    The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

      It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

      For you to grow your portfolio in today's market, you really need to be coachable and willing to get off your high horses. I for example, have managed to grow mine from $150k to 300% of my initial deposit within the past 8 months just by copying trades from a broker that has better skillset and technical know-how than me.

Chicago is a terrible place to live primarily because of Democrats. Cook County is a terrible place to live because of Democrats. Illinois is an extension of this. I know many people now that have moved out of Illinois to NW Indiana, Tennessee, Texas, Arizona and Florida. None of them regret it and the list of people keeps growing each year. We are planning a move to NW Indiana also and I have had family in Chicago for over 100 years. You can move 45 mins outside of Chicago to NW Indiana for a fraction of the cost of living and crime. You move 45 mins outside of Chicago in Illinois and you are looking at $10k plus in property taxes on a decent house.

    PSA: MOVE! My yearly properly taxes in Lake County, Indiana are a fraction of what you pay. 7% sales tax, no sales tax on food, no influx of illegal migrants, although there are some here, just not supported by our local government. I pay about $37 a year for my license plates, no city sticker, no parking meters, no boot crews, cheaper gas, cheaper cost of living, we have beaches, lots of lake front entertainment, the dunes, etc. It's not perfect, but it's nowhere near as bad as crook county, IL.

      You're asking the wrong question. The question you should be asking is, why isn't cook county cutting its budget? It's the politicians that are running things and those people are who vote to raise property taxes on everyone and everything that are to blame. Everyone sees these officials wearing suits while sitting in plush leather chairs behind fancy desks in cozy offices, right? Those people aren't buying those chairs and desks with their own money. Meanwhile they're allocating money for people who came here unlawfully and are on welfare... think about it. People need to start voting differently if they want different results.

      Renting is alright still but I agree. The thing is…every state sucks. They all have bad and good. Car registration is only $150 per year which is very low. In Colorado, you have to pay a percentage of the value of the car and it’s a lot more

    For many years i had a business in Springfield IL. Property taxes were insane, and they went up every year. I met with the Sangamon County tax assessors. They are an entrenched cabal with lifetime jobs and security. They have one goal, and that is to increase taxes as much as possible. At one Sangamon County govt building (local courts building i believe it was) I witnessed multitudes of govt employees sitting at their desks, staring at computer screens and doing nothing. I sold that business and left IL forever.

    7 I live in oak forest. My second installment went up $1400. I am a senior citizen 72 years old. I've lived here for over 9 years. Unfortunate day, my mother owned the property until she passed away and then it was transferred to me. Now they're saying I have to live here 2 years before I get a senior I paid the taxes for the last 9 years. This is ridiculous. I'm seriously thinking about leaving Illinois.
    I'm paying this much taxes on a 35-year-old building.I have no children nothing

    I live in Gilbert, Arizona. My property taxes are about $1,700 a year. I wouldn’t recommend anyone moving here due to the brutally hot weather and lack of rain, but that’s an insane amount of money. I gotta go take another cold shower now to wash off the dust and cool off. 😂

      @@mattypants As of August 2023 (one year ago), "According to officials, Illinois and the city of Chicago have spent $350 million on the migrant crisis." So easily double that now. Chicago's population is only 2.7M. So figure a minimum of $250 per citizen. Not all citizens pay tax in Chicago, so it's probably closer to $500 per taxpayer.

      I’ve been a renter for the past 14 years. Shopping for a home finally. The huge downside of renting is you don’t gain equity. One of the easiest ways to create generational wealth for your family is in real estate.
      There is a reason Black Rock and State Street has begun buying entire subdivisions out to rent them to us. They realize they don’t want us to have that ability for generational wealth. Trying everything they can to crush the middle class so nothing is left.

      Illinois homes are not high at all. They are depressed if anything. My old home in Manteno Illinois was only worth $320 K after 22 years of ownership and I paid $260K for it. $60K in 22 years. Thats Crap. That same home in St.John , Indiana is worth $600K. and the taxes are 1/2 that of Illinois. I know, I moved 3 years ago.

    It's the IL state pensions. The pensions accrued large benefits for decades without setting aside enough money to eventually cover the benefits. Now, that the pensions need to be paid out, more funding needs to be collected.

