Coming from a builder’s view, this house does have some issues. Correct me if I’m wrong, but it looks to have a pier foundation, which would lead to a nightmare trying to insulate the floor. Or trying to keep the critters out of it. Also, from the back door area construction the kit logs look to be laying on the subfloor which leads to problems trying to keep water away from the logs. The joists there also appear to be rather close to the ground. Perhaps even notched for the gutter drain pipe to fit under. Speaking of notches… I can’t believe whoever built the place notched the perlins above the trusses. Big no no. I’ll stop here as I’m not trying to dump on your listing as it does seem to be in a quiet, pretty area, until someone runs power up the hill anyway.

I don't know why some are saying it's so cheap . It's priced right for remoteness of the area . If it's raining and muddy you are huffing it up that road with your groceries in the muddy months or when that snow begins to thaw . You will have to leave your truck at the bottom walk up and ride your ATV down to the bottom . For someone that just wants a vacation cabin it's great but if you're thinking of a full time place know what you're buying .
39 acres of mixed woods growing in value each year that you can selectively cut for profit. Building a log home like this one and adding the drilled well, concrete septic makes this one a good deal. Yup. Growing up in central NY, we had our family home wherein my 6 older siblings and I had every connivence one could want in the 60-80s, yet less than 20 miles away, we had our “lake camp”, a 2-3 season structure which was the recipient of continuous, year-round upgrades and enhancements, taking it from an early 1920’s farming homestead to what was ultimately a 4 season lakefront home on 12acres w/ lakefront dock and covered boathouse, 2car garage, 2 baths w/ county electric/gas/water and sewer connectivity…. I wasn't sure by the video if you can drive a vehicle to the cabin? Is there road access right to the house? If not, how did they get the building materials up there?; and the larger items in the house?
Ya some states are more affordable than other states. I was hearing all the remote workers moved into Boise, Idaho or rexburg caused prices to go way up, but now a few years later prices are going to come back down to meet the local wages. Land in rural areas definitely is less likely to yoyo going up and down with migration.
Impressive property for sure. Question on the roads leading up to the cabin: are they paved? In your narration, you mentioned that you were driving a Jeep and that it seemed to be a fitting vehicle for this type of terrain/area. Underneath the snow, will I find asphalt, gravel, dirt? I'm asking because friends of mine own travel trailers and Winnebago type vehicles and they would have an open invitation to visit. Thank you for this tremendously entertaining video. You provided a nice escape for me on an otherwise mundane day.
Views, water access, privacy. Ok it needs work, but at this price, it’s well worth it. My son is looking for something like this and it’s within his price range.
You can't bush hog boulders Andy. The roof is shingled but the shingles are shot. Mice love the cabin. Came in through the supply line holes. And there's more than a generator needed ie a pump waterline to the cabin from the well, supply lines though the holes in the floor under the sinks etc. Great cabin, wonderful view, lovely seclusion. Mosquitoes as voracious as gulf coast alligators . Better than 60 grand to run electrity in. 6-7 thousand for the poles and line, the rest for cutting the trees and brush. More good than bad. .
Ok, we might be interested in this as cash buyers. A few questions: 1. Has the log cabin been treated for termites, wood borers, and any infestations? 2. We’re not that concerned with the off grid, but what is the estimated cost for each of the water and for the power to be run to the house? 3. What are the expected residual costs for the property, ie taxes, utilities once hooked up, etc? Do you have any other information that you can share with us on this? What is the hunting possibilities for that area?

Houlton Water Company is one of the state's cheapest priced power utility. The line comes up the Mountain RD to the Snyder place I point out driving in with the jeep. After the first 300 feet which is free, you are looking at around $12 a foot. Log cabin set back from road too about 300' in for privacy.
@@AndrewMooersmainerealestate l did the calculation. Roughly about 63 to 64 grand. Which isn't really all that bad considering the amount of work involved with that. Of course there are tons of off grid options as well. It's just something to consider. I wish l could afford a vacation property in Maine. I would be up there looking at it now. Definitely someday though.
Look into the Super Stove, electricity generating wood burning stove, would save $$$ on putting money into a genny set up and gas. If you had the extra renovating money this has HUGE potential.
So as a one time owner of a dream cottage on a lake I have a few pieces of advice. These are not negotiable for your piece of mind. 1: Certificate of location because "sorta" "kinda" is not good enough for property lines. 2: Gov't: This includes zoning, taxes and tax breaks such as "homestead reductions" and "age of buyer" if applicable. Know services and what's possible, expensive and available. Finally are there any restrictions? Collecting your own rainwater seems arbitrary but some areas forbid it. Go figure. 3: Well water testing or whatever your source. Septic tank condition and cost to empty if accessible off grid . 4: Electric and heating and cooling. Is the wiring 220 for ovens and dryers? Is it up to code and inspected? What RV insulation is there including Doors and Windows? A cute fireplace won't cut it for winter heat so now you need to think furnace and heat pump and may as well go central air at the same time. There are gov't programs for these so discuss with a HVAC expert. All these are basics I did not know when I bought in my early 20s with no advice. You might even decide to go new construction using your land if that is an option. Finally if it sounds to cheap to be true.... it is. Be aware when you buy and you will have a peaceful place to enjoy instead of years of fixing and renovation over shoddy work. Good luck.
Beautiful place! Sending your info to a friend looking to move there sometime in next year or two. She retires this spring and both her kids, grandkids, and nephew live there. I think more mid-state, tho?
Thank you for the helping hand and here to answer her questions, to connect the dots. The site shows everything for sale around the state www.mooersrealty.com
In Wa state this place would fetch $3-400.000 just on timber alone??! The exceptional "cabin" with complete amenities and MORE is incredible!!? Easily $600,000 in my state!!!
Maine, the prices are divide by three and four compared to most other places. Affordable properties, low crime, less traffic are big reasons people think "what about Maine?"
It saves you, me, everyone time having these hot and ready to serve up whenever you have a few extra minutes no matter where you are on the planet @wanderingmako !
No commercial uses, for residential use. Small sign announcing this is your woods camp or vacation place if you want it labeled. $250 a year for road dues on South Shore RD that is privately plowed.
You can make a piece, wait five years, make a piece or have a subdivision done. Originally these 40 acre Patten lots were to be one residence, not to be split smaller.
It would be a shame for someone to cut up this dirt to make more lots!! People go there for privacy and to live in a peaceful, natural setting, not to clog up the place!! All too make money 🤦♀️
Land, more land and lots of wildlife when you are in Northern Maine, Aroostook County that is the size of CT and RI with only 11 people per square mile. NJ has 1000 people per square mile. 😀

