When I was younger I went to summer camp in Wyoming where I lived. This camp reminded me of this place I went, granted this is on a smaller scale. Have no idea but if you could start a small camp say a group of campers every two weeks it would be a wonderful place for young kids,

Owning the property but not the road that runs through it hurts the sale and 6 cabins, 2 bathrooms and only one kitchen is another issue. The owner owns thousands of acres and is dumping this property for a good reason. This property is worth closer to 500k
Yeah, exactly. Having others coming through the land you paid a lot for is a no go. Also, it looks like the cabins were put there to up the price. Too close together, no design in their placement, just weird.

The road does not run through the property it is the boundary. It is no different than a town, county or state road frontage.
I used to hunt up about 20 min N of there as a teen for a few years in Drew Plantation. Nice area. Though any place not in or close to Portland or Bangor is usually really nice. Personally I don't like Lincoln which is the closest town to this place iirc but some totally would find it charming. Especially if the stinky mill is gone. But you get used to it. I grew up in Old Town/Bradley very near the mill there so I know it's something you def get used to. Foggy mornings it can be ripe but it's whatever. You'd never smell it from this place. Haha. I promise.

Going up to a family members hunting camp on the shore of Scraggly in a couple weeks. It's about a 12 mile drive in off the main road. Hopefully the roads going in are passable in our rear wheel drive van.

What is the seller smoking? Ridiculous price. Those roads will need a snowmobile in winter. Portland is 200 miles away! You’re almost in Canada.
Owned a 1000 acres with two story lovely cabin, one mile frontage on Chesuncook Lake across Mt Katahdin years ago which was so beautiful and was less expensive than this. Sold it because the out of state hunters would not respect private property. The snow and cold really require a lot of planning. Then in Spring ( mud season), the roads are a mess.
I have more privacy now than when living away from everything. Looking for land for my sister but wish I had seen the price before watching the whole video.

Totally ridiculous, you have 645 acres and the cabins are basically on top of each other! Twenty ft from your neighbor with no privacy at all! Zero ambiance, no Maine vibe, it looks like the creator has never spent a night in a cabin! If this property is meant to capture someone with it's charm and coziness, it sure misses the mark. Needs alot of work to make it a viable, attractive place. I was born and lived my entire life in the Maine woods.
I too have lived here my entire life and have been marketing real estate for almost 40 of them. I think this is a good start on a family or group retreat or a recreational sporting business.

You need permission to stock fish in it from the state. The state doesn’t want you putting invasive species in it. Clean your ears out once a leap year.

No need to get into an argument here. This pond, while private because of its size, does have an outlet that flows into other water bodies. The state controls stockings so that we do not harm the native species with invasive species. Hope that clears it up, and please be kind to one another.
