    You’re on the outside riverbank of a curve in the mighty Fraser. You can see the shore is being actively eroded. Don’t sink too much into this project man.

    If the ceiling is that low upstairs I'd cut in a shed dormer. It would be pretty inexpensive with minimal/no waste of existing framing and minimal materials for the pony wall. If you don't do this you will spend the rest of your time there bumping your head on the ceiling and wishing you had.
    $10k cad is a steal for anyone willing to put in the work! Great find!

    I am 75 years young….built or rehabbed 6 homesteads, Colorado, Texas, Tennessee, New Mexico and my current casa in north central nevada…..I look back and can’t believe I did all that…..and realize I did …you my friend are living the adventure, enjoy it while you can ….because the road less traveled gives the most pleasure and always know the road does have an ending.blessings to you

      @@Jessersadler my favorite…hmmmmm I guess where I am now, because the climate of high mountain plains, the lack of people especially socialists makes this more like country living 50 years ago. Colorado was the worst with its stupid laws and kommifornia transplants absolutely destroyed the state.

      I regret not doing that sooner. Now at 72 I live in a small town I can't connect with, so I'm going to be looking for a deal I can move into for my forever home. I bought my current home with the idea I would work 2 more years and fix it up with cash before retiring here. I retired early and don't like my neighbors. I don't look forward to another move at my age, but want a place with a more amenable community nearby.

      @metalover2 I reached out to Dustin probably a couple years ago on messenger saying the exact same thing and to my surprise he responded. Awesome, down to earth dude. I started watching MAV and Dustin about the same time during the pandemic and MAV went from like 41k to over 2.6 million subscribers while Dustin went from about 70k to 270k. I'm not sure if it's because Dustin is in Canada, maybe the algorithm doesn't share/recommend his videos as much but it's been awesome to watch his channel grow so much regardless. The Story Till Now is another Canadian RUclips channel I enjoy and their cinematography, done game, and narration is strong but still I think they're only around 300k. Hopefully they get 10x as big someday because they deserve it.

      They will come! Jenna Phipps in BC was a crochet and knit RUclipsr with a few thousand subscribers when she bought a derelict house and started tearing into it. Her subscribers went to a million in a matter of weeks!

    If you achieve anything even remotely as wonderful as the rig is, this is going to be one heckuva project.
    Let us pray there is no blockage of the river upstream causing a natural dam break like earlier this summer.
    Your home is very vulnerable to a natural disaster.

      Yeah I noticed a fence along the property dropping down towards the river. That also might have influenced the sale price. Most rural places face some level of risk though and it’s a beautiful spot.

      I'm dreaming of doing the same thing as soon as I can find cheap land also.
      But I'm a lot older, single, female and physically limited. So, my adventure will be interesting to accomplish. I'm watching to see if I can get some tips & tricks to help me along my adventure.

    The gorgeous view comes with some risks, as I'm sure you know. Just make sure you have a go bag, know your way to higher ground, and stay on top of flood warnings. As the saying goes, "don't be scared, be prepared."
    In a flood situation, the force of the water will hit the outside of the river bend the hardest and try to erode your land away. Fortunately, big floods like that usually come with ample warning, and both of the record floods on the Fraser river happened from the snow melt in May, so you should have plenty of lead time to know if the big one is coming.
    Rivers are amazing, beautiful, and powerful, and I'm sure it is an awe-inspiring feeling to wake up next to one every day. You can still build something beautiful there even if it won't last forever. I just want you to stay safe as well.

    You need to spray a sealer on every thing inside. I use Weldbond white glue mixed 50/50 with water. It will trap the pee smell and everything else into the wood. Just use a garden sprayer or a stucco brush to apply. I did 2 coats on my rental home plywood floor. It had dog pee on every carpet covered area. Up came the carpet, and then i sealed the plywood..
    I also sealed the plywood under the old on suite toilet, to water proof the plywood and to stop rot.
    I also use a product called "Mold Control" works great for killing mold spores.

