Coming from a builder’s view, this house does have some issues. Correct me if I’m wrong, but it looks to have a pier foundation, which would lead to a nightmare trying to insulate the floor. Or trying to keep the critters out of it. Also, from the back door area construction the kit logs look to be laying on the subfloor which leads to problems trying to keep water away from the logs. The joists there also appear to be rather close to the ground. Perhaps even notched for the gutter drain pipe to fit under. Speaking of notches… I can’t believe whoever built the place notched the perlins above the trusses. Big no no. I’ll stop here as I’m not trying to dump on your listing as it does seem to be in a quiet, pretty area, until someone runs power up the hill anyway.

If it's raining and muddy you are huffing it up that road with your groceries in the muddy months or when that snow begins to thaw . You will have to leave your truck at the bottom walk up and ride your ATV down to the bottom . For someone that just wants a vacation cabin it's great but if you're thinking of a full time place know what you're buying .
39 acres of mixed woods growing in value each year that you can selectively cut for profit. Building a log home like this one and adding the drilled well, concrete septic makes this one a good deal. You are on a mountain top with your wood stove and tapping into that big Maine lake in your lap. Lots of homesteaders buy places like this and love the lifestyle.

Yup. Growing up in central NY, we had our family home wherein my 6 older siblings and I had every connivence one could want in the 60-80s, yet less than 20 miles away, we had our “lake camp”, a 2-3 season structure which was the recipient of continuous, year-round upgrades and enhancements, taking it from an early 1920’s farming homestead to what was ultimately a 4 season lakefront home on 12acres w/ lakefront dock and covered boathouse, 2car garage, 2 baths w/ county electric/gas/water and sewer connectivity…. Ya some states are more affordable than other states. Land in rural areas definitely is less likely to yoyo going up and down with migration.

What are the expected residual costs for the property, ie taxes, utilities once hooked up, etc? Do you have any other information that you can share with us on this? What is the hunting possibilities for that area?

Mosquitoes as voracious as gulf coast alligators . Better than 60 grand to run electrity in. 6-7 thousand for the poles and line, the rest for cutting the trees and brush. More good than bad. .

So as a one time owner of a dream cottage on a lake I have a few pieces of advice. These are not negotiable for your piece of mind. 1: Certificate of location because "sorta" "kinda" is not good enough for property lines. 2: Gov't: This includes zoning, taxes and tax breaks such as "homestead reductions" and "age of buyer" if applicable. Know services and what's possible, expensive and available. Finally are there any restrictions? Collecting your own rainwater seems arbitrary but some areas forbid it. Go figure. 3: Well water testing or whatever your source. Septic tank condition and cost to empty if accessible off grid . 4: Electric and heating and cooling. Is the wiring 220 for ovens and dryers? Is it up to code and inspected? What RV insulation is there including Doors and Windows? A cute fireplace won't cut it for winter heat so now you need to think furnace and heat pump and may as well go central air at the same time. There are gov't programs for these so discuss with a HVAC expert. All these are basics I did not know when I bought in my early 20s with no advice. You might even decide to go new construction using your land if that is an option. Finally if it sounds to cheap to be true.... it is. Be aware when you buy and you will have a peaceful place to enjoy instead of years of fixing and renovation over shoddy work. Good luck.
In Wa state this place would fetch $3-400.000 just on timber alone??! The exceptional "cabin" with complete amenities and MORE is incredible!!? Easily $600,000 in my state!!!
Maine, the prices are divide by three and four compared to most other places. Affordable properties, low crime, less traffic are big reasons people think "what about Maine?"

