    Illinois is approaching a failed state event. One of the reasons is the government pension plans, which were quite generous, and now the taxpayers are expected to foot the bill. I think there has been quite a lot of out migration from the state, and rightly so. Let the state collapse, and start over again.

      This is a Cook Co problem, not so much an IL problem. People think property taxes are driven by the state, not so. Look at your bill to see the state portion - it's small. People have been scapegoating public workers but the problem started with corrupt Republican George Ryan who wanted to divert investment funds to his cronies and supporters as payback. Blago continued the practice. And the Gen Assembly, despite ludicrously generous pensions for themselves, played along. In short the employer contributions they were supposed to make never happened - in private sector people might go to prison for this fraud - not here. The real problem is systemic abuse of social welfare in IL. Millions getting free money.

      Ask that question, who owns this piece of real estate? How did the state get superior title? I asked it of our country assessor. The revenue code in Ca says "all property 'in this state' is taxable." I asked the assessor how he put my house "in this state?" He said, " we went by the deed you filed with the county recorder." So I put my property "in this state." It is the same with income taxes. Only you are stating you had income, no one else is.

In In the majority of some states,the tax collector will initially sell the tax lien in a tax lien sale. Then, if you don't pay off the lien, the tax collector can sell your home in a tax deed sale. And that’s were I come in😉

America is a communist country by definition as the state holds superior title to all property. The most important piece of property is you, the state asserts ownership of you as evidenced by their claim on your labor. Ownership of another defines the act of slavery.

    Schools and the city have got to learn to live within their means, like ordinary households do. No one has as much much money as they want. It seems that the schools and the city have missed that part of the lesson, and still think that they can spend as much as they want, and the taxpayers will pay for it. Legislation is needed capping property tax increases to 3% per year, and then the city and the schools will get the message that either they live within their means or go bankrupt. This has always been the reality for everyone else.

      schools are already incredibly underfunded. teachers underpaid and overworked and student's not receiving adequate resources. the problem is not the schools needing money. the problem is these taxes aren't even going to the schools. there is no way teachers making less than 40k are benefitting from these tax hikes that are ''going to the schools''

    It's the same thing here in Texas. I was told that house value increased 20 thousand dollars due to improvements. I went to talk to an appraiser about how they got the 20 thousand number due to the fact there has been no improvements in 10 years. He fumbled around and went on to pull up a photo from 1999. 🤣

      We got no improvements here either. Other people remodeled and did improve their property, but their taxes and valuation didn't go up like ours did. The appraiser was not objective at all. It's like he rolled the dice to see whose would go up.

    It's not just Chicago. I live in St. Paul, MN. This year alone, my homeowner's insurance went up 24%, property tax went up 27% (last year was 33% for a total of 60% just in the last 2 years). My $80,000 rundown home I bought decades ago now they said is worth $250,000 but my property tax is equal to those nice, huge half a million dollar homes in the suburbs. There isn't even that many jobs in St. Paul. These actions taken by the city council will only expedite people's exodus out of St. Paul.

    The appeal process also can take 1.5 years to complete in cook. The terrible part, is that they've increased some homeowners taxes by 300-400 percent, and that still needs to be paid, regardless of whether you're in the appeal process. Some had a tax bill of 3k, and it shot up to 10k. They want homeowners to come up with an extra 600 a month?

      Try 3-4 years to get to PTAB, which is where the relief comes. My tax attorney said the current tax assessor is attempting to get rid of PTAB.

      1 Chicago Public School teacher just retired and gets $6000 a month pension.
      In 10 months she will have gotten all she paid into for 30 years.

Toward the end in Chicago my block saw new houses being constructed practically every month. Selling for massive amounts. A few residents who bought some of those new houses didn't want any renters on the block either. Shame I would have liked to stay, born and raises in Chicago, guess it was time to move on.

