I have been looking at condos in Bangkok and I am shocked at the lack of professionalism with the builders representation. Look they could not answer some very simple questions.
The prices seem quite reasonable for the units and facilities. Very good for Bangkok!

And I really like that you present the price in Thai Bath. 🙏 But I feel you miss a lot of potential buyers by not mentioning the full Maintenance Fee for each unit and by not show a finance plan example since many foreigners may not have the money to buy it out fully. How many percent(%) do you need for down-payment on a condo like this as a foreign buyer?

You should check the Thai law about foreign people buying Thai real estates first before you calling her a Princess. You could be in for a rude shock.

@@_Tony.Montana I have lived in Bangkok for a decade and own 3 condo's, clearly you are informed, the only rule you need to follow is that is the condo isn't greater than 49% foreign owned ( 100 units - 49 max can be owned by non Thai's).

These condo units have a pattern of the outside component of the mini-split being placed within the balcony space. This takes up premium space, also the noise and wind when the mini-split is running, which would be often in the Bangkok heat. Why isn't the exterior mini-split equipment mounted on the wall, outside of the balcony?
How much rent can you typically collect for that sort of unit that costs ($52000)? Is it easy to find tenants?

Quite small for the Square footage. Having a washing machine in the kitchen is not a positive. Not really a great deal price wise.

It would be more clear if she was to say what the total fee is for the condo per month for a one bedroom and a two bedroom. To say that it is per square meter is just trying to blur the fact that the fees are pricey.
@@heythave It doesn't matter to me anymore, now that Thailand has extended the new tax for foreigners I won't go to Thailand and buy apartments. If I have to pay 40% taxes then I go to a developed country that also offers me a healthcare system that is included in it. Progressive theft is this type of tax in a third world country.

In Thailand, You can't own anything Your name can't go on any land or business you can only rent, when people think they purchased something they often get scammed, about those overpriced condos, firstly You can only buy condos above the 2nd level below that you can't buy according to Thai law, (double-check the law before the purchase). Anyone who is 6 feet or more, they probably won't fit in that tiny condo. Also check and check again the local area if it is suitable for you to live there, such as transportation & shopping and Who is your neighbour, the last thing you want is the anti-social ones. Never trust anyone with your money.

Many non Thai citizens should know the law and their rights before asking them to commit their life saving into something they don't understand too well. Too many old retired people from abroad who want to live in Thailand end up losing everything they have. The Bar women and the Real Estate is the worst things in Thailand for foreign people.