I live like this Nor cal its a good worthy life not for the meek.... great price lot of land and big house !Cant even touch this for under a mil in the porrest nor cal county!
Impressive property for sure. Question on the roads leading up to the cabin: are they paved? In your narration, you mentioned that you were driving a Jeep and that it seemed to be a fitting vehicle for this type of terrain/area. Underneath the snow, will I find asphalt, gravel, dirt? I'm asking because friends of mine own travel trailers and Winnebago type vehicles and they would have an open invitation to visit. Thank you for this tremendously entertaining video. You provided a nice escape for me on an otherwise mundane day.
It would cost you around 75 grand to run power to that place, I personally would go with DIY Solar Total cost be around $10,000.00 maybe 15,000.00 at the most and get a deisel generator for back up power also, you can buy them used off those Gov. surplus sites cheap. I honestly think a person would have to be crazy to want to hook this off grid cabin up to the grid.
Reducing your need for power is something our energy hungry country needs to do. Hang clothes out on a line to dry not doing laundry with only one pair of jeans for Suzie's big dance tonight takes an easy does it approach to energy consumption!
Wished trailer hitches were on all these properties and you could haul them out of state. But you would not be in Maine with all the other perks many states lack!
Do the same with the jeeps.. Sally was a red 1998 jeep that the kids made lots of trips back and forth to Colorado in. Vader a black one, Celine a white one.
Land, more land and lots of wildlife when you are in Northern Maine, Aroostook County that is the size of CT and RI with only 11 people per square mile. NJ has 1000 people per square mile. 😀

You provided a nice escape for me on an otherwise mundane day.
Gravel three season road...not town maintained.
I looked into Maine in the past and found taxes there are outrageous. How much are the taxes on this property.
Small towns pretty cheap...along the coast...they go up.
Thats AWESOME
Maine is an incredible place!
Lovely property, this should go fast.
Appreciate the like and you checking out the property @chrishalford3858 !
This guy can find me something like this id be happy
This guy is ready to help when the time is right and the coast is clear on your end!
Why do realtors use camera lens that stretches/distorts the real images of rooms to make them look bigger than they are?
Thank you!! Thought I was the only one. Cannot stand those bent pictures.!!
The drone shows you the wide open outdoors of Maine...Welcome to Maine! 🏔
Three or four thousand dollars in solar panels and batteries would power the place up nicely.
That could work!
More like 30k in solar if u need something that will work right
I wish I could afford it! The price is amazing! I work from home so the only concern I would have is connectivity. I guess there is always starlink!
Smaller acreages, something for everyone in all price ranges, locations and types at www.mooersrealty.com
Beautiful property
Thank you!
This is perfect for me. If only it was in North Carolina.
Wished trailer hitches were on all these properties and you could haul them out of state. But you would not be in Maine with all the other perks many states lack!
Nice spot. This guy reminds me of Massad Ayoob
Sorry, don't teach firearm safety or have an ankle holster.
This was definitely a labor of love for someone. Very sad ☹️
Exciting for the next person though! New beginnings from happy endings!
Love it!
Thanks!!

I'd love to live there
That’s a shame it’s just sitting there unused. Hopefully someone buys it and fixes it up to live in.
You are so right Scoob.
Very nice thanks
You are very welcome. Thank you for commenting and stopping by the video channel!
If I were 40 years younger…………
Here that a lot!
Thank you very much!!!!!!
You are most welcome!
I like to name my tools…I named my loppers ‘Cindy’.
Do the same with the jeeps.. Sally was a red 1998 jeep that the kids made lots of trips back and forth to Colorado in. Vader a black one, Celine a white one.
A great deal!
It checks off all the boxes real estate buyer want!
Beautiful, wish I were younger.
I am also scared of bears.
Black bears are nothing like brown bears. Pretty elusive unless you have a bad of jelly filled donuts. 😁
That’s a lot of water in the falls. Must be a large spring.
We are getting rain, not snow in mid December weather.
Looks like they are developing on both sides of this place.
Land, more land and lots of wildlife when you are in Northern Maine, Aroostook County that is the size of CT and RI with only 11 people per square mile. NJ has 1000 people per square mile. 😀
I bet it don't even make it to Friday before it's sold
Emily... too little inventory and this one has all the right junk in all the right places so to speak. Neat property package.
It’s really $69,000? That’s it. I’ll take it right now.
Welcome to low cost Maine real estate!