@@jraoul711 Contact HWV and if they say $11 a foot, times 5,000 feet would provide a ball park.
I want this place. It will more than likely be sold thought.

Nice spot. This guy reminds me of Massad Ayoob
Sorry, don't teach firearm safety or have an ankle holster.
Guess I'm demented too, I like the effect.
Is this home still available. I'm from upstate NY and love how secluded this is and away from ppl
Is this still on the market? If so, curious since it has been vacant, if you could sense any mildew or mold inside.Thx
This one Sold BUT more like it... www.mooersrealty.com
Good luck.
Off grid and drilled well..septic. not on the lake and up in the foothills overlooking one. 🗻
Beautiful! Wish I had the money😢...
Would be GREAT if you put sold on these when they sell instead of wasting my time looking it up. thanks!
I'd be there, but my husband says NO. It's my dream. It's his nightmare, lol.
Agree to disagree and maybe there is a compromise property?
It's beautiful and I love it
Thank you for liking the video! Please share it @leojudice3295 !
Love this ❤
If I were just younger 😊
Never too old!
Thanks for making these videos
It saves you, me, everyone time having these hot and ready to serve up whenever you have a few extra minutes no matter where you are on the planet @wanderingmako !

This is perfect! Are people already driving on the lake? I wouldn't think it would be thick enough yet.
Smart ones are not... today is 38 degrees and raining... less ice than when drone video shot Saturday mid day.
Right! I was thinking that would be a little sketchy right now.@@AndrewMooersmainerealestate

I like this one! A lot of opportunity
For the right person ready willing and able!
Hi, great video, What restrictions/covenants are in place? Is there a monthly HOA?
No commercial uses, for residential use. Small sign announcing this is your woods camp or vacation place if you want it labeled. $250 a year for road dues on South Shore RD that is privately plowed.
How many lots could be made on the property, is there a minimum lot size restriction, thanks for all the driving you do to show these gems
@@steel12city17cowgirl Look this one over too.. another 40 acres in same area of Drews Mountain / Lake ruclips.net/video/L0oevaFWqbg/видео.html
@@steel12city17cowgirl Hog it all and don't divide!
Why split it, it would be my permanent, people avoidance place
That's the one Andy. Unfortunately my plans to move to Maine are back on hold. Will tell you about it next time I'm in the area
Well now, that's something to look forward to, huh...
Check out land, just land in same area with lake lot access! ruclips.net/video/L0oevaFWqbg/видео.html

Looks like they are developing on both sides of this place.
Land, more land and lots of wildlife when you are in Northern Maine, Aroostook County that is the size of CT and RI with only 11 people per square mile. NJ has 1000 people per square mile. 😀
This is the dream !
Maine is one sweet place to vacation and to call home! www.meinmaine.com

Thank you!
if i had money i would buy it in a heart beat
Santa may be bringing you a big check... you have been moderately good this year right? 😁
I love this, I’d sign over my organs I don’t need for something like this
A great deal!
It checks off all the boxes real estate buyer want!
Nice property. Do you have the gps coordinates? Did you have cell service there?
Cell works fine, have Verizon. This property is surveyed. 😀
This is perfect for me. If only it was in North Carolina.
Wished trailer hitches were on all these properties and you could haul them out of state. But you would not be in Maine with all the other perks many states lack!
Thats AWESOME
Maine is an incredible place!
Wonder if the Maine Cabin Masters would be able to complete this project?
That's a good deal
Maine real estate is low cost and high recreational, outdoor value all four seasons!
That's a fantastic property.
How much noise from all those unsightly wind mills?
Did not hear them and I live on Drews Lake, don't hear them.
How is there plumbing all the way out there?
Drilled water well..private septic.
Pure sweetness!!!!!
Nice showing at a reasonable price