      So the weldbond glue and water seals but keeps the appearance of wood if the areas are left exposed. It probably seals moisture seals better than primer. Nice

      I was thinking that as well. He seemed to be hanging out around a couple and this was one of them. Never lived on a major river, but being that close I would be worried about erosion.

    Another awesome project. Once you have made your new place more liveable and have the time, you want to consider planting willow/cottonwood cuttings in select areas along the river bank below your place. Although there appears to be some bedrock showing along the riverbank, there is evidence of erosion. I would suggest you approach the Ministry of the Environment for ideas and authorization. As your neighbors' properties are experiencing similar erosion issues, they may want to get involved. I know that riverbank erosion is a natural and never-ending phenomenon, but I think it's worth a try. I look forward to watching your vlogs from my home in Prince George, BC.     One of my biggest regrets was not doing just that when I was 30.
    Hint: Cover your burn pile with tarp and by next spring it will be dry and burn fully. Get tarp material from your local building supply place from what they cover the lumber with that tarp they just toss it anyway. The small tears in the tarp do not matter just to cover your burn pile.

    Very nice place you bought !! The place we bought was an acreage. The house , shop and hip roof barn were built in 1940. We restored all three and got rid of everything else. It’s our home and we’re staying !!

    That cabin looks like some thought offgrid would be great. Built the hut, insulated the main room, spent a winter there then decided "Like Hell, I'm going home".

    Dustin. I’m a little late to the comment party (life stuff). I didn’t look through all the comments, so I’m hoping you see, and address this question (either with a response or follow up commentary in a future Lot 32 video): Do you have any concerns for part of, if not all of your property being eroded away from something like a massive flooding event of the Frasier? If not, please explain why. You’ve chronicled a lot of properties/homes lost to river erosion, even how waterways can drastically change course, like what what you captured season before this one, below the Salmon Glacier in the video “Decades Carried on the Ice | Remarkable Glacier Activity | Destination Adventure.” Anywho, I hope this finds you well and congratulations on your own little, literal slice ◀️ of heaven!

    4 years ago I bought a fixer on a small unnamed body of water in AB. Labour intensive…… fix what I can with cash ….. no debt…. And the evening sunset fires by the water are priceless therapy. So happy for you !!!

    We are excited for you 2 also. It's good to have a home base. We started traveling in our ATW in 2017 fulltime with the intent of finding property. Found raw 40 acres in Wyoming and have been slow building our dream ever since. It is a wonderful adventure and alot of work but the personal growth and satifaction is a dream come true.

    We lived off grid for 6 years outside of Yellowknife! It is a wonderful life and way more possible then most folks realize. Lithium batteries are dirt cheap now as are solar panels.

    Congratulations! I grew up in Bella Coola (now living in SK). You definitely got me thinking of my options for owning a piece of home. I’m SK, I bought a 1916 house for 9,000. People thought I was crazy but now 10 years later and a lot of sweat equity, I have my dream home/homestead. I look forward to all the videos in this series (always enjoy your content). And I absolutely loved the background story. Very cool

    A home base is important. Even a tiny home. A feel a next step is property with a garage a tiny home and small footprint. Minimal expense. Then the world is your oyster. Good luck👍👍

    Growing up in BC there's lots to choose from but at the top of my list it's the Fraser and especially where it runs through the Cariboo-Chilcotin.Well done Dustin you deserve it --renovating one's own place is the bomb and your creativity and problem solving abilities will be fun to watch as this project rolls along.

    If the building is still there after all these years your on the high side of the river and it flows in
    The right direction so you are not loosing ground in a flood. You seem smart enough to have thought about that. Well done. First time I have come across your channel.

    We all remember when our mothers would look in your room and say, "This place is a dump' ! No, that place was a dump. Who ever left your new place like that had to really work hard to get it that junked up. I was surprised that the it ended looking pretty darn good after cleaning and getting it down to the shell. I think you are going to end up with a nice and comfortable place,

    I would highly reccomend making a food forest, that way it can grow fruits and veggies while you are travelling and you can come back and have a bunch of ripe foods to choose from!