    Her home value doubled in 1 year? That's impossible. Edit; - that's just negligent accounting. It took her over 20 yrs to reach $101,000 value and 1 yr later it was $260,000?     11 years ago my late husband and I bought our very first home, which was in Oak Lawn, the town where he grew up. After he passed away, I eventually moved downstate. No place is perfect, but it seems like getting out of Cook County in general, and Oak Lawn in specific, was a great idea.

    I know Illinois has high property taxes. But other states are very high. Like my friend in New Hampshire her property taxes are $9,000 per year. Texas has sky high property taxes. Even AZ a friend of mine said their property taxes are going from 3 k a year to 5,500 is going on everywhere Uhgg

    I don't live in Illinois, but I have family there. Just watching these videos on property taxes has been going on for years. Isn't Illinois badly in debt? The property taxes may be a way for Illinois to get more revenue. I wouldn't be surprised if more people leave in droves and they already are, which is increasing the tax burden for the ones left behind.

    If you don't appeal to the State legislature and Governor to pass a law capping the amount property tax increase per year this will continue to happen. This happened in Texas and the Governor responded. If they refuse vote them out of office.... Don't allow them to remain in office and reek havoc.

      No - you should have stopped at "capping the amount of property tax"(es) period. This should be the last time they ever have to raise them. They took enough for the rest of our lives. I'm not kidding. If taxes continue to rise in any way shape or form, we'll go broke - but they seem to rise exponentially - faster and faster at a higher and higher rate.

      So now she is paying her fair share - someone has to pay for the teachers, police, firemen, social workers, streets & san.
      Remember lightfoot has made it her business to drive businesses out of chicago. She would not let businesses open up because of covid - so the citizens have to make up the tax shortfall.

    Many places property taxes are too high, they're based on the value of your home. Home values almost doubled in the last 5 years, therefore taxes are going to go up.

      I don't live in Illinois, so maybe I just don't understand how they do things there, but I don't understand why increased property values would cause property taxes to increase. The rate of taxation on the assessed value is not set in stone. It is, or ought to be, adjusted up or down each year to bring in the amount of taxes needed to fund the budgeted spending. So if property values have increased sharply across the board, but spending has remained relatively stable, all that means is that the rate of taxation would be set lower (on the now higher values) than the previous year to bring in the needed revenue, but overall, the tax on each property shouldn't increase that much. So in that case, if taxes on each property are increasing sharply on most properties, that isn't caused by higher property values, but it is caused by sharply higher spending by the government. I don't know if that's the situation that's happening in Cook County or not. On the other hand, if these massive tax increases are actually confined to a relatively limited number of properties due to the value of those properties increasing significantly more than the increases for the typical property, then that's a different issue, and in that case I can understand why those properties might have a substantially larger increase than most properties.

    Well it's happening everywhere. Schools are not the problem. The problem is the low inventory of houses and the high demand for housing in 2021-2022 when interest rates were low which drove up house prices. Now, even though interest rates have increased, inventory is still low, and buyers aren't buying, housing values are still high and have not lost much value. Also, when you consider that blue states are losing their population to red states, they still have to maintain the property taxes to pay for services and materials that have increased due to inflation. So less people have to pay increased property taxes to make up for the population they lost. You can blame the inflation on the Democrats that these blue states residents put into office. So don't cry about it. You blue states got what you voted for.

    I live on the 5400 block of North ave(not far from her) That lady in pink is confused. Her house value already was on the verge of $300,000, this area is really not a food desert(unless she's talking about the closure of Food-4-less). What's going to happen is that she's going to move to the area on the southside where property taxes are getting dirt cheap, and the older Latinos from the North will move here, because their taxes are going up to 100%. The taxes didn't cause any of this, this has been going on in this are since 2010. It's just a demographic shift. If she hold out for 5 years she might be able to sell her bungalow home for $500,000 easy.

    The time interval between property re-evaluation was delayed well beyond the standard of practice maximum 10 years , thus , the increase reflects a catchup to current value. This has been happening in urban municipalities for 40 years

FYI city hall needed 93 million more this year in operating costs and the schools needed about 113 million more this year for operating costs.
