find on this home. ❤
The building's bones are sturdy, no one can redo buildings like these anymore for the price of restoring them for a low cost project. Italy is on my bucket list for 2026, and these videos are tempting me to buy a home there.
Before you announced the price I said to myself: I could offer 1 Euro. That's indeed the right price for a house that needs to be rebuilt entirely, in a remote location. The mayor of Sant'Elia has made the right choice to join the 1 Euro programme. Did you know there's a fantastic bakery in Sant'Elia? That's a good start for anyone who wants to live there.

Thanks for your very good overview. Nice looking town. Park view across the road and trees elsewhere is good. Painting the front of the property significantly improves appearance in a simple way. Like your approaches toward possibilities. Could also focus on totally remodelled kitchen in the existing separated kitchen room, rather than downstairs. Similar remodelling approach for the bathroom. Build and plumb a small, separated laundry room in that large entry area below leaving the rest as large living space. That wall needing to be rebuilt would motivate redesign and rebuild of all that large lower area. The bedrooms on different levels provides good level of privacy. New heating system for the entire house. Few new doors and windows. Paint the entire interior after all construction and then a monumental cleaning. Doable and certainly much better than expected for one Euro. Nice new two bedroom place with good storage and living areas once completed. Architect plans approved at mercy of the bureaucracy is the issue. With potential for this approval process to become endless, or at least a drawn out process. I like what Italy is trying to do with these renovation incentive programs. However, it seems rather one sided toward the buyer/renovator sorting all problems that have built up over a long time. Then be at the mercy of the Comune of what needs to happen. Clear expectations for the renovation from the outset is needed from the Comune. Definitely need to be on site to check it all out. Find good architect and gather good understanding of how renovation works in Italy. Thanks again!

Wow! What a find. Aidan stole my idea about turning that old kitchen area in the living room into a wet bar - I'd use it for coffee, wine, tea and the hard stuff 😊 The compromised wall in the cantina hopefully can be fixed. That second cantina will be my dollhouse room as I'm bringing them with me, if at all possible. I dream of opening a tiny dollhouse museum and proceeds would go to help local children. I can see myself living here. The park out front with the gorgeous fountain is eye candy to someone like me.

Very nice, so much potential. For myself, it’s kinda hard to evaluate the £1 houses vs other inexpensive houses in the £20-40£ range, that would be livable with only minor repairs. This town does seem like a great size and location, in terms of what I’d like, if it gets bus service.
Yes, this house needs work, but it's loaded with incredible potential to be a dream home. Is it possible to extend the first floor restroom into a full bathroom? I would also turn one of the attics into an art studio.

They give you English guidelines but then all of the documentation for actually filling out the application appears to be in Italian. Is there someone who specializes in helping people fill out these applications?

Oh yeah, that water is emptying right against the foundation - needs to be fixed, and the water needs to be directed out into the street. Very interesting place for only 1 Euro! Probably needs between 50-75K to fix up but even so that is a great price for that space! Great find! :=8)
What I would do is open up access to the cantina to the other ground floor room. One of those rooms is the new kitchen. So you have a living room in either ground floor room and a second living room where the old kitchen is. To make a 3rd bedroom out of the second floor attic should be easy. Now you have a modern 3 bedroom home. The second floor kitchen needs to be a laundry.
First thing I would do is get a Geo .... and determine if the stairs from ground to the fist floor could be redone to be more gentle, in other words a lower rise to each step.
So Aden, what do you think about that back wall was the rock soft when you poked it with the umbrella? How wet did it smell inside the house? It looks fairly dry everywhere else. Are they taking first offer or will it be a bidding war?
I think this house has more potential than some of the finished houses I've seen that have bad floorplans! The one drawback may be the steepness of both sets of stairs. Maybe the set from the cantina level could be stretched out to include a landing? Perhaps the other set could become a spiral staircase? Not super convenient, but OK for young people. I like the light and the exposure. I agree the "garage/cantina" space could be lessened by half and the rest of the space could be added to the living space. Also, that tiny toilet area could be extended to become at least a normal lavatory. The neighborhood is very attractive. Love the park across the street as it gives you a bit of green space. Have no idea what the costs of renovation would be there, but to me this place has a lot of potential. BTW, how cold does it get there & how much snow?? All I've heard is renovating these old places takes forever re approval. Have no idea how available competent workers are. Renovating in the US is bad enough!
i would add a covered terrace with a bathroom on top of the house. add a bathroom to every floor. add more and expand existing balconies. change the kantina into a garage/work shop. change the good kitchen into a laundry room with floor to ceiling storage for a dry/canned food larders. change the older kitchen into ??
I have fixed and flipped a few homes in the U.S. and have and idea of time / cost here but not in Italy. I don't know the supply /demand of laborers, red tape & permits if any and material costs. That would be a helpful video sometime..

There are different paths. Sometimes owners join the program as they have many houses and they become a tax burden. Other times the comunes can cease certain properties under certain conditions

The house is totally worth the effort to restore! I wish I was ready to retire!