    I live in Illinois. Property taxes are outragious all over Illinois. I know many people that has to work 2, 3 jobs 7 days a week just to pay their property taxes. Blame the democratic party! Some day maybe people will wake up to who is the blame. I'm sure property taxes are super high in the Chicago land area. I'm glad I live in a small town far away from any big city. Trump 2024!

I'm 68 years old, and back in 1982 when I was married we had a beautiful $80,000.00 home in the country. Back then our property taxes was only $750.00 a year. Very reasonable! That same house today would be over $5,000.00 in property taxes. And the wages haven't went up that much to keep up with the cost of living. Also back then my former wife and I was making $60,000.00 a year together. We lived on one check! And we had a brand new car and new truck, Ford F250. Back then you could buy a nice new car or truck for under $10,000.00. Those were the good old days! But those days are gone forever. The American dream of owning a home has been dead for a long time. Our taxes have taxes on our taxes. America has become England reborn. Worse! What our founding fathers were running from. Taxes are raised for growing government bigger. We the people have to foot the bill for bigger government. I research and read about history. I do not like what I've learned. Nothing I can do about it. We are just small fish in an ocean of sharks.       Yup. I researched the decline of Harvey, Gary, and Detroit. Legacy eruption (with a “C”) coupled with extractive property taxes due to same. A negative feed back loop, but its exponential-The fall accelerates ever faster. That’s why Harvey was thriving in ‘70, then its mall used as a punchline in a movie by ‘80.

    Kaegi declined to state that prior to this, he increased commercial property taxes. Now that commercial property owners (which includes small family businesses) had taxes reduced slightly, he’s blaming Walmart and Home Depot. It’s the Illinois senators and representatives that approve the budgets. Everyone needs to get on the phone with their Illinois senators and representatives and tell them to prepare a bill that reduces the budget in their district. School districts can have resources consolidated and public pensions should have caps on the amount that taxpayers contribute.

    One thing that I don't see this segment addressing is the fact that in the Chicago suburbs, home values have skyrocketed at an unsustainable rate for the last 4 years. A Home that would have sold for $300k in 2020 will easily fetch $550k now. Nothing significant is going to be done to reduce the tax burden on homeowners until residents start fleeing the state in large numbers. And given the current state of the housing market, that is simply not happening.

    What do non-citizens pay? Can you imagine paying these properties taxes, paying taxes on everything except for breathing? I did a land value complaint. My land supposedly went up 900 percent. Did you read that? And my property value went up over 100,000 dollars. How? In this economy, post covid with inflation, how? They need money for pensions, the coming burden on the school system etc. and the middle class is going to pay for it until they crush the middle class into non-existence. Why not use the 100’s of millions they are spending on non-citizens to give the citizens a break? I’m tired of this. Streets suck, schools suck, our politicians… They are working against us and not for us.

      It makes zero sense to come on here defending those poor billion dollar corps. Lower overhead won't translate to lower costs, it's all about what in their words the consumer is willing to pay.

    Southern Illinois here. Voted red my whole life, county votes red, surrounding counties vote red, but we still suffer because Chicago. Those who say "you get what you vote for" have a special evil coming their way because no one from central illinois down voted for this

    It’s happening all over, here in ga taxes and insurance just jumped sky high mortgage suddenly jumped 600 dollars without warning, also with 100% VA disability rating and exemption. No increase in income. They don’t care its pay up or else, At this rate going to be homeless.

    Mine went up $500 for 2024. The average property tax rate in Orland Park is 2.41%, while the county average is 2.68%. The lady above must have a very nice house. My property tax rate is 2.63% and I pay $6200 a year.

    The librarian for the school district retired and makes between 120,000 and $130,000 a year in retirement. That goes up 3% every year for the rest of her life and includes free healthcare. Don’t complain about your property taxes. She needs to make some serious money from her pension on the back of the taxpayer.

    They are increasing property taxes because majority of the higher income earners left the state. I used to live in Peoria, IL and we moved here to Vegas 2020. We sold our house in Peoria and had a home built here in Las Vegas. Our property taxes in IL was $2200/yr for a $70k home. And our property taxes her in Vegas is $2700/yr for a $492k home! Illinois is highway robbery! If you can, move somewhere that doesn't have State taxes, like Nevada. We never thought we'd be here but it's been great All 4 yrs. God bless you all.
