Even if the paperwork for your Thai company was watertight and you had full access to sell the property on at any time?
I have stayed at View Talay 2B it’s a super condominium well build and super swimming pool management fees very low.
I'm also a big fan of the View Talay Projects. Especially 2, 5, and 8. Like you said, very well built and large swimming pools

Totally agree. It's why I try to spend most of my time promoting the older buildings. I don't like to promote new builds unless I'm confident that the quality of the construction is good enough.
Places like copacabana in Jomtien look fancy from the outside, but the walls are so thin, and the units are so poorly built that just a few years on the place is falling apart

Nice unit with good bones and easy to renovate but under a Thai company name. Why is it that all the well-maintained units of a decent size appear to never be freehold?
Because if it were free hold it would cost more. Thai name severely limits who can buy this condo 😢
Because many years ago it was easy for foreigners to buy using company. Recently some scrutiny on this type of companies forcing some people to sell.
More often than not, they do tend to be under the Thai quota when the asking price is cheaper. An excess is always added to property purchased under a foreign quota as fewer units are available in each condominium, compared to those available to Thai people
I will try my best to search out more condos under a foreign quota and with a reasonable price attached to them
For myself, if it is the right price, I would happily buy a property under a Thai company. Perhaps I'm bias in this approach as I would purchase under my legitimate Thai company rather than under a shell company, so I'd feel comfortable adding it as an asset to my business

It was completed in 2002 but very very well maintained
There is a transfer fee of roughly 2% of the value of this property to be paid when purchasing from someone else. The fee is paid to transfer the property into your name. Normally the current owner pays half and you pay the other half. The exact amount is determined by what value the land registry office last valued the property at

You are right, the price would be higher under a foreign quota
The Thai names doesn't eliminate all non-Thai buyers. It just means that a foreign would have to be willing to buy it under a company name. I know these days it is less and less popular to do so out of fear, but with all the necessary paperwork in place and with the right people advising you, purchasing under a Thai company name can still be a safe process
