@@valeriemcmiller9342 Hey thanks I did exactly that there are plenty of proof of funds websites out there that will gladly write you up a legit proof of funds letter on your behalf for a small fee I basically wrote in my offer sheet “earnest money to be deposited to escrow upon completion of contingency period”
I recently tried this approach, asked the listing agent to represent me on the deal and therefore get the full commission. Unfortunately, there are a lot of DUMB agents out there who don’t GET IT. Made an offer, and without hesitation the agent bulked at the offer and said the seller would not ever accept it!! So, basically her mindset is “I’m working for the seller foremost” Not let’s make this a win-win for both parties because I reap the rewards!!!

The 6% comes from the seller no matter the deal commission does not come out of your wholesale fee. You will receive your fee which is the difference from the price you have set with the buyer and contracted price with the seller. You state that in your Assignment Agreement with the Cash Buyer. Don’t go into a deal with a listing agent unless you can provide a POF is my opinion bc they may ask for 1 or they may not. Jerry has a video on almost every question you may think of asking.

not that i dont' think this is a great approach from the investor side, i can't help but feel like it's putting the agent on the spot when having to choose between a 6% vs a 3% and Sticking to their loyalty to the seller that gave them their listing in hopes of the best price for their home. It's actually not David. I've been an agent for over 18 years. Yes, if you are the listing agent, you have a fiduciary responsibility to the seller. But the agents job is to get the property sold for the seller and at the best price possible. The seller is the ultimate decision maker when it comes to whether they will accept an offer or not. All the agent is doing is doing their best to convince the seller why "our" offer is a strong offer. This is why it is so important to understand your numbers and make your case. Most agents out there do not think like an investor. It's your job to educate them. The bottom line is to hopefully make this a win-win-win for everyone. The seller gets the price they want (they accepted the offer, so it works for them), the agent double ends the deal and you as the wholesaler make your assignment fee. Oh yeah, and your cash buyer wins since you did all the work to locate a great deal for them.

This is a lot to explain... 1. Get executed contract with seller (agent will handle). 2. Assign said contract to buyer via assignment (you handle not agent)
It only works when you have the cash though right? I would like to do this technique but I'm broke which is why I need cash buyers in a deal with my contract along with the seller. Jerry, good video. What if the agent wants you to sign a agreement that he or she will be the ONLY agent you work with or agent inclusive. I think inclusive is the word I want. Agents around my market do this. But they also have access to all properties already on the market right? But also get certain properties that their agency picks up from sellers. I prefer to work with more than one agent. But it seems they want to be the only one you will work with.

No, so what you would do is once you sign the contract with the agent you would go an find an investor to assign the contract to. Once you find an investor who will take over you make the investor sign an assignment contract.

Hey Jerry, I understand the concept but when presenting the on market property to a cash buyers agent (assuming you have a PSA in place) what is preventing the buyers agent from going directly to the sellers agent? Just the fact there is a PSA in place already?

not that i dont' think this is a great approach from the investor side, i can't help but feel like it's putting the agent on the spot when having to choose between a 6% vs a 3% and Sticking to their loyalty to the seller that gave them their listing in hopes of the best price for their home. I don't really see wrong either way, but i would be curious to hear from an Agent's perspective.. I bring that up Jerry because you said that you have had offers accepted at sometimes 20K lowe just because you offered dual agency.. Either way you are still the man Jerry! Love the content!
It's actually not David. I've been an agent for over 18 years. Yes, if you are the listing agent, you have a fiduciary responsibility to the seller. But the agents job is to get the property sold for the seller and at the best price possible. The seller is the ultimate decision maker when it comes to whether they will accept an offer or not. All the agent is doing is doing their best to convince the seller why "our" offer is a strong offer. This is why it is so important to understand your numbers and make your case. Most agents out there do not think like an investor. It's your job to educate them. The bottom line is to hopefully make this a win-win-win for everyone. The seller gets the price they want (they accepted the offer, so it works for them), the agent double ends the deal and you as the wholesaler make your assignment fee. Oh yeah, and your cash buyer wins since you did all the work to locate a great deal for them.
A question I'm looking for that I can't find is... Is the earnest money you have to put down higher when using a real estate agent or is it the same procedure as a regular deal?

This is a lot to explain...
1. Get executed contract with seller (agent will handle).
2. Assign said contract to buyer via assignment (you handle not agent)
It only works when you have the cash though right? I would like to do this technique but I'm broke which is why I need cash buyers in a deal with my contract along with the seller. If there is a way around this and I can do this technique please let me know 🙏 I lost a few rounds with investors because I would tell them I am a cash buyer but then I can't promise them their 6% because I don't have the cash

Most agents still do it. The other option is have the list agent be a “transactional coordinator” for you. Accomplishes same objective.

Jerry, good video. What if the agent wants you to sign a agreement that he or she will be the ONLY agent you work with or agent inclusive. I think inclusive is the word I want. Agents around my market do this. But they also have access to all properties already on the market right? But also get certain properties that their agency picks up from sellers. I prefer to work with more than one agent. But it seems they want to be the only one you will work with.

No, so what you would do is once you sign the contract with the agent you would go an find an investor to assign the contract to. Once you find an investor who will take over you make the investor sign an assignment contract.

The concept still works in a non-dual agency situation. There are other ways the agent can structure it (designated agency, transaction coordinator, etc).
